Did lumber demand usually slow down in autumn?
Construction activity often eases as the building season winds down, but a seasonal pattern is not a promise that demand or prices will move in the same way every year. Madison’s Lumber Reporter’s September 30, 2026 archive entry said the week after Labour Day showed no substantial increase in lumber sales volumes. Its mid-September account described demand as much like recent months, with buyers purchasing for immediate needs rather than building inventory. Madison’s Lumber Reporter’s archive records those observations.
That is evidence of limited post-holiday sales momentum in the period reported—not proof of a uniform slowdown in every market, species, grade, or construction segment. Nor does it establish that all buyers were behaving alike.
What did lumber prices do in late September 2026?
The National Association of Home Builders (NAHB) reported a framing lumber price of $506.76 per 1,000 board feet on September 25, 2026. The figure was down 1.8% from the previous week and 2.8% from the previous month, but 4.5% higher than a year earlier. Those comparisons point in different directions because they cover different time windows; the weekly and monthly declines do not erase the year-over-year increase. NAHB’s September 28 lumber-price update identifies the figures as based on Madison’s index.

The index is a market indicator, not the price every builder pays at a lumberyard. NAHB says sustained market declines may take a few weeks to a couple of months to show up in builders’ costs. The lag depends in part on supplier relationships and the size of the builder, so a published index reading should not be treated as a current quote for a specific order.
Why can prices soften—or fail to follow demand?
Demand is only one part of the price picture. Supply availability, production, tariffs, and transportation can also influence what buyers see. Madison’s September 17, 2026 report described autumn transportation constraints, particularly trucking, alongside a changing supply-and-demand picture. That observation is not a claim that the same constraint affected every region equally. Madison’s September 17 market report provides that context.

- Price transmission: Even when a market index declines, builders’ actual costs can adjust later, depending on purchasing arrangements.
For builders, the practical takeaway is to compare current supplier quotes for the required species, grade, quantity, and delivery location rather than infer a job’s cost from a broad index alone. The late-September index comparisons are useful market context, but they do not establish the price or availability of a particular order.
