A four-story building with three homes above ground-floor office space is planned for the vacant site at 1844-1846 North Damen Avenue in Bucktown. Chicago YIMBY reported that the City issued a permit on October 2, 2026, for the project, which also includes several decks and a detached two-car garage.
What the Damen Avenue project includes
According to Chicago YIMBY’s October 4, 2026 report, the proposed four-story building places one residence on each of its three upper floors, with office space at street level.
- Front decks are planned on the second, third, and fourth floors.
- The top-floor residence is to have a private roof deck.
- A detached two-car garage is planned off the alley, with a rooftop deck accessed by stairs.
Chicago YIMBY names Michael Cox & Associates as the designer and Promised Land Development as the applicant and developer. The report says the developer applied on July 14, 2026, using 1846 North Damen as the permit address. It gives a reported construction cost of $1.3 million; that is the figure in the article, not independently verified project spending.
Permit details and what is independently confirmed
The October 2, 2026 issue date and project description are reported by Chicago YIMBY. The City of Chicago’s Building Permits dataset, maintained by the Department of Buildings, covers permits issued from 2006 onward, is updated daily, and excludes permits later voided or revoked. Its results page was last updated October 3, 2026, but the searched results did not show a matching project row. The permit date, cost, work description, and developer therefore remain attributed to Chicago YIMBY rather than confirmed here through an address-level City record.

How the site became vacant
The site was vacant after demolitions reported in 2021. In its June 2021 demolition report, Chicago YIMBY said a demolition permit for the single-story masonry building at 1844 North Damen was issued June 18. Four days later, a permit followed for the three-story residence and detached garage at 1846 North Damen. That report named M15 Land Investment Inc as owner at the time; it does not establish who owns the property now.
Nearby trail and transit access
Chicago YIMBY places the site about one block north of an access point to the 606 Trail. The report also describes northbound and southbound CTA Route 50 stops about half a block south. Less than half a mile south is the Damen/North/Milwaukee intersection, with access to the Damen Blue Line platform and CTA Routes 56 and 72; the Western Blue Line platform is about half a mile west. Clybourn Metra station is reported just over half a mile away via West Cortland Street. These distances and route details are from the article and have not been independently measured here.

What remains uncertain
- Current ownership: the 2021 owner reference is historical, and Chicago YIMBY’s report does not establish present ownership.
- Current zoning: the 2021 demolition article described 1844 North Damen as B3-2 at that time. That does not establish zoning for the current combined 1844-1846 site.
- Permit record: the searched City dataset results did not surface a matching row, so the reported permit details have not been independently confirmed at the address level.
