How to Stop Drafts Around an Attic Ladder

Seal the closed stair panel with compressible weatherstripping, close gaps around the fixed frame, and add insulation or a compatible attic stair cover.

To stop drafts around a pull-down attic ladder, seal the closed panel against its frame with compressible weatherstripping, seal gaps between the frame and ceiling opening separately, and insulate the panel or fit a purpose-made attic stair cover. The advice applies when the access separates heated or cooled living space from an unconditioned attic. The panel must still close and latch freely, and attic ventilation must remain unobstructed.

Find where the draft is coming from

With the stairs folded away and the panel closed, check whether it contacts its frame evenly. Look for visible gaps, loose or damaged weatherstripping, and gaps where the fixed frame meets the ceiling. Those are separate joints and may both leak.

First confirm what the access connects. Sealing and insulation are chiefly relevant when the opening lies between conditioned living space and an unconditioned attic. A hatch located in an unconditioned area, such as a garage or covered porch, may not need the same treatment, according to the DOE and ENERGY STAR air-sealing guide.

If the draft continues after the stair perimeter is sealed, air may be entering the room elsewhere through the attic air barrier. ENERGY STAR’s guide to locating air leaks can help identify other likely leak locations.

Seal the panel against its frame

Apply compressible weatherstripping to the fixed frame or the panel edge, positioned so it makes continuous contact when the stairs are closed. ENERGY STAR recommends adding stops if needed to give the weatherstrip a broad surface to meet. Its guidance also describes using hook-and-eye fasteners positioned to compress the strip when latched. The U.S. Department of Energy recommends latch bolts or other mechanical fasteners that pull the panel tight against the weatherstripping.

Seal the fixed frame-to-opening gap

Weatherstripping seals the moving panel against its frame; it does not seal gaps around the outside of the fixed frame. Inspect where that frame meets the rough ceiling opening. The DOE and ENERGY STAR guide identifies caulk, backer rod, or foam as options for this joint. Choose material appropriate to the gap and surrounding construction, and keep it clear of moving stair parts and any required ventilation paths. The DOE’s air-sealing guide covers access-frame gaps.

Add insulation over the stair opening

Air sealing and insulation solve different problems: the gasket limits air movement around the closed panel, while insulation reduces heat transfer through the panel or stair opening. ENERGY STAR recommends rigid foam board on the back of an attic door or stair panel; a purpose-made insulated attic stair cover is another option. The DOE likewise recommends a durable insulated cover for drop-down stairs along with an air-sealing gasket at the panel rim.

Option What it does Check before choosing
Weatherstripping plus rigid foam board Seals the panel edge and adds insulation to the existing panel. Confirm the added material does not interfere with the folded stairs, panel closure, or latch.
Purpose-made insulated stair cover Provides a removable insulated cover over the stair assembly. Measure the opening; check its shape, folded-stair clearance, and how the cover is removed or opened. Keep the panel-rim air seal in place.

Check the fit and safety before finishing

  • Close and latch the stairs normally. The panel should make continuous contact with the gasket without excessive force.
  • If the assembly is warped, damaged, or closes unevenly, repair or replace it as appropriate instead of adding more weatherstripping until the stairs bind.
  • Do not block attic ventilation paths. Air leaks through the ceiling are different from intentional ventilation a properly ventilated attic may require.
  • Sealing work can, in some cases, cause naturally venting combustion appliances to back-draft gases into the home. If fuel-burning equipment is present, have a qualified professional assess the work.
  • Knob-and-tube wiring can pose a fire hazard if it contacts insulation. If you find it, or face other hazards or difficult access, get a qualified professional’s assessment before insulating.
