Clark Construction’s Turnover Vision was built to replace a labor-heavy punch-list routine with one shared, visual work plan. The application brought punch-list and scheduling information together, placed project status on simplified floor plans, and used heat maps and graphs to show where work remained and how quickly teams were closing it. Building Design + Construction described the system in April 2018, when Clark was expanding it across its projects.
The practical problem was straightforward: before the dashboard, Clark project teams reportedly spent more than 15 hours every week documenting punch-list items, updating PDF turnover maps by hand, and meeting clients to discuss turnover rates. Turnover Vision was intended to make that information easier to maintain, easier to interpret, and easier to share. The report describes Clark’s goals and claimed benefits; it does not establish the application’s current availability or independently measure post-implementation savings.

What Turnover Vision is
An in-house punch-list application
Turnover Vision was created by Clark Construction’s Research & Development Group as an interactive punch-list management application. Rather than treating the punch list as a static document, the system connected individual items with the project work plan and schedule. That connection gave project leaders a single place to view outstanding work, monitor progress, and discuss turnover with clients and trade partners.
The account by John Caulfield in Building Design + Construction, published April 10, 2018, is a historical description of the application. It reports what Clark had deployed and intended to do at that time; it is not a current product page or a technical specification.

The information it brought together
| Information or view | How the 2018 report described it | Why it mattered during closeout |
|---|---|---|
| Punch-list data | Items identified during the punch-list phase were analyzed by the dashboard. | Teams could see the amount and location of unfinished or corrective work. |
| Scheduling information | Punch-list information was combined with the project schedule to organize a work plan. | Outstanding items could be discussed as part of planned project activity rather than as a separate spreadsheet or PDF exercise. |
| Simplified architectural floor plans | Floor plans served as the shared communications view. | People could discuss the location of work in a visual format familiar to project teams and clients. |
| Heat maps and graphs | The application organized punch-list data into interactive heat maps and graphs. | Patterns, concentrations of work, and progress could be reviewed without manually redrawing turnover maps. |
| Status and productivity indicators | The dashboard displayed real-time punch-list status and turnover productivity rates. | Leaders had a current view for conversations about progress and expected closeout performance. |
The report does not explain the dashboard’s software architecture, data interfaces, formulas, or algorithm in technical detail. “Real-time” describes the status view reported by the article; it should not be read as a guarantee about a particular refresh interval or integration method.
Why punch-list administration had become a burden
The reported pre-dashboard routine
Punch-list work is physical, but much of the management effort happens on paper or in files. Clark’s teams were described as spending more than 15 hours per week on three recurring administrative tasks:
- Documenting punch-list items.
- Manually updating PDF turnover maps.
- Meeting clients about turnover rates.
That figure is a reported estimate of the pre-implementation process for Clark project teams. The 2018 account does not provide a measurement method, a project-by-project breakdown, or a separate study confirming the number. It is useful for showing the scale of the problem Clark was trying to address, not for predicting the labor savings on another project.

A punch list, a schedule, a floor plan, and a client progress meeting each describe part of the same closeout effort. When those views are maintained separately, someone must reconcile them before a meeting: confirm which items are still open, locate them on a plan, update a map, and explain whether the rate of completion is sufficient for turnover. Every manual handoff creates an opportunity for an outdated status, a duplicated item, or a disagreement about what “nearly complete” means.
Turnover Vision’s central idea was to make the visual location, work status, schedule context, and productivity discussion part of one interactive view. That is the source of its value in the 2018 account; the application was not presented as a replacement for field verification or trade coordination.
How the dashboard supported a closeout work plan
1. Gather punch-list information
The process began with project punch-list data: the items that had to be corrected, completed, or verified before turnover. The report does not specify who entered each item, which mobile devices were used, or whether the application connected directly to other construction-management systems. It establishes that the data became the basis for the dashboard’s analysis.

2. Relate items to the project schedule
Turnover Vision combined punch-list information with scheduling information. This allowed the dashboard to organize the items into a project work plan instead of presenting them as an isolated inventory. A project leader could therefore consider open work alongside the timing and sequence of closeout activities.

3. Place the work on a simplified floor plan
Simplified architectural floor plans provided the common visual language. The floor plan was not merely an attachment to a report; it was the shared communications view described by Clark. Project staff, subcontractors, engineers, and clients could discuss where issues were located and what areas needed attention.
4. Analyze patterns with heat maps and graphs
The application turned the underlying items into interactive heat maps and graphs. A heat map can make concentrations of open work apparent across rooms, floors, or other plan areas, while a graph can show counts, rates, or changes over time. The article confirms those display types but does not define the exact color rules, axes, filters, or calculations.
5. Review status and turnover productivity
The dashboard displayed real-time punch-list status and turnover productivity rates. Those indicators gave project teams a way to discuss whether work was closing at the pace needed for turnover. They also made the client conversation more transparent than a manually revised map that had to be explained from memory.
6. Direct the next work
Clark’s director of research and development, David Barritt-Flatt, said the tool gave subcontractors better direction so they could identify and solve problems more quickly. In practice, the dashboard’s role was to make the location, status, and priority of outstanding work easier to see; the report does not claim that the software itself performed the repairs or verified them.
What Clark said the dashboard changed
Earlier visibility into productivity
Barritt-Flatt said, “The algorithm driving Turnover Vision’s dashboard also allows us to anticipate productivity in the punch list phase.” That statement describes an intended forecasting capability: using the pattern of punch-list information to anticipate how productivity may develop during closeout. The article does not publish the algorithm, an accuracy rate, a forecast example, or an independent validation.

Less paperwork for engineers and project leaders
By consolidating the map, status, and productivity discussion in an interactive dashboard, Clark aimed to reduce the time engineers and other project staff spent maintaining paperwork. The company characterized this as a way to let technical staff spend less time on administration and more time on project work. No quantified post-deployment reduction is provided.
Faster problem resolution by trade partners
Clark said the dashboard gave subcontractors better direction to identify and solve problems more quickly. A shared location-based view can make a handoff more specific than a general statement that a floor or room is incomplete. The account presents this as Clark’s reported benefit, not as a controlled comparison with projects that did not use Turnover Vision.
More transparent client discussions
The stated goals included shorter project closeout timelines and an improved client experience through trust and transparency. Showing status and turnover productivity on a common floor-plan view was intended to give clients a clearer explanation of what remained, where it remained, and how progress was moving.
A claimed staffing-equivalent benefit
Barritt-Flatt quoted one Clark vice president as saying, “Turnover Vision was like adding a half- to a full-time employee to the project.” This is a qualitative comparison from a company leader, not a payroll calculation or an independently measured labor-equivalent result. It indicates how Clark perceived the administrative value of the tool at the time.
Where Clark deployed it in the 2018 account
The reported rollout occurred in stages:
| Period | Reported event | Qualification |
|---|---|---|
| 2016 | Clark piloted Turnover Vision. | The report does not identify every pilot project or publish pilot metrics. |
| 2017 | The application debuted at Central Place, a recently completed residential tower in Arlington, Virginia. | This was the first publicized debut described in the account. |
| By April 2018 | Clark had expanded it to residential and mixed-use projects across the country. | This describes the company’s position when the article was published, not its present-day deployment. |
| By April 2018 | Clark said it had begun with residential and hospitality work and, after adjustments, was using the application on nearly all projects, including museums. | The residential and hospitality focus reflected substantial room-design iteration, according to the company. |
| Under investigation | Clark was examining whether the application could be adapted for jobsite safety. | The report gives no result of that investigation. |
These details show an application moving from a focused pilot to broader internal use. They do not establish that Turnover Vision was offered commercially, still maintained, or available to other contractors after the 2018 report.

Make the floor plan a working interface
Clark’s approach treated the plan as the place where project conversations happened, not simply as a document stored beside a punch list. For teams considering a similar workflow, the important design question is whether a person can move from an item to its location and back again without reconciling separate files.

Connect status to the schedule
A list of defects tells a team what is open. A schedule adds when the work must happen and how it affects turnover. Turnover Vision’s reported combination of these data types is a reminder that closeout visibility depends on both condition and timing.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteDesign for several audiences
The reported users included project staff, engineers, subcontractors, and clients. Each group needs a different level of detail, but all benefit from a consistent status view. A useful dashboard therefore has to support field direction and executive or client communication without creating separate versions of the truth.
Measure the burden before claiming savings
Clark’s more-than-15-hours-per-week figure establishes why the company acted, but it does not establish a universal saving. A contractor implementing any dashboard should record its own baseline: time spent documenting items, updating plans, preparing turnover meetings, and correcting inconsistent statuses. Only then can it test whether the new workflow is reducing work rather than moving it to another administrative step.
Separate visibility from verification
A dashboard can show that an item is recorded as complete, but closeout still requires inspection, confirmation by the responsible trade, and acceptance under the project’s quality process. The 2018 report focuses on information management and does not claim that visualization eliminates those field controls.
What is not established about Turnover Vision
- Current availability: The report is from April 2018 and does not say whether Turnover Vision remains in use or is available outside Clark Construction.
- Implementation cost: No license price, development budget, hardware requirement, or training cost is provided.
- Measured savings: The report gives the pre-implementation administrative estimate and qualitative benefits, but no independently verified reduction in hours or closeout duration.
- Technical requirements: It does not identify supported operating systems, integrations, databases, refresh intervals, permissions, or offline operation.
- Safety adaptation: Clark was investigating a safety application, but the account does not report whether that effort succeeded.
- Market comparison: The source describes one Clark-developed application and does not support a ranking against competing punch-list platforms.
The most defensible conclusion is therefore historical and specific: Clark used an internally developed visual dashboard to unite punch-list and scheduling information, reduce reliance on manually maintained turnover maps, and give project participants a shared view of closeout progress. Its broader results and present status cannot be established from the 2018 account alone.

Turnover Vision addressed punch-list drudgery by changing the unit of work from a stack of separate documents to a connected, location-based dashboard. Punch-list items, schedule context, floor plans, heat maps, graphs, status, and productivity rates were presented together so teams could direct work and explain progress from the same view. Clark’s reported experience shows why that model can be attractive during closeout, while the evidence also makes clear that its costs, technical details, measured savings, and current availability were not published.
