The 100-home 3D-printed neighborhood at Wolf Ranch in Georgetown, Texas, is no longer nearing completion. ICON’s project page lists the project as finished in 2025 with 100 structures, and NASA’s Spinoff 2026 describes it as a completed 100-home subdivision. The open question for most readers is no longer whether the homes exist, but what was printed, who built and sells them, and what the official record does and does not prove about them.
Where the project stands
Wolf Ranch sits in Georgetown, a city north of Austin. ICON’s project page records the finish year as 2025 and counts 100 structures. That figure matches the original scope ICON announced on November 10, 2022, when it said 100 homes were planned. The completion status is therefore not a forecast; it is the position ICON reports on its own project page, and NASA’s Spinoff 2026 publication, which covers the same neighborhood, reaches the same conclusion.
Two questions are easy to blur together. Construction completion describes whether the houses are built. Sales status describes whether a given plan is available to buy. Lennar’s Genesis Collection page, which covers the homes at Wolf Ranch, shows plans and prices as actively selling, but it also states that prices and features may change. Check that page directly before relying on any price or availability.
Who designed, built and sells the homes
The project involves several companies with separate roles. ICON, the 3D-printing company, identifies itself on its project page as the party that printed the structures. Lennar is named as the builder, and its Genesis Collection is the product line for the homes. Bjarke Ingels Group (BIG) is named as the designer.

How the homes were printed
ICON identifies the printer used at Wolf Ranch as the Vulcan Block 3-4. Its project page describes the work as combining advanced materials, engineering and 3D robotics. The printed structures are the wall-forming element of each house, but NASA’s Spinoff 2026 says Lennar handled roofing and finishing work in the collaboration. A printed home at Wolf Ranch is therefore a partnership result rather than a single-step print from foundation to finish.
The sources reviewed do not publish a breakdown showing what share of each house’s total construction was printed versus built with conventional methods. Any statement that a home was “100 percent printed” would go beyond what these official materials establish.

ICON’s project page lists the following specifications for the homes. These are project-scale and design figures, not performance measurements.

Because these are the only documented specifications, buyers comparing plans should use the square-footage ranges on Lennar’s current listing for the plan they are considering rather than assume every home matches the full range.

ICON’s November 10, 2022 announcement said the homes would include Lennar’s Connected Home package. The package, as described at the time, named three devices:
- A Ring Video Doorbell Pro
- A Schlage Encode smart WiFi deadbolt
- A Honeywell Home T6 Pro WiFi thermostat
These were announced components in 2022. Product lines change, and the sources reviewed do not confirm that every named device is still the standard fit in current homes. Verify the features on the current listing before assuming them.

Is it the world’s largest 3D-printed neighborhood?
The “world’s largest” label appears in the title and in promotional descriptions of the project. The official materials reviewed for this article describe the project’s scale, which is 100 structures, but they do not include an independent ranking or a comparison with other 3D-printed neighborhoods. Treat the label as a claim made about the project, not a verified fact.
What the official sources do not establish
The ICON and Lennar materials describe the homes in promotional terms such as energy-efficient and resilient. They do not provide measured results that would support those words. Specifically, the sources reviewed do not establish:

- Storm, fire or other resilience performance compared with conventional construction
- Total purchase or construction cost on a basis comparable to a conventional house
- Total build time from start to finish, as opposed to wall-printing time alone
- Code approval, insurance treatment or lender terms specific to the printed structures
Those five points are the comparison axes a buyer, builder or local official should ask for when evaluating printed housing against a conventional build. Until a comparable dataset is published, any claim of measured savings or superior performance at Wolf Ranch lacks support in these official sources.

- Open Lennar’s Genesis Collection page and select the Georgetown, Texas community to see the plans currently offered.
- Note the plan price, square footage and included features on the day you check, since the page states that prices and features may change.
- Ask the sales office which features listed in the 2022 Connected Home package are standard in the home you are considering.
- Request the total construction timeline and any printed versus conventionally built components in writing before comparing this home with another build.
