How Sandy fits three bedrooms into a tiny house
The layout combines a ground-floor bedroom with two loft bedrooms. In the upstairs rooms, lowered floor sections provide standing areas while the beds sit on raised platforms. The primary loft has an L-shaped lowered area; the second loft is reached by a few steps, according to New Atlas’s December 2024 feature.
Indigo River Tiny Homes describes both lofts as stand-up spaces with 6 ft 4 in of head clearance. That is the builder’s stated specification, not a guarantee that every occupant will find the rooms comfortable: actual clearance and ease of movement depend on a person’s height and how they use the standing areas. The available descriptions do not give separate measurements for each lowered platform.
What the downstairs bedroom can do
The ground-floor room can fit a double bed, as reported by New Atlas, and the featured owners use it as a home office. Its location avoids climbing to a loft for sleeping or working, though the sources do not provide a room-by-room floor plan or dimensions.

Living space and construction details
Sandy is 36 ft long, 8.5 ft wide and 13.5 ft tall, with an approximate weight of 21,000 lb, according to the builder. The builder gives two different area figures using different measurements: 306 sq ft measured at the trailer perimeter and 339 sq ft of actual living space including the lofts. New Atlas also reports 339 sq ft (31.5 sq m) of interior space. Those figures should not be treated as interchangeable.
New Atlas describes the home as built on a triple-axle trailer, with engineered-wood smart siding and two exterior storage boxes. On the main floor, the living area has a small two-person sofa, storage and a TV. The adjacent kitchen includes mahogany counters, a steel sink, microwave, electric oven and cooktop, refrigerator/freezer, cabinetry and a pull-out pantry.

Are these legally compliant bedrooms?
The builder and New Atlas call the spaces bedrooms, but the available descriptions do not establish that all three meet any particular jurisdiction’s legal definition of a bedroom. They do not document code compliance, egress, permits, placement restrictions or transport requirements. If you are considering Sandy for a specific property or use, ask Indigo River Tiny Homes for relevant plans and specifications, then confirm requirements with the local building and planning authorities.

Price, plans and availability
Indigo River’s page displayed a $161,000 base price for a home of this size with standard features and finishes when the page was published on December 6, 2024, and updated on December 10, 2024. New Atlas also reported a starting price of US$161,000. Neither figure confirms today’s price or a quote for a particular configuration; request current pricing and confirm what is included directly with the builder.
