Modular hotel delivery does not remove project-management complexity; it changes when and where that work happens. Compass says more integration and quality checks move into the factory, while coordination between factory, transport and site becomes critical. Its public posts identify modular hotel work in Saudi Arabia but do not publish measured savings, project specifications or the identity of the hotel.
What Compass has said about modular hotels in Saudi Arabia
Compass says it is delivering modular hotels in Ras Al Khaimah, Riyadh and Jeddah. Separately, Compass employee Melia Abs described a “one-of-a-kind modular hotel in KSA” and a premium modular chalet development in Ras Al Khaimah. The posts do not establish whether the Riyadh and Jeddah references are separate projects or locations associated with the same project. They also do not identify the Saudi hotel or disclose its design, supplier, room count, budget, programme, approval status or current stage. Compass’s project post and Abs’s post are company-related sources, not independent project-performance reporting.
Dar Al Arkan describes Compass as providing project management, cost management and construction supervision, with a Saudi headquarters and operations across the UAE and Sri Lanka. Its webpage also claims “USD 36.6 billion in total construction value across its active portfolio”; that is a corporate portfolio figure, not evidence of savings or performance on a modular hotel. Dar Al Arkan’s Compass service page provides the company context.
How modular delivery shifts project-management work
Compass’s central point is that modular construction redistributes complexity rather than making it disappear: “The complexity moves from site to factory. And the coordination between the two is where projects succeed or fall apart.” The company identifies several practical consequences for project teams:

- MEP integration happens earlier. Mechanical and electrical systems need to be coordinated before modules leave the factory, rather than being resolved entirely on site.
- Quality assurance must work at the source. A fault built into a module can travel with it, so factory inspection and quality processes matter before shipment.
- Factory, transport and site schedules must align. Delivery timing has to fit site readiness and crane windows; missing a window can force downstream resequencing.
- The factory-to-site handoff needs active coordination. Compass identifies this interface as a point where delivery can succeed or fail.
These are project-management considerations described by Compass, not verified findings about the unnamed Saudi hotel. The posts do not specify its modular system or document how these controls were applied.
What is known—and not known—about time and cost savings
Abs says clients ask, “How much time can modular construction really save?” and “What are the real financial savings compared to traditional methods?” Her post says a study was being prepared to examine time compression, quantified cost savings, authority approvals, logistics and coordination with key entities. It does not publish the study’s results. The post therefore frames questions, not answers.

What a fair modular-versus-conventional comparison needs to include
For a hotel project, a useful comparison should test the same scope and assumptions across both delivery approaches. The source material raises these axes but provides no quantified results:

- Programme: compare design, approvals, procurement, factory production, transport, site assembly and commissioning through to handover.
- Total cost: include factory and site work, transport, crane and assembly needs, financing and holding costs—not just the module price.
- Approvals: establish the applicable authority requirements, submission sequence and review durations for the specific location and system.
- Logistics: assess route and delivery constraints, site access, storage or just-in-time needs, and coordination with relevant entities.
- Technical integration and quality: compare how MEP coordination, factory QA and on-site verification are planned and controlled.
- Sequencing risk: account for module arrival, site readiness, crane availability and the consequences of a missed installation window.
Without project specifications and a published, like-for-like baseline, these are decision criteria—not proof that modular delivery is faster or cheaper in this case.

Dar Al Arkan describes Compass as serving developers, investors and public-sector clients across hospitality and other sectors. Compass says it expanded into Saudi Arabia in 2017 and opened a Riyadh office in 2018; its awards page lists Project Management Company of the Year awards in 2020, 2021, 2023, 2024 and 2025. A separate Dar Al Arkan report discusses collaboration with COBOD on 3D concrete printing. That is a different construction method and does not establish COBOD’s involvement in the modular hotel. The 2022 report should not be read as evidence about this modular project.
