Construction is underway on 34 new council homes at two sites in north Powys: 16 bungalows at the former Gungrog School site in Welshpool and 18 mixed-type homes near Maes yr Esgob in Llanrhaeadr-ym-Mochnant. Powys County Council announced the start on 8 October 2026; it says the homes will be council-owned and managed, with allocations made through the Common Housing Register.
Where are the new homes being built?
The two developments are in north Powys, at the former Gungrog School site in Welshpool and on land near the Maes yr Esgob estate in Llanrhaeadr-ym-Mochnant. Powys County Council reported that work had started at both locations in its 8 October 2026 announcement. Read the council announcement.

What is planned at each site?
| Location | Homes planned | Planned housing type |
|---|---|---|
| Former Gungrog School site, Welshpool | 16 | Bungalows |
| Near Maes yr Esgob, Llanrhaeadr-ym-Mochnant | 18 | One-, two- and three-bedroom houses and bungalows, plus one-bedroom flats. The council announcement does not state how many of each type. |
The two sites together account for the 34 homes in the council’s announcement. The larger number at Llanrhaeadr-ym-Mochnant does not indicate an even split among the listed property types; no breakdown is given.
Who is building and who will manage the homes?
Powys County Council says it is working with SJ Roberts Construction Ltd. The project is part-funded by the Welsh Government. The council will own and manage the homes, which it says will be allocated through the Common Housing Register. This is a council housing development, not a scheme of homes advertised for general purchase or direct letting.

How can I apply for a Powys council home?
The council identifies the Common Housing Register as the route for allocation. Its construction announcement does not provide eligibility rules, application instructions, rents or an opening date for applications. For current requirements and application steps, check Powys County Council’s housing-register information before applying.
What is known about energy efficiency and timing?
The council describes the homes as designed to be high-quality and energy-efficient. The announcement gives no EPC rating, technical specification or forecast energy-bill saving, so those details cannot be confirmed from the published project information. It also does not state a completion date.
