Inside Josh Brolin’s Atlanta-Area Home: The $3.25 Million Sandy Springs Estate

Josh and Kathryn Brolin’s Sandy Springs estate was reportedly purchased for $3.25 million in 2020. Here’s where it is, what reports say it includes, and how its later listing was reported.

Josh and Kathryn Brolin reportedly paid $3.25 million for their Atlanta-area home in July 2020. The gated estate is in Sandy Springs, north of Atlanta, and its reported features include a separate guesthouse, pool, theater, and a gym. The $3.25 million figure is the purchase price—not the later asking price: in April 2026, the home was listed for $4,999,000.

Where is Josh Brolin’s Atlanta home?

The estate is in Sandy Springs, about two miles north of the Chastain Park amphitheater, according to The Atlanta Journal-Constitution’s April 2026 report. Earlier coverage used Atlanta and Chastain Park framing; Realtor.com described the property as about 15 miles north of downtown Atlanta. “Atlanta-area home in Sandy Springs” accommodates both descriptions without placing it within Atlanta’s city limits.

What does the estate include?

Descriptions vary by publication and date, so the figures below are best read as dated listing and media descriptions, not as one definitive current property specification.

Purchase-era description

Realtor.com’s September 2020 account described a home built in 2003, with five bedrooms, 5.5 bathrooms and more than 6,400 square feet on 1.48 landscaped acres. Its feature list included a three-car garage, theater, gym, pool with a cascading stone waterfall, and screened porch with a fireplace and grilling area. A detached guesthouse was described as having two bedrooms, a kitchen and 3.5 bathrooms. These are the purchase-era reported details, not a verified present-day room count. Rental-era description

In March 2024, Inman described a gated, 7,700-square-foot property between Buckhead and Sandy Springs, with a five-bedroom, six-bathroom main residence and a two-bedroom guesthouse. The listed amenities included a library, formal dining room, chef’s kitchen, gym, movie theater, sauna and plunge pool. Inman reported a rental asking price of $35,000 per month at that time; that dated offer does not establish current rental availability. (Inman, March 12, 2024)

2026 listing description

The Atlanta Journal-Constitution’s April 2026 report described a seven-bedroom, 11-bathroom home on 1.5 acres, with extensive interior renovations. It noted a separate two-story guesthouse with two independent living spaces, a professional-grade gym, custom sauna and cold plunge, and a heated gunite pool with a hot tub and waterfalls. Architectural Digest’s April 30, 2026 account also reported seven bedrooms, 11 bathrooms and an approximately 1.5-acre property, and listed a guesthouse, basement gym, sauna, cold plunge, tiered media room, library or study, and screened rotunda with fireplace and barbecue kitchen. The differences in bedroom, bathroom and square-footage figures across these accounts may reflect changing listing descriptions or how spaces were counted. Without an authoritative property record establishing a single consistent specification, it is more accurate to keep each count tied to its source and date than to combine them.

How did the design reflect the family’s travels?

Architectural Digest quoted Brolin describing the design inspiration as “all the places we’ve traveled to: a little Atlanta there, a little Paris there, a little Ireland and New York and maybe even the countryside of Pennsylvania.” The AJC quoted Atlanta Realtor Jacob Bean calling the home “whimsical” and saying it had “an old English cottage feel to it.” These descriptions suggest an eclectic, layered character rather than a single formal style.

Purchase, rental offer and sale listing

The 2026 listing coverage also reported Brolin’s explanation for the move: “We would not sell this property if my work didn’t take us west.
