Best Air Conditioners for a Tiny House: How to Choose the Right Cooling System

The best tiny-house AC depends on the home’s heat load, layout, and installation options—not square footage alone. Compare window, portable, and ductless systems before choosing.

There is no one best air conditioner for every tiny house. A window unit may suit a small room with a compatible window; a portable AC can work where a window kit and exhaust route are practical; and a ductless mini-split is a more permanent option that needs a professional load calculation. Choose based on the home’s heat load and layout—not floor area alone.

How to choose an air conditioner for a tiny house

Start with the house, then compare equipment. Capacity depends on more than square footage: insulation, climate, sun exposure, windows and doors, ceiling height, occupants, heat-producing appliances, and the arrangement of connected rooms all matter. A unit that is too small may run continuously without cooling adequately. An oversized system can short-cycle, which can add wear and energy costs. Trane sums up the trade-off: “Bigger is not necessarily better.” Trane’s mini-split sizing guidance recommends professional help rather than buying from a rough chart alone.

  • Check the installation site: window units need a compatible window; portable units need floor space and an exhaust route; mini-splits need a suitable permanent installation.
  • Consider air distribution: one unit may not cool a long or divided tiny-house layout evenly. A connected open plan can also affect mini-split sizing and the number of indoor units.
  • Decide whether the system should be permanent: window and portable units are equipment options tied to openings and room layout; a ductless system requires a design and installation suited to the building.

Compare the main cooling options

Portable AC Honeywell describes portable units as wheeled, single-area appliances that generally vent through an exhaust hose and window kit. Its capacity ranges are general guidance, not an engineered load calculation. Honeywell’s portable AC guide Is there room for the appliance, and can the hose reach a window opening that the kit can seal?
Ductless mini-split Trane describes ductless systems and advises an HVAC contractor’s load calculation for accurate sizing. Carrier notes that open connected areas may need added capacity or multiple indoor units. Carrier’s ductless sizing guidance Is permanent installation appropriate? How many zones or indoor heads does the layout need, according to a qualified installer’s calculation?
Portable split Midea Nordic lists its PortaSplit at 12,000 BTU / 3.5 kW and states suitability up to 42 m² / 105 m³. This is a regional product page; it does not establish availability elsewhere. Midea Nordic PortaSplit Is this model sold in your country, and does its rated capacity fit the calculated load?

What BTU guidance can—and cannot—tell you

BTU figures and room-area claims are useful for narrowing options, but the numbers below come from different manufacturers’ guidance and are not comparable performance-test results. They cannot replace a load calculation for a particular tiny house.

Window AC example

GE lists the AHLC05CA as a 5,000 BTU unit for rooms up to 150 sq. ft. The page does not state a publication year. Treat the coverage as GE’s product claim and a starting point; the home’s envelope, climate, solar exposure, and layout can change what capacity is appropriate. See the GE model specifications.

Portable AC ranges

Honeywell’s undated general sizing table gives the following ranges. It says windows, insulation, appliances, ceiling height, and occupancy can affect capacity, so these figures are not a substitute for an engineered assessment. Honeywell portable AC guide.

Mini-split rules of thumb

Trane’s undated guidance gives a broad rough range of 12–25 BTU per hour per square foot and lists 6,000 BTU for spaces up to 240 sq. ft. Trane explicitly cautions readers not to purchase from that chart without professional assistance. Its listed load factors include building materials, climate, sun, occupancy, windows and doors, ceiling height, adjacent spaces, insulation, and heat-generating appliances. Trane sizing guidance.

Carrier offers a separate initial estimate of 25 BTU per square foot, assuming standard 8-foot ceilings and average insulation. It also notes that open layouts can require more capacity or multiple indoor units and recommends a professional load calculation. Do not combine these estimates into a definitive tiny-house formula. Plan for installation and air movement

For a window unit

  • Confirm the window type and opening dimensions against the current model specifications and installation instructions.
  • Check that the included kit works with the opening and that installing the unit will not interfere with how you use the window.
  • Think through whether one room-mounted unit can serve the adjoining spaces; a compact footprint does not guarantee even cooling across a divided layout.

For a portable unit

  • Reserve floor space for the appliance and a clear path for the exhaust hose.
  • Check whether the window kit can fit and seal the chosen opening.
  • Verify dimensions for the exact model before planning placement. For example, Newair lists its 8,000 BTU portable model for up to 350 sq. ft. and gives dimensions of 12.4 in W × 12.2 in D × 27.5 in H; those are manufacturer specifications, not proof it will suit a given tiny house. For a ductless mini-split

  • Ask a qualified HVAC contractor to calculate the cooling load for the actual building rather than sizing by floor area alone.
  • Discuss how connected spaces, room divisions, and desired zones affect indoor-unit placement and configuration.
  • Use the contractor’s design and installation assessment to determine whether a single indoor unit or multiple units are appropriate.

Which option is the best fit?

  • Consider a window AC if you have a compatible opening and need cooling for a genuinely small area. GE’s AHLC05CA is one documented 5,000 BTU example, but its stated 150 sq. ft. coverage is not a guarantee for your home.
  • Consider a portable AC if the unit can occupy floor space and you can route and seal its exhaust at a suitable window.
  • Consider a ductless mini-split if you want a permanent system and can arrange a professional load calculation and installation tailored to the tiny house.
  • Check regional availability before considering a portable split: Midea’s cited PortaSplit information is on its Nordic-market page, not evidence that the model is available in other countries.

None of the cited product claims establishes a universal best model, a guaranteed room result, or a like-for-like efficiency or cost winner. For a dependable choice—especially for a permanent mini-split—base capacity and configuration on the actual building and a qualified professional’s assessment.
