NestHouse: A Non-Towable Tiny House with Scandinavian Style

Tiny House Scotland’s NestHouse offered a wider, house-like tiny-home layout, but the 2016 model was described as movable only by heavy transport—not ordinary towing.

The NestHouse profiled by New Atlas in 2016 was designed to offer more width and a more house-like interior than a conventional tiny house on wheels. At 3.4 m (11.15 ft) wide and reported to weigh 5–10 UK tons (5,080–10,160 kg), it was described as movable—but not practical to tow behind an ordinary vehicle. Relocation would likely mean a low-loader and crane. Its reported features include a sleeping loft, wood-burning stove and heat-recovery ventilation, though the energy-efficiency claims were not backed by published performance tests.

What the 2016 NestHouse feature described

Tiny House Scotland completed its first NestHouse after two years of research, according to a feature by New Atlas published December 13, 2016. The Scandinavian-inspired prototype had 25 m² (269 sq ft) of floor area. Its open main room combined kitchen, dining and lounge functions, while a separate bathroom included a toilet and soaking tub. Stairs led to a sleeping loft; some furniture was on casters, and the pictured home had a large deck. These are details of the prototype in that report, not confirmation of a current build specification.

Why it was movable but not normally towable

The reported 3.4 m (11.15 ft) width and 5–10 UK ton (5,080–10,160 kg) weight range distinguish the NestHouse from a typical road-towed tiny house. New Atlas said it could be built on a wheeled chassis, but that moving it would require a low-loader and likely a crane. In practical terms, “non-towable” means relocation by heavy transport rather than towing it as a road vehicle. The precise delivery method would depend on the build and route.

That trade-off can suit a buyer planning a long-term site: greater width may allow a more conventional room arrangement, but delivery requires suitable access and lifting logistics. Before committing to a site, confirm access for the transport vehicle and crane, space to position the home, and the maker’s current delivery arrangements.

Layout and space

The prototype’s 25 m² (269 sq ft) were arranged around one open living area, a bathroom and a loft reached by stairs. Modular design was described as allowing different sizes and configurations. The feature does not establish that every layout or option is available now, so treat the pictured arrangement as an example rather than a current specification.

Heating, ventilation and off-grid power

New Atlas reported a wood-burning stove for heat and a heat-recovery ventilation fan. Tiny House Scotland’s Jonathan Avery described the home as “very well-insulated and almost air-tight,” adding that it “should be very efficient indeed to keep warm.” That is Avery’s maker statement as quoted in the article, not an independently measured result. The feature gives no measured energy use, test protocol or independent certification; it does not establish that the NestHouse is Passive House certified.

The same feature said the home could connect to grid electricity or be configured with solar panels and a battery bank. It gave no panel capacity, battery size, expected autonomy or named equipment. A solar-and-battery setup should therefore be treated as a possible configuration, not a complete or guaranteed off-grid package. Anyone considering solar panels for an off-grid tiny house would need to size the system for actual loads and confirm equipment compatibility.

What the reported prices mean

New Atlas reported these prices in December 2016, attributing them to Tiny House Scotland. They are historical figures, not current offers or a present-day budget guide.

For current availability, specifications and pricing, ask the maker for a dated, location-specific quote that spells out furnishings, options, delivery, tax and any site work.

Site approvals are separate from a product description

The 2016 feature said no foundations were required for installation. That statement does not determine whether a particular site needs foundations, permits or other approvals. Requirements depend on local planning and building rules, the home’s classification, utilities, access and site conditions.

A geographically specific example is the City of Ojai’s 2025 draft ordinance for moveable tiny houses, which includes permit and utility provisions and calls for a permitted permanent foundation for units covered by its proposal. It is a California draft, not a rule for Scotland or other jurisdictions. Check with the relevant planning authority and building-control office before purchase, and establish the site’s utility and access requirements.

How the NestHouse fits among non-towable designs

Non-towable does not describe one standard layout or construction method. A separate Yanko Design profile of Vagabond Haven’s Zenith describes an 11 m by 3.45 m home with 44 m² (about 473 sq ft), a ground-floor main bedroom, another sleeping loft and a flex room. It says solar, rainwater harvesting and a heat-recovery ventilator can be configured, and reports an indicative price of about €53,380 before VAT. That is a separate third-party profile, not a direct comparison or a verified NestHouse quote.

Another distinct example is Tiny by Taylor’s New Zealand Shaka Shack. Its maker specification describes a 6 m model, insulation, double-glazed windows, a choice of composting or flushing toilet, and trailer or foundation-fixed options. Those details belong to the Shaka Shack, not the NestHouse. Together, the examples show why buyers should compare a specific home’s size, transport method, services and site requirements rather than rely on the broad label “tiny house.”

Questions to settle before choosing a site-oriented tiny home

  • Dimensions and weight: Confirm the ordered model’s exact width, length and weight, not just figures from an older feature.
  • Delivery and access: Establish vehicle, crane and turning-space needs, route restrictions and who is responsible for delivery.
  • Layout and equipment: Get the current floor plan and a written list of included fixtures, heating, ventilation and furnishings.
  • Power and utilities: Clarify grid connection or off-grid components, their capacity and what additional equipment is required.
  • Performance evidence: Ask what insulation, airtightness or energy-use claims are documented, and whether any testing or certification supports them.
  • Approvals and site work: Confirm local classification, permits, foundation requirements, utility connections and site conditions with the relevant authorities.
  • Price scope: Request a current quote identifying currency, tax, options, furnishings, transport and installation costs.
