If a wall crack appeared after nearby roadworks, document it and check whether it is changing—but do not assume the works caused it. Fine, stable cracks confined to plaster may be suitable for cosmetic repair. Widening, stepped or diagonal cracks, cracks that pass through a wall, or cracking accompanied by bulging or ill-fitting doors and windows call for professional assessment before repair.
What to do first
- Make the area safe. Keep people away from loose masonry, falling material or any wall that looks unstable. Do not wait to monitor a crack if there is an apparent immediate danger; contact the relevant local emergency or building-control service. Arrangements vary by location.
- Record the crack. Take dated photographs from the same position, note the room and precise wall location, and measure the crack consistently. Record when roadworks began, when you first noticed the crack and any changes since. Welwyn Hatfield Borough Council recommends documenting damage and watching for change in its cracks and structural damage guidance.
- Keep relevant records. Ask the highway authority or works promoter how to report suspected property damage, and retain project correspondence. There is no single reporting or claims route established for every UK roadworks project.
How to judge whether a crack needs assessment
Crack appearance can help you decide what to do next, but screening signs cannot diagnose the cause. The council’s guidance distinguishes fine surface cracks from signs that warrant further investigation.

The signs and the 3–5 mm range come from Welwyn Hatfield Borough Council. They are reasons to seek advice, not a substitute for inspection.
When a crack can be repaired cosmetically
If a crack is fine, confined to the plaster finish and unchanged during observation, the council describes filling it, sanding it smooth and painting. This is a finish repair, not a remedy for structural movement. If the crack grows, changes pattern or appears with distortion, stop and seek assessment rather than covering it.

Why cracks after roadworks do not prove the works caused them
Timing is worth recording, but it is not proof of cause. The Department for Transport and Met Office’s transport hazard summary on subsidence and soil degradation discusses ground movement risks to transport infrastructure; it does not determine why a particular home has cracked. The government’s road reinstatement guidance describes standards for work in the highway, not a test of building-damage liability. Establishing whether a project contributed to a crack requires property-specific professional evidence and relevant project records.
What a professional assessment can establish
A structural assessment can include a visual inspection, identification of defects, photographs or marked-up sketches, and advice on next steps. Depending on the findings, the professional may recommend further investigation, monitoring or remedial work. UK government guidance on structural assessments and investigations says the scope and deliverables should be agreed and recognises that further work may be needed.

When arranging an assessment, ask what will be inspected, whether the crack appears limited to the finish or may relate to movement, whether further investigation is needed, what monitoring would show and which repairs should wait. A tell-tale crack monitor can help show whether a crack changes, but it cannot identify the cause by itself; the Department for Education’s guide to managing older buildings discusses monitoring movement and tell-tales.

Movement in the ground or building can have more than one cause. Older-buildings guidance recommends checking whether movement is progressive and seeking advice from a building professional. Filling or repointing a crack in masonry may hide the visible symptom without resolving its cause. The appropriate repair depends on the assessment and the building materials; do not specify or undertake a structural repair based on the crack’s appearance alone.
