4 Features Behind the £140 Million No. 1 Grosvenor Square Penthouse Sale

The 2020 £140 million No. 1 Grosvenor Square transaction was a penthouse sale, reportedly UK’s second-priciest that year. Four standout features shaped its story.

What features made the £140 million London penthouse so expensive? In 2020, a buyer reportedly paid £140 million for the top floor and two lower apartments at No. 1 Grosvenor Square in Mayfair, with plans to combine them into a 15,600-square-foot home. The property was described at the time as the UK’s second-priciest sale of the year—not as a current London ranking. Its appeal lay in the combination of historic reconstruction, a restored period room, exceptional scale and extensive shared amenities.

Why was No. 1 Grosvenor Square the second-priciest property sale in 2020?

The reported £140 million transaction was a penthouse purchase in Mayfair, not a sale reported in dollars and not a whole mansion sale. Tatler reported the deal in November 2020, and Mansion Global described it as the UK’s second-priciest property deal that year, behind a Knightsbridge mansion purchase reported at more than £200 million (Tatler; Mansion Global).

That ranking is historical, not current. A 2026 guide from United Kingdom Sotheby’s International Realty reports that 2–8a Rutland Gate sold for more than £300 million in 2023; the guide does not establish a comprehensive audited ranking of London or UK transactions (United Kingdom Sotheby’s International Realty). The sources report the sale and the property’s features, but do not quantify how much any one feature contributed to its price.

1. A historic façade rebuilt for contemporary living

The development paired a traditional exterior with a modern residential project. House & Garden reported that Lodha and Eric Parry Architects undertook a three-year redevelopment, reconstructing the brick façade brick by brick. The work reportedly allowed for 4.2-metre ceilings inside—an example of how a historically styled exterior could be retained while creating generous modern interiors (House & Garden).

2. The restored Oval Room at the entrance

The building’s history was also reflected in its restored Oval Room. House & Garden connected the room to Joseph Kennedy, who served as US ambassador in London, and reported that the room was reconstructed at the building entrance. It is a distinctive historical feature within a newly redeveloped residential address, rather than a claim about a room inside the penthouse itself.

3. A planned 15,600-square-foot combined residence

The buyer reportedly acquired the top floor and two lower apartments and planned to combine the three into a 15,600-square-foot penthouse. Tatler and House & Garden reported the proposed configuration in 2020; that reporting describes a plan, not independent verification that the combined home was completed as described. At that scale, the purchase represented the prospect of a single, unusually large private residence in central London.

4. Hotel-style amenities across the development

Reports listed a 25-metre swimming pool, gym, spa and treatment rooms, library, private cinema, performance venue and 24-hour concierge among the building’s amenities (House & Garden; Tatler). These are development facilities, not amenities established as exclusive to the penthouse. Their significance is the breadth of shared services available to residents alongside the private home.

What the reported price does—and does not—show

The £140 million figure and the four features help explain why the transaction attracted attention, but they do not amount to a measured valuation breakdown. The published reports do not identify a specific premium attributable to the rebuilt façade, the Oval Room, the planned floor area or the shared facilities. The buyer was reported as anonymous, and the transaction should be understood through the features and ranking actually reported, rather than as proof of a general London property-price formula.
