West’s later renovation reportedly removed essential interiors and building systems, leaving a shell that 2024 reporting described as uninhabitable. The distinction is central: Tadao Ando’s original Sachs House was a functioning residence; the altered property was not.
What made the Sachs House a livable work of art?
Architect Tadao Ando designed the oceanfront residence for financier and art collector Richard Sachs. Completed in 2013, the house is reported to measure about 4,000 square feet across three levels. Its restrained, box-like exterior and exposed concrete gave it a sculptural presence, while large windows and ocean-facing rooms opened the experience toward the Pacific. ELLE Decor’s account describes the house and its reported construction quantities; Architectural Digest also reports its size and design.
Concrete structure, framed by the ocean
The concrete was not simply a visual finish. ELLE Decor reports that construction used 1,200 tons of poured concrete and 200 tons of steel. Those are reported figures, not independently verified project measurements. The solid, relatively enclosed street-facing character contrasted with the broad glazing and ocean views inside. The material and the setting worked together: the house could feel both weighty and open.
Rooms and outdoor spaces connected
Reporting describes a three-level domestic plan with ocean-facing rooms, terraces connected by stairs, a courtyard with a fire pit, and a concrete hot tub. These features made the building more than a concrete object to look at. They organized movement through the home and outward to its coastal setting. Its artistic quality came from the whole spatial experience—materials, views, circulation and usable domestic spaces—rather than from concrete alone.

What did West change?
West bought the house in 2021 for a reported $57.3 million. Subsequent reporting described his aim as a radical reimagining or “remix” of Ando’s design. Architectural Digest, recounting reporting by The New Yorker, said the work removed or targeted windows, doors, heating, plumbing, electricity, bathrooms and kitchen fixtures. Contractor Tony Saxon, who worked on the project, said: “He wanted everything to be his own doing.” The same account reported West’s typed direction, “Simple fresh and cleeeeeean.” Architectural Digest’s June 2024 report attributes these details to that reporting.
The reported proposals included turning a staircase into a slide and painting varied wood, cabinetry and marble surfaces into one visual field. These details describe a proposed design direction, not proof that every idea was completed. The more consequential change was the reported removal of systems needed for ordinary occupation. The project did not simply pare back finishes: it disrupted the building’s practical role as a home.

That is where the “livable art piece” framing breaks down. Ando’s original design joined visual restraint with a functioning domestic plan. West’s incomplete deconstruction, as described in reporting, retained the idea of a powerful architectural shell while stripping away much of what made the structure habitable. Architect Kulapat Yantrasast, who worked at Ando’s firm and with West, said he admired West’s attempt to use the house “as a base to build his own language of architecture.” That was an account of the creative ambition, not evidence that the resulting property remained livable. Architectural Digest quoted Yantrasast through The New Yorker.

Is the house restored now?
The available reporting does not establish that the original design has been fully restored. Belwood’s stated goal was to return the house to its earlier form: Belmont told the Los Angeles Times, “My goal is to make it as though Kanye was never there. The house will be restored right back to what it was.” In the same interview, he criticized the removal of floor glazing as “a really dumb move. Really no purpose.” Those comments describe the buyer’s intentions and view of the alterations, not a completed restoration.

There is also conflicting reporting about a possible buyer. A September 2026 Economic Times article repeated the earlier report of a buyer under contract, while the June 2026 Santa Monica Mirror account described control passing to the lender. Without a primary court record or authoritative later ownership record, neither a completed sale nor the property’s final current ownership is established here. The Economic Times account should therefore not be read as confirmation that the earlier offer closed.

A building can be visually compelling and still depend on ordinary systems to function as a home. In this case, the contrast was unusually stark: the original concrete structure, glazing, rooms and terraces formed a coherent residence, while reported removals of plumbing, electrical service, heating, bathrooms and kitchen fixtures left the altered building without key elements of everyday use. A dramatic architectural concept does not by itself make a building livable; its structure, systems and spaces have to work together.
