What is being built at 4100 Westheimer?
100 Park Place is planned as a 17-story office building with ground-level retail and multiple parking levels. Chron reports approximately 250,000 square feet of office space, 12,000 square feet of retail and a 4,700-square-foot terrace. The Texas Department of Licensing and Regulation’s project record names The Beck Group as the design firm and describes privately funded new construction.
The reported area figures are not directly interchangeable. CBRE describes the property as 277,000 square feet, while the state registration lists 543,200 square feet overall and contains internally unclear area figures in its scope description. The available records do not reconcile these measurements, so they should not be treated as competing estimates of a single confirmed floor-area total.
Construction has started, but the delivery date is unresolved
CBRE’s Q3 2026 Houston office report says 100 Park Place broke ground on September 30, the quarter’s final day. Chron observed bulldozers at the fenced site on October 6. Those reports describe separate milestones: a reported groundbreaking and later visible site activity. Neither establishes that vertical construction has begun.

There is no confirmed current completion schedule in the available reporting. The state project registration, filed in 2022, lists June 15, 2028; JLL leasing representatives cited by Realty News Report gave a Q1 2028 target. Chron reported that the developer did not provide an updated timetable. Treat both dates as reported targets, not a guaranteed delivery commitment.
A history of shifted start dates
The project has missed earlier expected start dates. Chron reported in December 2024 that construction was expected to start in Q1 2025, following a prior summer 2023 target. The state registration, dated December 2, 2022, listed July 1, 2023 as the start date. Those entries record earlier plans; they do not establish when work actually began. The sources document the shifts but do not establish why the schedule changed.

Leasing is being marketed as a speculative project
CBRE describes the tower as starting on a fully speculative basis, meaning construction is proceeding without the project being presented as built for a single pre-leased tenant. JLL’s live listing offers 27,342 to 252,564 square feet for lease. That marketing range does not establish how much space is currently unleased or whether tenants have committed to portions of the building.
JLL’s listing identifies Chrissy Wilson, executive vice president, Agency Leasing Services, and Matt Pruitt, senior vice president, Houston Agency Leasing, as the leasing brokers. Realty News Report said Wilson described the initial market response as promising, citing the rarity of new office space in the Galleria area.

What is known about the project’s cost?
The often-cited $60 million estimate comes from the Texas registration filed in 2022. Chron reported that Stonelake did not immediately provide an updated cost estimate. The registered figure is therefore an older filing estimate, not a verified current construction budget.
