The best thermostat for a rental is one that fits the home’s heating and cooling system, remains usable by tenants, and is practical to install and manage. Start by identifying the HVAC equipment and wiring—not by choosing an app or a feature list. Then compare tenant controls, connectivity, privacy, and installation needs for the specific property.
Identify the HVAC system and wiring before you shop
Smart thermostats are not universal replacements. First determine what equipment the property uses—such as forced-air heating and cooling, a boiler, or a zoned system—and check the wiring at the existing thermostat. ENERGY STAR says smart thermostats are compatible with most forced-air systems installed after 1975, but exceptions and more complex systems matter. Check the exact thermostat’s current compatibility checker before buying.

Check voltage, stages, zones, and power
- Voltage: Most smart thermostats use thin, low-voltage wires. Thicker wires may indicate a line-voltage system, which may be incompatible with a typical smart thermostat.
- System design: Variable-speed, multi-stage, and zoned equipment may need a thermostat specifically designed for it. Professional installation may be appropriate where wiring or system configuration is unclear.
- Power: Many models need a C-wire for reliable power, but requirements vary. Some products support an adapter; verify the exact model’s requirements rather than assuming the existing wiring will work.
- Fuel and equipment: Oil boilers or furnaces may need an adapter. Confirm the equipment and wiring against the manufacturer’s compatibility guidance.

Compare features with the way the rental is managed
Smart thermostats can offer remote adjustment, schedules, learning features, occupancy functions, and information about equipment use. Those features vary by product; confirm what the particular model supports and how its app and account work. A connected feature is useful only if it suits the property’s operating arrangement and does not create confusion about who can change settings.

Give tenant use and control weight
Tenants need a clear way to set a comfortable temperature and understand any schedule. Housing providers also need to consider installation effort, upfront cost, data quality, security, and interoperability. National Energy Action’s 2022 Tenure Relations report identifies these as relevant considerations for smart-home technology in housing. Treat them as practical evaluation questions, not as proof that one access policy suits every rental.
Use certification as a baseline, not a savings promise
ENERGY STAR certification offers specific checks: certified smart thermostats must support schedules, provide feedback about the energy consequences of settings, give information about HVAC use, work as a basic thermostat without provider connectivity, and allow consumers to override utility grid requests. ENERGY STAR states that they must “Work as a basic thermostat in absence of connectivity to the service provider.” The criteria also specify static temperature accuracy of no more than ±2.0°F and average network standby power of no more than 3.0 W, as well as savings criteria based on analysis of a year of data from hundreds of customers’ homes. Evaluate connectivity, privacy, and account ownership
Before choosing a connected model, decide who will manage the account and what information each party can access. Check how tenants receive app access, whether a landlord or manager can alter schedules remotely, and what happens when a tenancy ends. Compare the manufacturer’s privacy and security information and confirm interoperability with any systems the property already uses; the available feature set differs by product.
Plan for ordinary operation if internet or provider connectivity is unavailable. ENERGY STAR requires certified models to function as basic thermostats without connectivity to the service provider, but check the exact product’s behavior and instructions. For Wi-Fi models, ENERGY STAR advises placing the thermostat reasonably close to the router. A range extender is worth considering only when distance or a weak signal is actually causing a connection problem.

Plan installation and tenant handover
For a portfolio, compare not just the thermostat price but the work required at each property: wiring differences, adapters, professional installation, commissioning, and connected-account setup. A standard model across similar homes may simplify support, but only where the equipment and wiring are compatible. ENERGY STAR also notes that certified models are independently certified using actual field data; features still vary by product. During handover, show tenants how to change the setpoint and schedule, describe what remains usable without internet, clarify who manages the connected account, and explain how to report heating or cooling problems. These steps make controls easier to use and help avoid confusion about account access and maintenance responsibilities.

Check local rental rules before changing controls
There is no universal rule established here about a landlord’s right to install a thermostat, restrict access, or control it remotely. Requirements depend on jurisdiction, lease terms, and the circumstances. Check current local rules before making a change that affects tenant controls.
For example, UK Government guidance published March 24, 2016, describes the tenant process for seeking consent for energy-efficiency improvements under the Energy Efficiency (Private Rented Property) Regulations 2015 in England and Wales; it is not a general rule for all UK jurisdictions or all thermostat changes. Read the England and Wales guidance. NSW Fair Trading says rental-property changes may depend on lease permission or written landlord permission under rules specific to NSW; see its NSW rental-property changes guidance. Neither source establishes a universal answer for other locations.
