Dragon Tiny Homes’ 16-foot Genesis is listed at a $39,750 starting price on the builder’s current model page, putting its advertised base price just under $40,000. A separate inventory listing has shown one Genesis 16 for $37,995, but that figure applies to a particular unit and does not establish its current availability or the full cost of getting a home onto a site.
What the Genesis 16 offers
The Genesis is a compact, towable tiny home from Dragon Tiny Homes. New Atlas reported in March 2025 that it measures 16 feet (4.9 m) long, sits on a double-axle trailer, and has 132 square feet (12 square meters) of interior space, with a standard RV-style hookup. New Atlas’ 2025 report described its kitchen, cabinetry, fridge, electric cooktop and bathroom.
Dragon Tiny Homes’ current Genesis model page instead lists 135 square feet plus lofts. It describes a queen-bed loft and lists a two-burner induction cooktop, small sink, 36-inch shower, flush toilet, and mini-split heating and cooling. These are the builder’s current model specifications; New Atlas’s 132-square-foot figure is its own reported figure. The sources do not explain the difference, so the numbers should not be treated as interchangeable.
What “under $40,000” means
The price depends on which figure and buying context you mean:

The two lower-than-$40,000 figures are not evidence that every configuration costs that amount. New Atlas noted that an oven and dishwasher were optional upgrades at additional cost, while the builder’s specifications describe a different set of included features. Confirm the appliances, fixtures, finish level, and exact price for the unit you are considering.
Neither a model starting price nor an inventory listing establishes the complete cost to own and site the home. The available listings do not specify delivery to your destination, taxes, land, utility hookups, permits, insurance, financing, or other site work. Request an itemized quote for the exact unit and address before treating the advertised figure as your project budget.

Who the layout may suit—and what to check
A 16-foot home with loft sleeping is a space-conscious choice. New Atlas characterized the Genesis as suited to up to two people and unsuitable for raising a family; that is the publication’s assessment, not an independent occupancy test. Before committing, consider how the loft, access, storage, and compact kitchen and bathroom would work for your household. The sources do not provide loft headroom or access measurements.

- Whether it is available and whether the quoted price is for the model base or a finished inventory unit.
- Exact dimensions, floor-area calculation, included appliances and fixtures, and any upgrades.
- Trailer details, weight, hookup requirements, and the certification documentation for that unit.
- Delivery cost and arrangements to your destination, plus any taxes or other charges.
- Which site, utility, permit, and occupancy requirements you must meet locally.
The builder’s model and inventory pages provide routes to review Genesis 16 details and request a quote and check current inventory. A listing or certification does not, by itself, establish local zoning approval, utility access, or a legal right to occupy the home.

Compare like with like rather than ranking models by headline price alone. Ask for equivalent details on:

- Base price versus the price of a specified finished unit.
- Length, interior floor area, and whether lofts are included in the stated area.
- Sleeping arrangement, loft access, and usable headroom.
- Included kitchen appliances and bathroom fixtures, plus heating and cooling.
- Trailer configuration and weight, and certification for the exact unit.
- Delivery to your location and the site, utility, and regulatory work still required.
The available information does not establish standardized specifications for a direct comparison with another current model. Obtain quotes and details using the same criteria before deciding which option better fits your needs.
