Coulter Place is a five-story, 131-apartment mixed-use development at Suburban Square in Ardmore, Pennsylvania. Completed in early 2026 according to developer Bozzuto, it pairs apartments with street-level retail, below-grade parking and extensive resident amenities. Engineering News-Record named it an Award of Merit in the Residential/Hospitality category of its 2026 East Best Projects.
What is Coulter Place?
Coulter Place is located at 115 Coulter Avenue, Ardmore, PA 19003, within or adjacent to Suburban Square, an open-air retail and dining center. The project brings housing, retail and resident services together in a five-story building in the heart of the Main Line shopping destination.
Bozzuto identifies Kimco Realty as owner, Bozzuto as a development partner and Bozzuto Construction as general contractor. JKRP Architects led the design. ENR also lists Langan Engineering for civil engineering, Mahan Rykiel Associates for landscape architecture and MaGrann Consulting for sustainability. Bozzuto’s project page and JKRP Architects’ project page describe the development and its team.
How is the building organized?
Apartments and parking
The development contains 131 market-rate apartments in one-, two- and three-bedroom layouts. JKRP describes four residential floors above a concrete podium, with one level of residential parking below grade. Bozzuto reports 208 underground parking spaces and a wood-framed structure over the podium.

Why did Coulter Place receive an ENR award?
ENR named Coulter Place an Award of Merit in the Residential/Hospitality category of its 2026 East Best Projects program. ENR’s project account also describes a significant excavation and haul-off challenge: more than 25,000 cubic yards of material had to be removed, and when the initially scheduled dump site became unavailable, the team coordinated an alternate site to keep work moving. See ENR’s Coulter Place award entry for the award and project summary.
