270 Park Avenue is JPMorganChase’s 60-story, 1,388-foot global headquarters in Midtown Manhattan. The tower opened in October 2025, replacing the Union Carbide Building on the same block. Its construction combined a large steel frame with a demanding site above rail infrastructure serving Grand Central Terminal.

270 Park Avenue is the new global headquarters of JPMorganChase, the financial services company. The company announced the building’s grand opening on October 21, 2025. It describes the tower as 60 stories tall and 1,388 feet high. JPMorganChase’s opening announcement presents it as a workplace for employees and a center for serving clients.

Company chairman and CEO Jamie Dimon called the opening “a significant investment in New York City” and a commitment to clients and employees around the world. The building is not simply an office address: its program includes trading floors, employee gathering and dining areas, a lobby and a client center.
What was built on the site?
The tower replaced the Union Carbide Building, which had occupied the block for nearly 60 years, according to the Associated Press. Construction had to contend with rail lines serving Grand Central that run beneath Park Avenue near the site. That infrastructure added complexity to building a new tower in a dense, active part of Midtown.

JPMorganChase said in November 2023 that the 1,388-foot steel frame had been erected over three years, using more than 93,600 tons of U.S.-made and fabricated steel. At the time, the company expected the headquarters to open by the end of 2025; it subsequently held the public grand opening in October of that year. The company says the building has planned capacity for about 14,000 employees. That is a capacity figure published in 2023, not a count of current occupants. The project’s architect is Foster + Partners. Vishaan Chakrabarti, architect and founder of Practice for Architecture and Urbanism, served as overall design advisor, according to the company; that role is distinct from being identified as the project architect. What changed at street level?
In its 2022 design announcement, JPMorganChase said the plan would provide 2.5 times more outdoor space at ground level than the previous building. It also described wider sidewalks on Park and Madison Avenues and a large public plaza on Madison Avenue with green space and other amenities. These figures and features were presented as design plans; the announcement is not a measured post-opening assessment of the public realm. Is 270 Park Avenue LEED Platinum certified?
JPMorganChase says the building’s design and construction were aligned with LEED Platinum v4 and that it planned to seek final certification. That wording establishes the company’s sustainability target and approach, not that certification has been awarded.
