Why Is My AC Unit Leaking Water? Causes and What to Do

Water around an indoor AC unit commonly means condensate is backing up, escaping from a damaged pan, or coming from a frozen coil as it thaws. Here’s how to limit damage and choose safe next steps.

If water is pooling around your indoor air conditioner, turn the system off, protect nearby finishes and belongings, and arrange service if the leak continues or you cannot identify its source. The most common explanations are a clogged condensate drain, an overflowing or damaged drain pan, or a frozen evaporator coil that is thawing. A puddle alone cannot confirm which fault is responsible.

Why an air conditioner produces water—and why a leak is different

In cooling mode, moisture from indoor air condenses on the evaporator coil. The system is designed to collect that water in a drain pan and carry it away through a condensate drain. Water collecting near the indoor air handler or dripping from a ductless wall unit means the water is not being contained or drained as intended.

Some systems have a safety float switch that stops cooling when water rises in the pan. A shutdown can therefore accompany a drain problem; it is not a reason to keep restarting the system.

Clues that can help narrow down the cause

These patterns can point toward a likely issue, but none proves the cause. A technician may need to inspect the equipment and drain system.

What you notice What it may indicate What to do
Standing water, a musty smell, overflow, or water from an emergency drain outlet A clogged condensate line or a pan that is filling faster than it drains Switch the AC off. Arrange service if the drain is not clearly accessible, the leak persists, or it returns.
Visible ice on the indoor coil cabinet or refrigerant lines, followed by water as the ice melts A frozen evaporator coil thawing Turn cooling off and call for service. Do not chip at the ice.
Water escaping directly from the air handler or recurring pan overflow A damaged, corroded, or obstructed pan; a drain blockage; or a float-switch problem Keep the system off and have the equipment inspected.
A ductless wall unit dripping onto the wall or floor A blocked drain, damaged pan, frozen coil, or an installation angle that does not let water drain correctly Contact the installer or a ductless HVAC technician, especially if the unit is under warranty.

Common causes of indoor AC leaks

Clogged condensate drain line

Dust and other debris can mix with moisture and build up in the condensate line. When water cannot drain freely, it backs up and may spill from the pan. A musty odor, standing water, poor cooling, a safety-switch shutdown, or a lack of visible water at the outdoor drain while cooling is running may accompany a blockage, but these clues are not a definitive test.

Only consider suction at the outdoor drain outlet if you can positively identify it and can safely shut the system off first. A wet/dry vacuum is sometimes used for this purpose, but it will not fix a frozen coil, a damaged pan, or an equipment fault. If the outlet is uncertain, the blockage is deeper, or the problem recurs, leave clearing to a qualified technician. Do not assume vinegar or bleach will prevent repeat clogs; they may not remove the debris responsible.

Frozen evaporator coil thawing

A frozen coil can leave a puddle when its ice melts. The system may also blow warm air. Restricted airflow—such as from a dirty filter or blocked return vents—can contribute, but low refrigerant, thermostat issues, a dirty coil, and other faults are possible too.

Switch cooling off and let a technician diagnose the cause. Do not chip or scrape ice from the coil, which can damage it. Replacing an obviously dirty filter may help restore airflow, but it does not establish that the leak or freezing problem is fixed.

Damaged or overflowing drain pan

The drain pan sits beneath the indoor coil and catches condensate. A blocked drain can make it overflow; corrosion, cracks, or debris can also allow water to escape. Because pan designs and parts vary by system, have suspected damage inspected rather than patching or replacing a pan without identifying the correct equipment and part.

Refrigerant, condenser, or other equipment faults

Refrigerant problems and other equipment faults can contribute to freezing or poor operation. Low refrigerant may be associated with a leak or an incorrect charge, neither of which can be confirmed from a puddle. Refrigerant diagnosis and repair are technician work; do not attempt to handle refrigerant yourself.

What to do when you find water

  1. Turn the AC off at the thermostat. If needed, use the breaker only if it is safe to access. Do not continue running the system while the cause is unknown.
  2. Limit water damage. Move nearby belongings and mop a small puddle. For substantial pooled water, a wet/dry vacuum can help with cleanup. Keep water away from electrical equipment.
  3. Look only for visible, accessible clues. Check for ice, a plainly dirty filter, standing water in an accessible pan, or a musty odor. Do not remove equipment panels or reach into electrical or mechanical components.
  4. Address only basic airflow maintenance. If the filter is plainly dirty, replace it with the correct size and type for your equipment. Keep return vents clear. A filter change is not a diagnosis or a guarantee that the leak has been resolved.
  5. Arrange qualified HVAC service when the cause is uncertain or the leak persists. Tell the technician whether you saw ice, a shutdown, water from an emergency outlet, or a recent installation; those observations can help guide inspection.

When to call for service promptly

Turn the AC off and seek prompt help if water is actively damaging a ceiling, drywall, flooring, or other building materials; if the system is leaking and not cooling; if you see a frozen coil; or if refrigerant or another equipment fault may be involved. A small, contained drip is not automatically a personal-safety emergency, but water intrusion can damage finishes and concealed building materials if it continues.

Call a qualified HVAC technician for recurring leakage, a suspected deep drain clog, a cracked or rusted pan, visible ice, or any leak whose source is unclear. If a ductless unit is under warranty or would need to be dismantled, contact its installer or an experienced ductless HVAC company.

If you have a ductless mini-split

A mini-split’s indoor head can drip onto a wall or floor when its drain line is blocked, its pan is damaged, its coil freezes, or the unit does not have the drainage angle needed for water to leave properly. A severely clogged filter can restrict airflow and contribute to coil freezing; low refrigerant is another possible fault. Trane’s homeowner guidance says a mini-split should not leak in heat mode because it produces condensate during cooling rather than heating. If a mini-split leaks, particularly if it is newly installed or under warranty, have the installer or a ductless specialist assess it rather than applying central-air-handler access or repair assumptions.
