There is no evidence-backed universal winner across these options. Start with appearance, then check that the exact product suits your slate and the floor’s location.
Choose the look and type of protection first
“Slate tile sealer” can refer to products that work in different ways. A penetrating sealer enters porous material and is often chosen to protect without adding a surface sheen. A color enhancer is also penetrating, but it can deepen or enrich the stone’s color. A matte or gloss sealer and finish is a surface coating with a more explicit finish choice. These are not interchangeable ways to get the same look.
- Keep the existing appearance: Compare products described as natural-look or non-darkening.
- Deepen or enrich the color: Choose a slate-suitable enhancer and test it on an inconspicuous tile first. More porous stone may take on a deeper enhancement.
- Add a surface finish: Choose matte or gloss only if that coated finish is what you want, and confirm the location limits on the product label.

These manufacturer descriptions do not establish a head-to-head performance winner. Product-specific suitability, location limits, and directions should decide between options that match your desired look.
Check location, slate condition, and product directions
Confirm the product fits the floor
Read the current label and technical sheet for slate compatibility, indoor or outdoor use, and any dry-area restriction. For example, the cited TileLab Gloss Sealer & Finish page restricts that product to interior dry areas. Do not assume that a product’s suitability for one stone or location carries over to another.

Prepare and test the surface
Manufacturer instructions in the cited technical sheets call for a clean, dry surface free of old waxes, sealers, or finishes. New installations may have product-specific curing intervals; use the selected product’s own instructions rather than combining directions from different sealers. Before applying an enhancer, test a hidden area so you can see how the slate’s porosity affects the color.
Apply and allow drying as directed
Application time, wiping, coats, and drying vary by product. For TileLab Stone Sealer & Enhancer, the 2023 technical sheet says to allow penetration for up to five minutes, wipe completely before the product dries, and apply a second coat immediately; it lists a four-to-six-hour drying time. For StoneSpecific, the 2021 technical sheet says to work the sealer in for five to ten minutes, keep the surface wet for an additional ten minutes, wipe before it dries, allow two to three hours of drying, and wait 24 hours before cleaning. These are instructions for those specific products, not general slate-sealing rules.

Use coverage as an estimate, not a guarantee
The TileLab Stone Sealer & Enhancer technical sheet published March 23, 2023 lists coverage of 30–65 square feet per 24-fluid-ounce bottle on porous surfaces and 130–190 square feet per 24-fluid-ounce bottle on polished or dense surfaces. The StoneSpecific technical sheet published May 3, 2021 lists 200–300 square feet per quart. Actual coverage varies with the surface and application, so use the selected product’s own estimate for planning.

Use the maintenance guidance for the product you applied. The StoneSpecific sheet recommends a neutral stone cleaner, warns against cleaners containing ammonia, acids, or bleach, and suggests periodically testing a sealed surface with drops of water. Follow the selected product’s label rather than treating one manufacturer’s maintenance advice as universal.
