Which Home Improvements Are Worth Doing Before Selling a House?

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Prioritize repairs that remove buyer objections, then improve presentation with neutral paint and well-targeted exterior work. For most sellers, a sound roof, clean and orderly rooms, fresh paint, a credible entry, and correction of visible defects are safer investments than a high-end kitchen or bathroom remodel.

The 2025 Remodeling Impact Report from the National Association of REALTORS® (NAR) and the National Association of the Remodeling Industry (NARI) supports that order, but its percentages are national survey estimates—not promises about your sale price. Your decision should come from the home’s condition, nearby listings, local contractor quotes, buyer expectations, and the time available before listing.

Start with condition, not remodeling

Walk through the property as a buyer would, preferably with your real-estate professional and a contractor or inspector who can identify material defects. Separate work into three categories:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Required maintenance: leaks, unsafe electrical or plumbing conditions, roof failure, active water intrusion, damaged flooring, broken windows, malfunctioning heating or cooling, and other problems that can derail inspections or financing.
  • Visible presentation issues: scuffed walls, damaged trim, overgrown landscaping, grimy grout, worn caulk, strong odors, clutter, and rooms painted in highly personal colors.
  • Optional improvements: projects that change the style or layout but do not correct a defect.

Complete the first category before spending on the third. A buyer may forgive an older but working kitchen; they are less likely to overlook a roof leak or evidence of moisture. Keep invoices, permits, warranties, and before-and-after photos for work you complete. Those records help your agent explain the home’s condition and answer inspection questions.

Check what buyers will see immediately

Make a room-by-room list from the street to the back fence. At the exterior, note peeling paint, damaged siding, loose railings, cracked steps, poor drainage, dead plantings, and a door that sticks. Inside, check the entry, kitchen, bathrooms, primary bedroom, utility areas, and any basement or attic. Open cabinets, run faucets, flush toilets, test lights, and look under sinks. The purpose is not to create a perfect house; it is to find surprises that can become negotiation leverage.

Use comparable listings as a finish-level test

Tour recently sold and currently listed homes that compete with yours in location, size, and price range. Compare flooring, paint, appliances, fixtures, storage, curb appeal, and outdoor maintenance. If competing homes are clean and functional rather than newly renovated, a major remodel is harder to justify. If every competing listing has a repaired roof and a tidy, neutral interior, failing to meet that baseline can make your home appear overpriced even when its asking price is technically similar.

Project REALTORS® recommending it How to interpret the figure
Painting the entire home 50% The most frequently recommended project in the survey; useful when walls are marked, colors are polarizing, or rooms feel dark.
Painting one interior room 41% A targeted option when one room photographs poorly or has the strongest color or wear.
New roofing 37% Most relevant when the roof is near failure, visibly worn, leaking, or likely to concern an inspector or lender.
Kitchen upgrade 30% Usually refers to an upgrade rather than an assumption that a complete redesign is needed.
Bathroom renovation 24% More compelling when the room is damaged, nonfunctional, or clearly below the standard of competing homes.

The recommendation data points toward condition and broad appeal. It does not establish that every seller should paint every room or replace a roof that has substantial remaining life. Match the work to the defect, the buyer’s likely concern, and the market standard.

Estimated cost recovery: useful comparison, not a guarantee

The same 2025 NAR/NARI material ranks projects by estimated cost recovered at resale. The percentages compare estimated project cost with real-estate professionals’ estimates of likely resale value. They do not predict your net profit, sale speed, or final price.

Project Estimated cost recovery
New steel front door 100%
Closet renovation 83%
New fiberglass front door 80%
New vinyl windows 74%
New wood windows 71%
Basement conversion to living area 71%
Attic conversion to living area 67%
Complete kitchen renovation 60%
Minor kitchen upgrade 60%
Bathroom addition 56%
New primary suite 54%
Bathroom renovation 50%

A 60% estimate, for example, does not mean a project will add 60% of its invoice to your contract price. Local labor and material costs, the home’s starting condition, neighborhood price ceiling, permits, financing, and the quality of the work can all change the result. The ranking is best used to compare options after you have identified a real deficiency.

Improvements that usually make sense

Repair a failing roof or active water problem

Roof work is a high-priority condition decision, not merely a cosmetic upgrade. If shingles are at the end of their service life, there are leaks, flashing is damaged, or an inspection is likely to flag the roof, obtain a written evaluation and local quotes. Ask whether a repair will solve the problem or whether replacement is warranted. Disclose known defects as required in your jurisdiction, and keep the paid invoice and transferable warranty information. A roof replacement done solely to chase a national recovery percentage may not make sense when the existing roof is sound.

Paint for clean, neutral presentation

Paint is often worthwhile because buyers see it in photographs and at every showing. Choose durable, low-sheen neutral colors that make rooms look consistent. Repair nail pops, water stains, damaged drywall, and loose caulk before rolling paint; painting over a source of moisture creates a visual cover that an inspection can expose. If the rest of the home is in good shape, painting one problem room can be more rational than repainting everything. Obtain separate quotes for preparation and application so you can compare a professional job with a do-it-yourself plan.

Improve the front entry and first impression

The cost-recovery ranking places a new steel front door at 100% and a fiberglass front door at 80%. Those figures do not make either replacement automatic. First fix a door that is unsafe, warped, drafty, difficult to lock, or visibly damaged. If the door is serviceable, a thorough cleaning, fresh paint, updated hardware, corrected lighting, and a clear path may deliver the needed improvement at lower cost and disruption. Match the replacement style to the architecture and the finishes buyers see elsewhere in the house.

Address windows when performance or condition is a problem

New vinyl windows are listed at 74% estimated recovery and wood windows at 71%. Replace or repair windows when they are broken, leak, create drafts, have failed seals, or are conspicuously worse than those in competing homes. Do not replace good windows solely because a table contains a percentage. Check whether local buyers value the specific material, whether permits are required, and whether the work can be completed and inspected before listing.

Add usable storage without overbuilding

A closet renovation appears near the top of the estimated-recovery ranking at 83%. The practical benefit is straightforward: buyers can see where coats, linens, tools, and everyday items will go. Improve an existing closet with shelving, rods, lighting, repaired doors, and a clean finish. Avoid turning a modest storage need into an expensive custom system that consumes the budget needed for maintenance.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Finish an attic or basement only when it is truly viable

The estimates assign 71% recovery to a basement conversion to living area and 67% to an attic conversion. These projects are larger, slower, and more dependent on code requirements than paint or repairs. Before proceeding, confirm ceiling height, egress, insulation, moisture control, heating and cooling, electrical capacity, fire separation, permits, and whether the finished area will count as legal living space in your market. If those conditions cannot be met within the listing schedule, clean, dry, well-lit unfinished space is preferable to a rushed conversion.

When a kitchen or bathroom remodel is justified

Kitchen and bathroom work attracts attention, but the 2025 estimates place complete and minor kitchen renovations at 60% recovery and bathroom renovation at 50%. That is a warning against assuming a large remodel will pay for itself.

Choose a targeted kitchen upgrade

Consider repairs or modest updates when cabinets are structurally sound but dirty or dated. Typical targeted work includes replacing broken hardware, repairing doors and drawers, renewing worn caulk, improving lighting, refinishing serviceable cabinets, replacing a damaged countertop, or updating one visibly obsolete appliance. Keep finishes broadly appealing and avoid highly personalized colors or layouts. A full kitchen redesign is more defensible when the existing room has serious functional failure, unsafe conditions, or a layout that is clearly inferior to competing homes.

Choose a targeted bathroom update

Correct leaks, soft flooring, failed exhaust fans, cracked fixtures, damaged surrounds, and persistent mold or moisture first. If the room functions, a deep clean, fresh grout and caulk, new lighting, a mirror, a toilet seat, and coordinated hardware may solve the presentation problem. A bathroom addition has a 56% estimated recovery, so it should be considered only when the home lacks a bathroom buyers in that price range reasonably expect and the work can be permitted and completed properly.

A decision process for limited time and money

  1. Set the listing date. Count backward from the date photographs and showings must begin. Remove projects that cannot be completed, inspected, cleaned, and documented in that window.
  2. Get local quotes. Obtain itemized bids from appropriately licensed and insured contractors where required. Separate labor, materials, permits, disposal, preparation, and contingency allowances.
  3. Rank buyer risk. Put safety hazards, water intrusion, roof failure, nonfunctioning systems, and defects that could affect financing ahead of appearance-only work.
  4. Compare the local baseline. Use nearby competing listings to determine whether the proposed improvement brings the home up to market standard or pushes it beyond what buyers pay for the area.
  5. Calculate the decision, not just the percentage. Estimate the project’s total cost, carrying cost while work is underway, effect on showing readiness, and likely negotiation avoided. Do not add the invoice dollar-for-dollar to the asking price.
  6. Choose the smallest effective scope. A repair, deep clean, paint, hardware change, or partial update may solve the buyer concern without a full remodel.
  7. Document completion. Keep permits, paid receipts, warranties, manuals, and contractor details organized for disclosure and inspection questions.

Budgeting and break-even math

Use a simple worksheet for each candidate project:

  • Total project cost, including permit fees, disposal, temporary protection, and a realistic contingency.
  • Time unavailable for showings and the effect on your mortgage, utilities, insurance, and other carrying costs.
  • Expected benefit: correcting a defect, meeting the local baseline, improving photos, or reducing an inspection concession.
  • Downside if you do nothing: a lower offer, a repair credit, delayed closing, a failed inspection, or no material buyer reaction.

Then compare the project with the cost of leaving the condition as-is. For example, if a roof replacement costs more than the likely value buyers place on it, a negotiated credit or documented repair may be better—but only after confirming that the existing roof will not prevent financing or insurance. The right choice is the one that improves your expected net proceeds and transaction reliability, not the one with the most impressive before-and-after photographs.

Common mistakes to avoid

  • Over-improving for the neighborhood: Luxury finishes rarely return their full cost when nearby homes sell with standard materials.
  • Starting work without a completion plan: Half-finished kitchens and bathrooms photograph poorly and can delay the listing.
  • Hiding defects with cosmetics: Paint or staging cannot substitute for correcting leaks, unsafe wiring, structural movement, or poor drainage.
  • Ignoring permits and disclosures: Unpermitted additions or undocumented work can create appraisal, inspection, and title problems.
  • Using personal taste as the test: Strong colors, unusual fixtures, and specialized rooms narrow appeal even when they suit the current owner.
  • Forgetting the exterior: Dirty siding, neglected landscaping, damaged steps, and a cluttered porch shape the first impression before buyers enter.
  • Assuming national percentages are local forecasts: Survey estimates cannot account for your city’s labor rates, climate, buyer pool, price segment, or competing inventory.

A practical pre-listing sequence

  1. Six to eight weeks before listing, if possible: inspect the home, collect quotes, verify permits, and decide which maintenance items are non-negotiable.
  2. Four to six weeks out: complete roof, water, system, safety, and exterior repairs that require contractors or inspections.
  3. Two to four weeks out: paint selected rooms or the full interior, complete targeted kitchen or bathroom work, improve storage, and finish entry repairs.
  4. One to two weeks out: deep-clean, wash windows, remove clutter, trim landscaping, test every fixture, and assemble project records.
  5. Before photography: confirm that all contractors are finished, surfaces are cured, debris is removed, and rooms can be shown safely.

National NAR/NARI findings are a useful starting point: painting, roofing, entry improvements, storage, and selective repairs are commonly defensible; major kitchen and bathroom projects require more caution. The final answer for an individual house comes from local quotes, visible condition, competing homes, buyer expectations, and the time you have to finish the work.
