The Residences at Mandarin Oriental, Miami Reports More Than $1.7B in Presales as Construction Begins

Mandarin Oriental said residential sales at its Brickell Key project topped $1.7 billion as construction began in October 2026. The two towers are targeted for completion in 2030.

Mandarin Oriental said on October 6, 2026, that residential sales at The Residences at Mandarin Oriental, Miami had surpassed $1.7 billion. The announcement coincided with the Brickell Key project’s October 2026 groundbreaking: a construction milestone, not evidence that the homes are complete, occupied, or that contracts have closed.

What the $1.7 billion figure represents

The $1.7 billion is the project’s reported residential sales total to date, according to Mandarin Oriental’s October 6, 2026 announcement. It is not revenue from an operating building, and the announcement does not establish that all reported sales have closed. Mandarin Oriental’s announcement described transactions and pricing as record-setting but did not publish individual prices.

Bloomberg reporting, carried by Insurance Journal, attributed the $1.7 billion tally to Swire Properties president David Martin. What is being built on Brickell Key

Swire Properties is developing the hotel-and-residential project on Miami’s Brickell Key. Mandarin Oriental is the hospitality and residential brand, and KPF is the architect. The announced program comprises two towers with distinct residential and hotel uses:

Groundbreaking is not completion

How to read the sales milestone

  • It is evidence of reported presales: the brand’s stated threshold is more than $1.7 billion in residential sales.
  • It is not a construction-completion milestone: groundbreaking took place in October 2026, with completion anticipated in 2030.
  • It is not a current price or inventory sheet: reported penthouse contract values and tower presale percentages are attributed snapshots, not confirmation of present availability or closed sales.
  • It says nothing by itself about the wider Miami condominium market: the cited figures concern this project, not a market-wide trend.
