Data Centers Continue to Drive Nonresidential Construction Spending

Data-center construction is rising sharply, but it is only one part of a mixed U.S. nonresidential market. Here’s how to read the latest spending figures and forecasts.

Data centers are a powerful growth engine within U.S. nonresidential construction, but the wider market is not uniformly strong. The latest Census release listing covers August 2026, when total nonresidential construction spending ran at a seasonally adjusted annual rate of $1,308.532 billion. Detailed data-center figures show a sharp rise, while the American Institute of Architects’ July forecast points to a split market: data-center construction is expected to grow as many other building categories face pressure.

What the latest spending figures show

The U.S. Census Bureau’s Value of Construction Put in Place program tracks construction work completed, with monthly tables available on seasonally adjusted annual-rate and not-seasonally-adjusted bases. The latest release listed in the available data is August 2026. Census-sourced figures published by the Federal Reserve Bank of St. Louis put total nonresidential construction spending at $1,308,532 million on a seasonally adjusted annual-rate basis that month.

That total is not the amount spent during August or a realized full-year total. An annual rate expresses the pace implied by the month’s activity if it continued for a year.

For data centers specifically, the latest detailed figure cited here is secondary reporting of Census tables: Tom’s Hardware reported that private data-center construction reached an $84.95 billion annual pace in August 2026, more than 73% above August 2025. The figure should be understood as an annualized pace, not as August’s cash outlay. The report also said data centers represented roughly 63% of private office construction at that August pace; that denominator is private office construction, not all nonresidential construction.

Why the data-center figures are not one continuous series

Different figures describe different months and scopes. The Associated General Contractors of America (AGC), using Census data, reported a May 2026 seasonally adjusted annual rate of $59.3 billion for data-center construction, up 23% from May 2025. AGC estimated that data centers accounted for about 8.0% of private nonresidential construction spending in May. Those May figures should not be directly joined to the August estimate as if the two sources supplied a like-for-like time series.

Figure Period and measure What it describes
$1,308,532 million August 2026; seasonally adjusted annual rate Total U.S. nonresidential construction spending, from Census-sourced data published by FRED.
$59.3 billion; up 23% year over year May 2026; seasonally adjusted annual rate and comparison with May 2025 Data-center construction, as reported by AGC using Census data.
About 8.0% May 2026 Data centers’ share of private nonresidential construction spending, as estimated by AGC.
$84.95 billion annual pace; more than 73% year-over-year growth August 2026; annualized pace and comparison with August 2025 Private data-center construction, as Tom’s Hardware reported from detailed Census tables.
Roughly 63% August 2026; share at the reported annual pace Data centers’ share of private office construction, as reported by Tom’s Hardware—not their share of all nonresidential construction.

These values differ in period, denominator, source, and reporting status. Census observations, a trade association’s summaries of Census data, and a secondary report of detailed tables should be identified as such rather than blended into a single trend line.

Why data-center projects can support construction activity

Data centers require more than a conventional building shell. AGC describes projects involving specialized electrical systems, backup generation, cooling equipment, fiber connectivity, security, and utility infrastructure. That complexity can create work for multiple construction trades and suppliers, alongside direct activity at the site and associated local spending.

It does not mean every nonresidential category is expanding. In May 2026, AGC’s Outlook Survey found that 57% of contractors expected the available dollar value of data-center projects in 2026 to exceed 2025. That is a survey of contractor expectations, not a measurement of completed construction.

What the outlook says—and where it is weaker

The July 2026 American Institute of Architects Consensus Construction Forecast panel projected data-center construction-spending growth of 33% in 2026 and 25% in 2027. It put data centers at approximately 8% of all nonresidential building spending by 2027. These are forecasts, not Census observations.

The same outlook describes a divided market. AIA estimated that nominal nonresidential building spending fell 7% in the first five months of 2026 compared with the same period in 2025, and said nearly all of its upgrade to the commercial spending outlook was attributable to data-center activity. Its account characterizes data centers and selected institutional categories as more resilient while manufacturing and traditional offices face declines.

The forecast panel averages submitted projections, reports nominal values that are not adjusted for inflation, and notes that some nonresidential categories lack standard definitions. Its estimates are useful for understanding expectations, but they are not guarantees or directly interchangeable with monthly Census spending data.

What construction spending leaves out

Construction spending measures the value of construction put in place, not the full cost of building or operating a data center. The August report notes that servers and racks installed inside a facility are not counted in the building-construction figure. Power infrastructure is also classified separately from data-center buildings. A construction-spending increase therefore signals more building activity; on its own, it does not measure total data-center or AI investment.

How to read the next figures

When a new monthly estimate appears, compare like with like: check the month, whether the number is an annualized rate or an unadjusted amount, and whether it covers private data centers, all private nonresidential work, or total nonresidential construction. Also check whether the figure is an official Census table, a trade-group summary, a secondary account, or a forecast. Those distinctions determine what the number can—and cannot—show.
