What to Use Instead of Softwood Lumber for Framing and Structural Work

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The best substitute for softwood lumber depends on the structural job. Engineered-wood members can replace sawn lumber in beams, joists, studs and roof systems; cold-formed steel can frame walls; structural insulated panels (SIPs) can provide a structural, insulated wall or roof assembly; and masonry or concrete can form load-bearing walls. These are not interchangeable products. Select by structural role, span, loads, connections, fire protection, moisture exposure, thermal requirements, local code and installation capability.

Start with the structural role, not the material name

A request for an “alternative to softwood lumber” is incomplete until the member or assembly is identified. A floor joist has different strength, deflection, vibration and service requirements from a wall stud. A beam carries concentrated loads that a non-load-bearing partition never sees, while a complete SIP wall is designed as a panel system rather than as a collection of independent studs.

What you are building Potential alternatives What must be designed
Wall studs and wall panels Engineered-wood studs or rim products, cold-formed steel, SIPs, masonry, concrete Axial and lateral loads, openings, bracing, connections, fire rating, insulation and moisture detailing
Floor joists Wood I-joists, structural composite lumber (SCL), steel members, concrete or composite systems Span, bending, shear, deflection, vibration, bearing, penetrations and fire-protective assembly
Roof framing I-joists, SCL, glulam, steel framing, trusses, SIP roof panels Snow and wind loads, uplift, diaphragm action, bearing, serviceability and weather protection
Beams and headers Glulam, laminated veneer lumber (LVL), parallel strand lumber (PSL), laminated strand lumber (LSL), steel or reinforced concrete Strength, deflection, bearing, connections, fire exposure and installation sequence
Complete wall or building system SIPs, masonry, concrete, cold-formed steel assemblies or heavy-timber systems Load path, lateral resistance, thermal and moisture control, fire and acoustic performance

There is no source-supported universal cost or performance winner. A valid comparison keeps the structural role and design loads constant, then evaluates capacity and span, connections, code acceptance, fire-protection assembly, moisture detailing, thermal and acoustic performance, labor, availability and installed cost.

Engineered wood: wood-based members made for structural consistency

Engineered wood is still a wood product, but strands, veneers, lumber or other wood fiber are combined with moisture-resistant adhesives to make larger or more uniform structural units. The APA Engineered Wood Construction Guide (E30), published or revised on December 2, 2019 (with a revised 2016 guide and 2023 errata noted on the page), describes the family and its applications.

Wood I-joists

An I-joist uses flange members and a web to create a deep, efficient joist. It is commonly selected where long, straight floor or roof spans and predictable dimensions are important. The product is not specified by nominal two-by dimensions alone: use the manufacturer’s span tables, allowable loads, web-hole rules, bearing details and required blocking or rim-board connections. Cutting, drilling or notching outside those instructions can remove the design capacity.

Fire performance is an assembly issue. APA’s I-Joist Fire Assemblies guidance points to tested or evaluated floor assemblies and fire-protection options, including resources updated for the 2024 IRC. An exposed I-joist is not automatically equivalent to a protected floor with a rated ceiling membrane. The required rating, protection layers and details come from the adopted code and the specific assembly evaluation.

Structural composite lumber

Structural composite lumber (SCL) is a group rather than one interchangeable product. The APA Structural Composite Lumber (SCL) Selection and Specification guide, dated December 1, 2019 and noting 2023 errata, identifies laminated veneer lumber (LVL), parallel strand lumber (PSL), laminated strand lumber (LSL) and oriented strand lumber (OSL). Each product has its own manufacturing process, design values, dimensions and connection provisions.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

LVL is often used for headers, beams and rim applications where high, uniform bending properties are needed. PSL, LSL and OSL may be selected for beams, columns, studs or other members when the product’s evaluation information permits that use. Do not substitute one SCL type for another merely because the cross-section looks similar. The engineer or designer should specify the exact product, grade, thickness, allowable stresses, fasteners and bearing length.

Glulam and cross-laminated timber

Glulam is made by bonding layers of lumber into a structural member. It is suited to beams, columns, arches and other applications where a large, stable section is required. Cross-laminated timber (CLT) bonds layers in alternating directions to form thick panels. CLT can serve as floors, roofs or walls in a panelized structural system, but panel layout, joints, lifting, moisture protection and fire design must be engineered as a complete system.

The 2024 International Residential Code (IRC) includes provisions and standards routes for SCL, CLT, glulam and engineered-wood rim boards. Those provisions establish ways for compliant products to be designed and evaluated; they do not make every product suitable for every span or loading condition. Obtain the manufacturer’s evaluation report or other accepted technical documentation before substituting.

Advantages and limits of engineered wood

  • Useful when: you need long spans, straight members, reduced variation, large headers or a coordinated floor and roof system.
  • Still requires: product-specific tables, approved connections, correct bearing, handling protection and field inspection.
  • Common failure points: unapproved holes, misplaced fasteners, inadequate bearing, wet storage, damaged flanges or webs, and assuming a catalog value applies to a different grade or orientation.

Cold-formed steel framing for walls and light structural systems

Cold-formed steel (CFS) members are thin steel sections shaped at room temperature into studs, tracks, joists or channels. A CFS wall is designed as an assembly: stud thickness and yield strength, spacing, sheathing, bracing, screws, anchors, headers and hold-downs all affect capacity. Steel does not behave like a direct one-for-one replacement for a nominal wood stud. The connection and bracing design must be redone.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Steel studs are dimensionally stable and are not combustible, but they conduct heat readily. Thermal bridges through studs can reduce effective wall insulation unless the assembly includes continuous insulation or another approved thermal-break strategy. Acoustic performance, corrosion protection, fastener compatibility and details at dissimilar materials also need attention.

The 2024 IRC identifies cold-formed steel framing as a wall-construction type alongside wood framing, masonry, concrete and SIPs. That is model-code language, not proof that the 2024 edition is adopted where you build. Check the locally adopted code, amendments, prescriptive tables and any required engineering. For a load-bearing project, use structural CFS members with documented properties rather than generic drywall studs.

SIPs: a structural and insulated panel assembly

Structural insulated panels generally combine rigid foam insulation between structural facings. The facings and core act together, so the panel, spline, joint, opening and connection details must be specified as one system. SIPs can provide wall or roof structure while reducing the number of separate framing and insulation operations.

Design questions include panel thickness, allowable axial and lateral loads, wind and seismic forces, opening reinforcement, point-load transfer, roof or floor diaphragm behavior, splines, fasteners, sealants, moisture management and fire protection. Penetrations for utilities must follow the system’s rules; an improvised chase can interrupt the structural skin or create an air and water leak.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

SIPs can shorten enclosure work when panels are accurately fabricated and the crew is prepared for lifting, alignment and weather protection. They are less forgiving of site changes than stick framing. Confirm lead times, tolerances, crane or lifting needs, temporary bracing and the manufacturer’s evaluation information before choosing them.

Masonry and concrete for load-bearing walls

Masonry

Concrete masonry units and other masonry systems can carry vertical loads and resist lateral forces when reinforced, grouted and connected as designed. They offer noncombustible construction and substantial durability, but they add weight and often require larger footings, reinforcing steel, lintels, bond beams and careful control of water penetration. Mortar, grout, reinforcement and workmanship are part of the structural specification, not optional accessories.

Cast-in-place or precast concrete

Concrete walls can provide high compressive capacity, stiffness, fire resistance and mass. Reinforcement, mix requirements, curing, joints, formwork, embeds and connection details determine the actual performance. Concrete’s weight, curing time, forming requirements and embodied-material considerations can make it impractical for a small wood-framed alteration, while it may be appropriate for a foundation, retaining wall, shear wall or specialized building system.

Masonry and concrete should be compared with framed alternatives at the whole-assembly level. Include foundations, openings, insulation, interior finishes, waterproofing, equipment, labor and schedule rather than comparing only the price of a stud or block.

Heavy timber and hybrid systems

Glulam and CLT can be combined with other engineered wood or steel members in a hybrid structure. The 2024 International Building Code (IBC), Chapter 6, describes Type IV-HT heavy-timber construction and includes laminated heavy timber and SCL under stated conditions. A Type IV-HT designation is a code construction category with defined member sizes, connections and protection requirements; it is not a blanket approval for any exposed engineered-wood product.

Hybrid design can place each material where it is most efficient—for example, glulam columns and beams with CLT floors, steel transfer members or concrete cores. The trade-off is coordination: tolerances, differential movement, fire protection, moisture during erection and specialized connections must be resolved before fabrication.

How to choose a substitute: a defensible workflow

  1. Define the member or assembly. Record whether the item is a stud, joist, rafter, truss, beam, header, column, wall panel, floor panel or complete enclosure.
  2. Establish the design basis. Identify span, tributary area, dead and live loads, snow, wind, seismic forces, openings, support conditions, deflection limits and service environment. Existing-building work also requires checking the actual load path and condition of supports.
  3. Check the locally adopted code. Confirm the code edition, amendments, required construction type, fire-resistance provisions and accepted standards. The 2024 IRC and IBC are model codes; your jurisdiction may use a different edition.
  4. Shortlist systems that fit the role. Use I-joists or SCL for many joist, header and beam applications; glulam or CLT for larger members or panelized systems; CFS for designed steel framing; SIPs for integrated wall or roof panels; and masonry or concrete where mass, stiffness or noncombustibility is central.
  5. Obtain product documentation. Require design values, dimensions, span tables, evaluation reports, installation instructions, fire information and connection requirements for the exact product and grade.
  6. Design the connections and load path. Verify bearing, fasteners, anchors, hold-downs, splices, blocking, diaphragms, collectors and transfers. A stronger member does not compensate for an inadequate connection.
  7. Coordinate nonstructural performance. Resolve insulation continuity, vapor and air control, drainage, acoustic targets, penetrations, corrosion exposure and fire-protective membranes.
  8. Compare installed outcomes. Get project-specific pricing and labor estimates. The cited technical sources do not establish a universal cost ranking, and material price alone omits foundations, equipment, waste, protection and schedule effects.
  9. Have the design reviewed and inspected. A licensed design professional or authority having jurisdiction may be required, especially for engineered members, nonprescriptive systems, alterations, unusual loads or commercial construction.

Code, fire and moisture checks that prevent unsafe substitutions

Code acceptance

The 2024 IRC wall chapter recognizes wood framing, CFS framing, masonry, concrete and SIPs. It also provides standards or evaluation pathways for engineered-wood products. Use that language as a starting point only. Verify local adoption and amendments, and confirm whether the project falls under the IRC, IBC or another governing standard.

Fire protection

Fire resistance belongs to the tested or calculated assembly. Protecting an I-joist floor, CLT panel, steel wall or SIP may involve gypsum membranes, charring provisions, encapsulation, sprinklers, joints and penetrations. The required rating varies with occupancy, construction type, building height, location and adopted code. Never infer a rating from the material name alone.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Moisture and durability

Engineered wood can be damaged by prolonged wetting, steel can corrode, SIP joints can leak, and masonry or concrete can transmit water if drainage and waterproofing are omitted. Store members off the ground, protect panels during erection, provide flashing and drainage, and follow each manufacturer’s exposure limits. Repair or reject damaged products rather than hiding them behind finishes.

Where the 2024 Wood Frame Construction Manual fits

The American Wood Council’s 2024 Wood Frame Construction Manual is an ANSI-approved standard referenced in the 2024 IBC and IRC, according to AWC. Its stated scope includes connection design, wall, floor and roof systems, and structural elements such as sawn lumber, glulam, wood structural sheathing, I-joists and trusses. It is useful when the selected solution remains a wood-frame or mixed wood system, but it does not replace product-specific engineering for every engineered member or a code analysis for a different material.

Practical decision guide

Priority First systems to investigate Important caution
Long, predictable floor span I-joist, SCL or engineered truss Check vibration, web openings, bearing and fire assembly
Large beam or header LVL, PSL, glulam or steel Design bearing and connections; do not swap SCL grades
Noncombustible wall framing CFS, masonry or concrete Address thermal bridging, reinforcement, anchors and local code
Integrated insulation and structure SIP or CLT-plus-insulation assembly Plan joints, penetrations, lifting, weather protection and fire details
Heavy, stiff or durable wall Reinforced masonry or concrete Account for foundation loads, forming, curing and waterproofing
Exposed mass-timber appearance Glulam, CLT or Type IV-HT system Meet the exact IBC conditions and fire-protection requirements

The correct replacement is therefore a designed system, not a material picked from a generic list. Match the substitute to the structural role, document its capacity and connections, and obtain approval under the code actually enforced at the project location.
