RoomSketcher is the best all-round floor-plan app for most homeowners because it combines editable 2D plans, furnishing, 3D views, and a capable tablet workflow. Choose magicplan instead when measuring an existing property and producing reports matters more than decorating. Planner 5D is the easiest starting point for visual design, while Live Home 3D is the stronger choice for a detailed digital model.
This list mixes native apps, a browser-first planner, and an Android-focused tool. That distinction matters: an app may let you view a project on a phone without offering the same precise editing tools available on an iPad, Android tablet, or computer.

What kind of floor-plan app do you need?
“Floor-plan app” can mean four different things:
- Manual drafting: You draw walls, doors, windows, rooms, and dimensions yourself. It is slower, but corrections are transparent and useful for proposed renovations.
- Room scanning: The camera, augmented reality, or LiDAR captures an existing room. This is faster for documentation, but every result still needs checking.
- Interior design: The app builds a plan while focusing on furniture, finishes, product catalogs, and rendered images.
- Browser planning: The tool runs in a web browser rather than as a fully featured native mobile app.
A scan is not automatically a construction drawing. Clutter, reflective surfaces, poor lighting, hidden corners, unusual geometry, and user movement can affect measurements. Verify dimensions with a tape or laser measure before ordering materials, cabinets, doors, windows, or commissioning structural work.

1. RoomSketcher: best overall for deliberate floor-plan work
How it works
RoomSketcher is built around manual, editable plans: draw rooms, add doors and windows, furnish them, and switch between 2D and 3D views. Its iPad and Android-tablet apps provide the full desktop functionality, work offline, and synchronize projects when connectivity returns. The phone browser interface is mainly for viewing projects and ordering; it is not the full drawing workspace. RoomSketcher mobile details.
Cost and limits
Free users can draw plans and create 3D snapshots. Advanced 3D floor plans, Live 3D, and ordering services require an upgrade or credits; the exact subscription depends on the current plan. See RoomSketcher subscription information.
Choose it if
Choose RoomSketcher for a renovation discussion, real-estate plan, or multi-room project that must remain easy to edit. Skip it if you only need a disposable sketch and do not want paid exports or advanced visualization.

1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsRank #2
- Larger Canvas for In-Depth Drafting- 11" x 17" Landscape pad designed for clearer, larger-scale blueprints and sketches, aided by a clear 0.25” 4x4 quadrille small blue dot grid with borders.
- Optimal Durability & Brightness - Made with 20lb (75 gsm) high brightness paper (96 level) and supported by a thick 50pt chipboard backing, offering a sturdy and clear writing surface.
- Ideal for Diverse Professionals - This graph pad is the top choice for pipe fitters, welders, architects, engineers, contractors, students, hobbyists, and more.
- Seamless Craftsmanship - Benefiting from two precise glue coats, each sheet is firmly attached but can be effortlessly removed when required.
- Non-repro Blue Grid Advantage - Grid features non-photo blue or non-reproducible blue, remaining invisible in most scanners with low density black and white scans.
2. magicplan: best for scanning and professional documentation
How it works
magicplan combines camera or AR capture with manual correction, then adds photos, notes, objects, forms, checklists, panoramas, reports, estimates, and professional integrations. Apple devices that support ARKit can use scanning. magicplan’s device documentation says Android users can create plans manually and by non-scanning methods, but Android scanning is not currently supported: device limitations and supported devices.
Professional boundary
Its workflows are suited to contractors, inspectors, restoration companies, adjusters, and claims work; the App Store description references reports, estimates, price lists, and integrations including Xactimate and CoreLogic. A casual decorator may find that feature set unnecessary. Professional plans are subscription-based; check magicplan pricing for current limits.
3. Planner 5D: best for approachable home design
Planner 5D is primarily a home-design platform rather than a precision field-measurement system. Its iPad listing describes 2D and 3D editing, project synchronization, offline access, Apple Pencil support, split-screen use, AI design tools, and a large furniture and décor catalog: iPad listing. The free editor is useful for trying the workflow, but premium catalog access and furniture customization are restricted. It suits DIY renovators, renters, and students; choose magicplan or RoomSketcher when documentation and measured reporting are the priority.
Rank #3
4. Live Home 3D: best for a complete 3D model
Live Home 3D supports floor-plan creation, furniture placement, walkthrough-style presentation, and detailed visualization across iPhone, iPad, Vision Pro, Windows, and Android. The vendor describes free versions on several platforms and a Mac trial; editions and features vary by platform. See floor-plan features and iOS details. It is a strong middle ground between a simple sketcher and professional CAD, but it is not the fastest scan-to-plan tool.
5. Homestyler: best for furniture visualization
Homestyler focuses on interior styling, branded furniture, AI-assisted design, AR features, and rendered scenes. Its mobile app is offered for iOS and Android phones and tablets, and its site describes uploading a floor plan to generate a 3D space: mobile app. Basic is free; the vendor lists Pro+ from $6.80/month, Master+ from $11.80/month, and Team from $19.90/seat/month, with annual-billing discounts noted on pricing. These are displayed starting prices and can vary by billing period, tax, currency, or promotion. The US App Store has also displayed $4.99/month, $9.99/month, and $69.99/year subscription examples. Treat iPad editing complaints in App Store reviews as anecdotal, not a universal specification. Homestyler is a good choice for décor concepts, not technical as-built documentation.
6. HomeByMe: best for polished presentations
HomeByMe emphasizes furnishing, high-quality renders, aerial views, and virtual tours. Its App Store listing says LiDAR capture is available on iPhone 12 Pro and later, so do not assume every iPhone, iPad, or Android device can scan: HomeByMe listing. It is well suited to client-ready design imagery and less suited to reports, estimates, or survey-style records.
Rank #4
7. Floorplanner: best browser-first alternative
Floorplanner is primarily a web tool. It is useful when you prefer an account-based browser workflow and do not need a fully featured native Android or iPad app. Larger screens generally make wall editing and multi-room work easier than a phone browser. The service uses a freemium model with paid exports, credits, or account tiers; confirm current limits at Floorplanner. It is not the right recommendation for offline field capture.
8. Floor Plan Creator: best lightweight Android option
Floor Plan Creator is aimed at straightforward manual plans and measurements, with a strong Android fit and a narrower décor ecosystem. Use the vendor site, Floor Plan Creator, and the current Google Play listing to check purchase terms. Do not assume a native iPad version or cross-platform project parity without confirming it. It is practical for a simple measured layout, but less suitable for presentation renders, professional reports, or complex visualization.

Accuracy, imports, and difficult rooms
Camera and LiDAR output is a starting point, not a permit or construction document. Recheck every critical dimension. Imported PDFs or images may be only tracing underlays rather than editable walls; scale may need to be set manually, and “upload a plan” does not guarantee automatic CAD conversion.

Expect extra correction for curved or angled walls, open-plan spaces, split levels, staircases, bay windows, thick structural walls, partial-height partitions, alcoves, and corners hidden by furniture. For multi-story homes, confirm floor limits, stair alignment, and whether exports include every level. Commercial properties may require symbols, layers, audit trails, client permissions, and large-area workflows that homeowner apps do not provide.
Free does not always mean usable
Before committing, check five separate boundaries: whether projects can be saved, whether exports are included, whether renders carry watermarks, whether premium objects are locked, and whether extra floors or projects cost more. Also check commercial-use rights, cloud storage, and privacy terms. A room scan can contain sensitive images, layouts, client information, and notes; review the provider’s policy before uploading a rental, client, or security-sensitive property.
