Cuore Cumbres is a proposed mixed-use development in Cumbres, Cancún, with residential apartments, boutique offices and commercial premises. Its public materials show construction progress, but the latest detailed figures available here cover March 2026—not the project’s current October 2026 status. Buyers should also resolve a conflicting delivery schedule: the apartment sales page says autumn 2027, while an October 8, 2026, company release says spring 2028.
What is Cuore Cumbres?
Metric Development describes Cuore Cumbres as a residential, corporate and commercial project in Cumbres, Cancún, Quintana Roo. Its project listing identifies 102 residential apartments, 26 boutique offices and 3 commercial units. These are project specifications published by the developer, not independently verified occupancy or completion figures. Metric Development’s update titled “Avance de Obra Marzo 2026,” posted April 9, reports work performed during March 2026. It lists preliminary works and deep foundations as complete, shallow foundations at 98%, structure at 19%, and installations at 2%. The update also reports 1,072 m² of slabs poured across levels N1, N2 and ramps.
These are stage-by-stage figures for the stated reporting period. They are not an overall project-completion percentage, an October 2026 status, or an independent inspection. The October 8 company release says progress videos are shared and links to an August 2026 video, but its text does not provide a new overall completion figure. Ask for the latest dated construction report and find out who prepared or verified it. Metric Development’s March 2026 construction update.

When are Cuore Cumbres apartments scheduled for delivery?
The public dates conflict. Cuore’s two-bedroom sales page states that delivery is scheduled for autumn 2027; an Eleva Capital Group press release dated October 8, 2026, says the project is moving toward spring 2028. Neither date should be treated as the operative contractual commitment without checking current purchase documents.
Ask the seller to identify the delivery date in the proposed purchase agreement and explain the consequences of delay, including any applicable remedies. The two-bedroom sales page and Eleva Capital Group’s October 8, 2026, release state the differing schedules.

What apartment layouts and prices are shown?
The official two-bedroom page displays a price range of MXN 7.2–9.5 million. It lists a 2-bedroom, 2-bath layout from 133.20 m² and a 2-bedroom, 2.5-bath layout from 124.67 m². Both are described as having an equipped kitchen, living and dining areas, a terrace, a laundry area and bedroom closets.
The published range is a sales-page snapshot, not confirmation that a particular unit remains available at a stated price. The page asks prospective buyers to contact an advisor for current availability, pricing and a visit. What amenities are proposed?
Metric Development lists an equipped gym, lap pool, swimming pool, co-work area, jacuzzi, bar, sun deck, lounge rooms, grills, pet area, outdoor play area, children’s pool and playroom. These are developer-listed project amenities. Cuore’s website says elements or specifications may change without notice and that images are conceptual illustrations that may differ from the finished project. Ask which amenities and specifications are incorporated into binding purchase documents, and request the maintenance-fee terms. - Which specific units are available, and what are their dated asking prices?
- What reservation payment and staged payment plan apply? Are financing conditions, cancellation rights and refund terms stated in writing?
- What delivery date does the purchase agreement commit to, and what remedy applies if delivery is delayed?
- What is the latest dated construction update, and who prepared or independently verified it?
- What maintenance fees, parking allocation, taxes and closing costs apply to the unit?
- Are the advertised amenities, finishes and specifications included in binding purchase documents?
Do the investment claims establish expected returns?
Eleva Capital Group’s October 8 release presents the development as an investment opportunity and discusses leasing, resale, appreciation, demand and capital protection. Those are the issuer’s promotional claims; the sources cited here do not establish rental yields, occupancy, appreciation forecasts, resale liquidity or reduced investment risk. The quoted release attributes a statement about investment certainty to Roberta Wohler, Eleva Capital Group’s Director of Sales; it is promotional commentary, not independent evidence of performance. Assess any investment case using unit-specific costs, written contract terms and independently verifiable market evidence rather than treating projected returns as assured.
