Construction is underway at 175 Third Street, a planned 27-story mixed-use project on the Gowanus Canal in Brooklyn. Earthwork and a groundbreaking ceremony were reported in early October 2026; foundation and remediation work had been reported in July. No completion date has been announced in the cited coverage.
What is planned for 175 Third Street?
The City Record’s proposed-project description lists approximately 1,071 dwelling units, with 25 percent permanently affordable, and approximately 120,852 gross square feet of commercial space. It also describes approximately 28,211 square feet of waterfront public access area. These are planning figures, not confirmed final delivery counts. The City Record notice, published February 26, 2026, provides the more precise figures.
Project descriptions round the scale differently: architect Bjarke Ingels Group (BIG) describes more than 1,000 homes and a 28,000-square-foot waterfront park, while developer Tavros describes about 1,000 multifamily units, 100,000 square feet of retail and a near-acre public esplanade on a 3.3-acre site. Those rounded descriptions should not be read as replacements for the City Record’s approximate proposed-project figures.
Who is building and designing it?
Charney Companies and Tavros are developing the project. BIG and dencityworks are the designers; Field Operations is responsible for the park landscape, in collaboration with the New York City Department of Parks & Recreation, according to BIG’s project description.

How is the building designed for the canal?
BIG describes cascading concrete volumes that step down toward the canal and meet on the east side in a descending U shape. The architect says the arrangement opens the building toward the waterfront and creates space for the public park, a stepped interior courtyard and rooftop terraces. BIG frames the massing as a response to Gowanus’s industrial context; that is the design team’s stated intent, not a measured outcome.
What has happened in the approval process?
The City Planning Commission calendar listed a proposal to facilitate a mixed-use development with approximately 1,000 dwellings and waterfront public access. BIG reported that the commission approved plans on April 12, 2026. The February City Record notice describes the proposed project, while the April update reports the later approval. The project follows the 2021 Gowanus rezoning.

What does construction activity mean at this stage?
BIG reported preliminary foundation and remediation work in July 2026. New York YIMBY reported earthwork and a groundbreaking ceremony in the week before its October 3, 2026 article. Together, those reports establish that early site work has begun, but they do not establish a construction schedule or opening date.
