ALA Developments says construction has begun on Havencia, a planned 286-unit residential project in Dubai Land Residence Complex (DLRC). The company held a groundbreaking ceremony at the site on October 1, 2026, and announced the project on October 6. Its release and TradeArabia report an expected completion in Q2 2028, although ALA’s project page lists Q1 2028.
What is the Havencia project?
Havencia is a residential development by ALA Developments in Dubai Land Residence Complex, Dubai. The developer reports that the project will contain 286 studio, one-bedroom and two-bedroom apartments on a 34,057-square-foot plot. Those figures are company-reported project specifications, also reported by TradeArabia.
ALA describes Havencia as its second Dubai project, following Creek Views at Al Jaddaf Waterfront. The company says it was established in 2023 and has four upcoming projects with a combined stated pipeline valuation of more than AED 1 billion. These are developer-reported company plans and figures.
When is Havencia expected to be completed?
The schedule is inconsistent across ALA’s published materials. The October 6, 2026 announcement and TradeArabia report an expected completion in Q2 2028, while the developer’s project page lists Q1 2028 as the estimated completion. The sources do not explain the difference, and neither date is an independently verified delivery commitment.

What homes and features are planned?

The planned mix includes studios, one-bedroom apartments and two-bedroom apartments. ALA says Havencia will be the first project in DLRC to offer studios that can be converted into one-bedroom apartments; that distinction is the developer’s claim and has not been independently established.
Shared amenities
ALA lists a business lounge and library, a podium splash pad, butterfly garden, koi pond and jogging track. Planned rooftop facilities include a gym equipped by Technogym, golf simulator, barbecue area, open-air cinema and party hall.
