5 Steps to Repairing a Sunken Lawn

A shallow lawn dip can often be corrected with light, gradual topdressing. Deeper ruts need sod removal and regrading, while persistent ponding calls for a drainage fix.

Repair a sunken lawn by finding out why it sank, then choose between lightly topdressing a shallow dip and lifting the sod to regrade a deeper one. If water keeps collecting, address drainage before adding soil. Filling a depression without fixing its cause can leave you with the same low spot—or a wetter one.

1. Find out why the lawn sank or stays wet

Look at the low area after rain. Note whether water runs toward it from a roof downspout or slope, whether the soil feels compacted, and whether water lingers after surrounding areas have drained. Uneven grading, compaction and poor drainage can all contribute to a low or wet spot.

Correct the underlying issue before filling. If water repeatedly ponds, adding soil alone may not solve the problem; a drainage route or subsurface drainage may be needed. The University of Minnesota Extension’s guidance on repairing flooded lawns recommends subsurface drainage to eliminate ponding in water-affected areas. That advice is most relevant when a depression has a persistent water problem, not to every shallow lawn dip.

2. Decide whether to topdress or regrade

There is no universal depth that separates a shallow repair from a substantial one. Consider how much soil is missing, how much healthy turf remains, and whether the area needs a change to its grade or drainage.

Repair Best fit What happens to the turf What to expect
Gradual topdressing A shallow dip or small rut that can be corrected with a thin layer of material Grass stays in place Apply lightly and repeat only as the grass grows through
Sod removal and regrading A substantial rut, low-lying area, or depression that needs soil amended or the grade reshaped Sod is removed; exposed soil must be replanted Correct the soil profile and surface before restoring turf

The University of Maryland Extension identifies substantial mower or vehicle ruts, erosion swales from downspouts or other water flow, and low-lying areas caused by uneven grading as repairs that need to be fixed. Do not try to correct a deep depression by burying the existing grass under a thick layer of soil.

3. Choose fill that suits the existing soil

For a shallow repair, use an appropriate topsoil or compost for a light topdressing. For a deeper repair, use soil or amendments suited to the existing soil rather than creating a sharply different layer. The University of Minnesota Extension advises using soil or amendments similar to the existing soil in depressed areas.

Sand is not a default leveling material for an ordinary home lawn. Clemson Cooperative Extension’s topdressing guidance discusses topsoil or sand for low or bare spots and favors light, frequent applications. For general lawn care, the UF/IFAS Extension Okaloosa County explains why indiscriminate sand applications are not appropriate for every lawn. Match material to the site and the job.

4. Fill the depression without burying healthy grass

For a shallow dip: apply a thin topdressing

  1. Spread the material evenly over the low area rather than leaving a mound.
  2. Keep each layer light enough that the grass crowns remain uncovered. Maryland Extension says about ¼ to ¾ inch of topsoil or compost can usually be applied over turf without smothering the crown.
  3. Let the grass grow through before applying another light layer. Do not try to raise the surface to its final level in one pass if doing so would bury the turf.

For a substantial low spot: lift sod and regrade

  1. Cut and lift the sod where practical, keeping healthy pieces aside for reuse.
  2. Amend and reshape the exposed soil to correct the depression and, where needed, the grade. Avoid directing runoff toward buildings or creating a new place for water to collect.
  3. Return usable sod or prepare the exposed soil for reseeding. Smooth the surface so it joins the surrounding lawn without a sharp ridge or hollow.

5. Restore turf and check how the area drains

Replant exposed soil with suitable turf seed or saved sod. Choose seed suited to the site and the existing lawn; local climate and grass species affect what will establish well. For overseeding, rake or otherwise prepare the surface so seed makes contact with soil, rather than resting on top of dense grass or loose debris. Iowa State University Extension and Outreach’s overseeding guidance explains the importance of seed-to-soil contact.
