Construction is underway on Canvas, a planned 227-apartment development at 8036 Metcalf Avenue in downtown Overland Park, Kansas. Hunt Midwest announced the groundbreaking on October 5, 2026, and estimates the project will open in early 2029. The plan combines one- and two-bedroom residences with ground-floor retail and restaurant space and a range of resident amenities.
What is being built at 8036 Metcalf Avenue?
Canvas is a new apartment development by Hunt Midwest on a currently vacant lot. The developer describes the infill project as a connection between the Metcalf corridor and downtown Overland Park, with a design intended to fit the existing streetscape. It is across from The Vue, Hunt Midwest’s earlier multifamily development, completed in 2019. Hunt Midwest’s October 5 announcement and KSHB’s local report identify the project and location.
The development plan calls for 227 one- and two-bedroom residences. The available project information does not specify how many units will have each bedroom count.
What amenities and commercial space are planned?
Hunt Midwest says more than 5,000 square feet of ground-floor space is planned for retail and restaurants. No commercial tenants have been named in the available announcements.

What the announcement does—and does not—establish
The project details, planned features, parking, and early 2029 estimate come primarily from Hunt Midwest; KSHB corroborates the central project facts. The available reports do not state rents, the unit breakdown by bedroom count, project cost, named retail tenants, or leasing arrangements, and they do not independently verify approvals or the opening schedule.
Hunt Midwest also says it will contribute $5,000 annually to Friends of Johnson County Development Services to support Floyd Street Apartments, which it describes as attainable and accessible residences for people with disabilities. This is a stated commitment by the developer, not independently confirmed payments.
