Window Replacement Cost: 2026 U.S. Price Guide

A 2026 homeowner survey found an average of $517 per replacement window, but your price depends on the product, installation scope, home condition, and location.

In This Old House’s 2026 survey of 1,000 homeowners who replaced windows, respondents reported an average of $517 per window and $7,183 per project; the average project included seven windows. These are survey benchmarks, not a quote or a guaranteed installed price. Your total depends on the windows, installation scope, home conditions, and location.

How much does it cost to replace a window?

The 2026 homeowner survey by This Old House reported an average of $517 per window. Its average project cost was $7,183 for seven windows. Actual proposals can differ substantially: window dimensions, chosen features, installation complexity, regional labor, and the condition of the opening all affect price. The FTC’s consumer guide describes prices broadly as ranging from a few hundred to a few thousand dollars per window; that guide dates to February 2012, so it is useful for understanding cost drivers, not setting a current budget.

What do frame and glass choices do to the price?

This Old House’s 2026 survey reported the following average prices by frame material and glass package. These are survey results, not standardized estimates or universal installed rates; compare equivalent products and scopes when reviewing bids.

These averages show price differences in that survey, but they do not establish that a particular material or extra pane will pay for itself. Consider upkeep, appearance, climate, noise needs, and product performance as well as initial cost. The FTC says wood insulates well but needs more maintenance, while vinyl insulates well and does not need painting.

How installation scope changes the estimate

Insert or retrofit replacement

An insert replacement fits a new window into a sound existing frame. Because the frame is reused, the work typically costs less than a full-frame replacement. Ask the contractor to state in writing what existing parts will remain and what will be removed.

Full-frame replacement

A full-frame job removes and replaces the frame and may involve trim, framing, or surrounding materials. Second-story access, custom modifications, rot, and water damage can increase labor, but there is no reliable universal dollar adjustment for these conditions. Ask for any discovered damage and proposed repairs to be documented before the work proceeds.

What to check in a written proposal

  • Whether the estimate is for insert or full-frame replacement.
  • Window sizes, product line, frame material, glass package, and performance values.
  • Whether labor and materials are itemized, and what access, disposal, repairs, flashing, and finishing are included.
  • How the contractor will handle hidden rot or water damage and obtain approval for additional work.

How to estimate the cost of replacing all the windows

Start with a count and a window-by-window list of dimensions, current condition, and the desired frame, glass, and installation scope. The seven-window project average in the 2026 survey is context only; multiplying it by your window count will not produce a dependable whole-house bid. More windows mean a larger total, although ENERGY STAR says planning for at least ten may help reduce per-window installation cost by spreading setup, hauling, and cleanup across a larger job. That is guidance, not a guaranteed discount.

Request several bids and have each installer break out labor and materials. Compare proposals for the same products and scope, not just the headline totals. ENERGY STAR recommends getting multiple quotes and reviewing the price breakdown.

How to compare window performance before paying more

Ask for the product’s U-factor and solar heat gain coefficient (SHGC), and verify that the window qualifies for the relevant ENERGY STAR climate zone. ENERGY STAR’s current residential-window specification took effect October 23, 2023; its criteria depend on climate zone. The FTC explains that U-factor measures heat escaping through a window and matters especially in cold climates, while SHGC measures solar heat admitted and matters especially in warm climates. Air leakage, visible transmittance, and condensation resistance are additional performance measures.

Use the ENERGY STAR residential windows guidance to identify your climate zone and qualifying products. Ask for the appropriate certification when ordering, retain ENERGY STAR and NFRC labels, and have performance details recorded in the sales agreement. A higher price alone does not prove a window is more efficient.

Window style can also affect air leakage, but it is not a substitute for comparing the ratings of specific products. The FTC’s 2012 guide says single-hung, double-hung, and sliding windows tend to leak more air than casement, awning, and hopper styles; that general observation does not establish how a particular modern, certified window will perform.

Can you save money without replacing every window?

Repair or replace selectively

If only some windows are damaged or failing, ask a qualified contractor whether repair or selective replacement is suitable. The right choice depends on the condition of each window and the surrounding opening; replacing a failed window and improving a usable one are not interchangeable decisions.

Consider storm windows where they fit

ENERGY STAR-certified storm windows may be a lower-cost alternative in some situations, including certain low-rise multifamily homes, weatherization projects, and historic-preservation districts. They can be installed on the interior or exterior of an existing window. ENERGY STAR says they cost one-half to one-quarter as much as common replacement windows and can be DIY-installed. Suitability depends on the existing window, product fit, climate, moisture management, and local requirements; a storm window is not an equivalent fix for a failed window.

ENERGY STAR presents a U.S. EPA estimate of about 20% average annual heating and cooling bill savings for certified low-e storm windows installed over single-pane clear glass with no existing storm window, with an approximate three-year payback on the incremental cost. Those are conditional estimates, not guaranteed household savings. Separately, ENERGY STAR reports up to 13% average nationwide household energy-bill reduction when replacing single-pane windows, based on RESFEN 6.0 calculations by D&R International in support of ENERGY STAR. That estimate is not a promise of savings for an individual home.

Are replacement windows worth the cost?

There is no universal payback answer. A replacement may be justified by a failed or damaged window, comfort problems, maintenance needs, or a desire to improve performance, but the available national savings estimate does not show what a particular household will save or whether it will recover the project cost. Compare your current windows’ condition and performance with the proposed product’s documented ratings, installation scope, and total bid. As Amanda Hatherly, CEO of the Building Performance Institute, told This Old House in its 2026 cost guide: “Windows that are poorly made or installed can cause discomfort, increase energy costs, and cause damage to your home down the road, so plan carefully.”

What incentives are available in 2026?

The former federal Section 25C window credit is not available for windows placed in service after December 31, 2025. The IRS states that the credit “will not be allowed for any property placed in service after December 31, 2025,” following Public Law 119-21. An older ENERGY STAR tax-credit page describes the former 30% credit, capped at $600 for eligible window product cost, for purchases and installations through December 31, 2025; that prior deadline does not make a 2026 installation eligible. Utility rebates may still be available in some locations. Check with your utility or program administrator for current local rules and product requirements before including an incentive in your budget.
