What to Look for During a New Construction Home Walkthrough

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A builder’s final walkthrough is your last practical chance before closing to test visible systems, compare the finished home with your contract and selections, and document every incomplete or damaged item. Schedule it before closing with the builder’s representative present, allow enough time to inspect every room, and leave with a dated, written punch list that the builder acknowledges. A walkthrough does not replace a code inspection or an independent professional inspection.

Arrange the walkthrough before closing

Ask for the appointment as soon as the builder says the home is substantially complete. Request a time before signing, when utilities are connected and the representative who can authorize corrections can attend. A rushed visit immediately before a closing appointment gives you little opportunity to test equipment or negotiate a completion plan.

As an Amazon Associate I earn from qualifying purchases.

Before the date, ask the builder in writing:

  • What areas and systems will be included?
  • Who will attend and who can answer warranty or construction questions?
  • May an independent inspector accompany you?
  • Which items must be complete before closing, and which may be completed afterward?
  • How are unresolved items recorded, assigned and scheduled?
  • What access, safety or photography rules apply?

Read the purchase contract, change orders and selection sheets first. Bring copies or digital versions so you can compare the installed cabinets, flooring, counters, appliances, plumbing fixtures, lighting and other promised materials with what you selected. A sales brochure or model home is not a substitute for your signed specifications.

Start outside and check water management

Walk the entire perimeter before going room by room. Look at the visible roof surface from safe locations for damaged, loose or missing materials and signs that water has entered the attic or interior. Do not climb onto a roof or enter an unsafe area simply to complete a checklist.

Roof edges, gutters and exterior finishes

  • Check that gutters, downspouts and extensions are attached and direct water away from the foundation.
  • Look for chipped siding, cracked masonry, damaged trim, unfinished sealant and paint or coating defects.
  • Operate exterior doors, locks and screens. Confirm that weather-stripping is present and that doors latch without excessive force.
  • Open and close accessible windows. Check latches, screens, visible damage and whether each unit stays in position as designed.

Grading, paving and drainage

Observe the driveway, walkways, patios and ground around the home. Surfaces should appear complete and should not present obvious trip hazards. Look for low spots where water could collect against the house, standing water or soil that slopes toward the foundation. A dry day cannot prove that drainage works in heavy rain, so photograph questionable grading and ask how it will be corrected or monitored.

Miami-Dade County’s homeowner guidance specifically calls for checking drainage and ponding around a newly built property. That is local guidance, not a universal engineering standard; your approved plans, local requirements and contract control.

Test plumbing and drainage with utilities on

Only run water when the builder confirms that the supply, sewer and electrical systems are active and the test is permitted. Turn on each faucet briefly, check hot and cold operation where available, and watch the cabinet and floor beneath every sink for visible leaks. Look at exposed shutoff valves and supply connections for drips.

  • Flush each toilet and confirm that it refills, shuts off and does not continue running.
  • Run showers and tubs long enough to observe drainage, then inspect surrounding floors, ceilings and access panels for moisture.
  • Operate laundry hookups and floor drains only as the representative directs; do not pour water into an unfinished or unapproved connection.
  • Listen for unusual banging, whistling or persistent noise in water lines.
  • Check that drains empty without backing up or leaving standing water.

A walkthrough can reveal an accessible leak or blocked drain, but it cannot establish the condition of concealed pipes or sewer lines. Miami-Dade’s checklist includes clogged sewer lines and noisy water lines among items to check; a qualified plumber or inspector is appropriate when symptoms persist or access is limited.

Inspect the indoor unit, accessible ductwork and condensate drain area for visible water. A condensate leak, unusual vibration, burning smell or repeated breaker trip should be recorded and reported immediately rather than repeatedly tested. Do not remove covers or work on refrigerant, gas or electrical components.

Record the model and serial numbers of installed equipment and ask for startup documents, filter sizes, maintenance requirements and warranty contacts. Performance claims such as a specific temperature or efficiency rating should be checked against the equipment documentation and contract, not guessed during a short visit.

Verify electrical fixtures and appliances

Switch on every included light and ceiling fan. Test accessible switches, dimmers, exterior lights and garage fixtures. Use a small plug-in device only to see whether an outlet appears to provide power; it cannot prove correct polarity, grounding, load capacity or overall circuit safety. Have a qualified electrician investigate buzzing, heat, sparking, a loose receptacle or a breaker that trips.

Test appliances supplied with the home according to the manufacturer’s normal controls:

  • Run the range or cooktop, hood, oven and microwave through an ordinary cycle if the builder permits.
  • Start the dishwasher briefly and check for visible leakage around the door and connections.
  • Run the disposal only if it is connected and the representative authorizes the test.
  • Confirm that the refrigerator, freezer, washer, dryer and garage-door opener match the specifications and are connected as promised.

Photograph damage, missing accessories, error messages or a model that differs from your selection sheet. Do not operate gas appliances, high-heat functions or equipment with an apparent defect without the representative’s approval.

Inspect every room’s finishes and operation

Move in one consistent direction so that no room is skipped. Stand back to view walls and ceilings in ordinary light, then use a flashlight at a low angle for visible surface defects. Compare colors, patterns, hardware and dimensions with your selections.

Walls, ceilings, floors and trim

  • Look for dents, cracks, nail pops, uneven texture, paint runs, thin coverage and unpainted areas.
  • Check tile for chips, loose pieces, inconsistent joints or missing grout and sealant.
  • Look for scratched, warped, hollow-sounding or visibly uneven flooring.
  • Inspect baseboards, casing, stair parts and transitions for gaps, damage or unfinished joints.

Cabinets, counters and storage

Open and close every cabinet door, drawer and pull-out. Check that hinges and slides operate smoothly, doors align and hardware matches the selected finish. Inspect counters and backsplashes for chips, stains, scratches, unsupported edges and incomplete caulk. Confirm that shelving, rods, handles and other included accessories are installed.

Interior and exterior doors and windows

Operate each door and window, including patio units. Check that doors swing as intended, latch, lock and do not rub. Confirm that window screens, locks and safety devices are present where specified. Note cracked glass, damaged frames, missing trim or gaps that are visibly unfinished.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Bathrooms and utility spaces

Check that mirrors, towel bars, toilet-paper holders, shower doors, bath hardware and exhaust fans included in the specifications are installed. Look inside accessible mechanical and laundry areas for unfinished drywall, missing labels, loose panels or water staining. Do not disturb safety covers or enter restricted spaces.

Compare the home with the written deal

Walk with the plans, elevations, finish schedules and change orders open. Verify counts and locations of outlets, lights, switches, hose bibs, data outlets, cabinets and appliances. Check that the selected countertop, flooring, paint, plumbing finish and door hardware are actually installed. If a substitution was approved, ask to see the written approval and warranty information.

Measure only where a dimension matters to your purchase, such as a planned appliance opening or cabinet run. A small variation may be within the contract’s tolerance, while a missing feature or unapproved substitution may require correction or a documented credit. Ask the builder to identify the governing specification instead of relying on a verbal explanation.

Build a dated, builder-acknowledged punch list

Record each concern separately while you are standing at the location. A useful entry contains:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Room or exterior area and an exact location, such as “hall bathroom, left side of vanity.”
  • A factual description of what you observed, not a conclusion about blame or code.
  • A photograph showing the condition and a second wider photograph showing where it is.
  • The requested correction or an agreed investigation, if the remedy is already clear.
  • The person responsible and the expected completion or follow-up date.

Place removable tape or a numbered note beside the defect if the builder allows it and the surface will not be damaged. Keep the same number in your notes and photo filenames. Before leaving, review every item with the representative, ask for written acknowledgment and obtain a copy of the completed list. A spoken promise is not a reliable record unless it appears in the builder’s process or a written agreement.

Ask how you will verify repairs, who receives warranty claims and what happens if a correction cannot be completed before closing. Photograph repaired areas at the follow-up visit and update your copy rather than deleting the original entry.

Know which inspection you are getting

The buyer walkthrough and an independent inspection serve different purposes. The walkthrough is a contract-and-finish review conducted near completion; an inspector evaluates construction conditions using professional training and tools. A final walkthrough is not a code inspection and cannot reliably assess concealed work.

Option Main purpose What is usually visible Decision point
Buyer’s final walkthrough Confirm promised finishes, visible operation and incomplete or damaged work before closing Rooms, fixtures, accessible plumbing, windows, doors, appliances and surface conditions Use the builder’s process to document corrections and timing
Independent final inspection Provide an impartial assessment by a qualified professional Visible building systems and conditions within the inspector’s scope; not every concealed or destructive condition Ask about credentials, scope, report format and builder access rules
Pre-drywall inspection Review framing, structure and rough plumbing, electrical and HVAC before they are covered Components that disappear behind drywall, subject to construction stage and safe access Schedule only if the builder and contract allow entry while those systems are exposed

Redfin presents independent and pre-drywall inspections as options for new-construction buyers. Miami-Dade guidance suggests bringing someone knowledgeable in the building trades, such as a licensed engineer or architect. Whether an inspector may enter, when, and under what insurance or safety rules depends on the builder and contract. Ask early; once drywall is installed, many conditions can no longer be observed without opening finished surfaces.

  • Builder, contractor and subcontractor warranty documents and claim contacts
  • Permit information and inspection records that are available to the buyer
  • Paint colors, flooring or tile identifiers, filter sizes and shutoff locations
  • The builder’s written procedure for submitting a warranty claim and documenting an emergency

Ask who owns each warranty obligation. A builder warranty, a subcontractor warranty and a manufacturer warranty may cover different items, use different deadlines and require different claim contacts. Compare the actual written terms; there is no universal coverage period.

Miami-Dade homeowner materials recommend at least a one-year builder warranty and advise notifying the developer in writing about defects within a year after closing. Those statements are local guidance, not nationwide law. Your contract, the warranty certificate and the law where the home is located determine your rights and deadlines.

If issues remain at closing

Do not assume that an unresolved item disappears because the home is new. Ask the builder to state in writing which items will be completed after closing, who will perform them, the target date, access arrangements and how completion will be accepted. Follow the notice method and deadlines in your contract and warranty rather than relying on text messages or hallway conversations.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For a serious safety concern, active leak, nonfunctioning essential system or material departure from the written deal, ask your attorney, lender or closing professional what the contract permits before signing. A local construction attorney or qualified inspector can explain consequences that a general checklist cannot. Keep your dated photos, punch list, acknowledgments, invoices and correspondence together for the life of the warranty.

A practical room-by-room sequence

  1. Exterior: perimeter, roof-visible areas, gutters, downspouts, grading, paving, doors and windows.
  2. Utilities: electrical service, lights, outlets, plumbing fixtures, drains and HVAC, only with permission and active utilities.
  3. Kitchen and laundry: cabinets, counters, sinks, appliances, hookups, ventilation and finishes.
  4. Bathrooms: fixtures, water flow, drainage, toilets, fans, tile, caulk, accessories and visible leaks.
  5. Bedrooms and living areas: walls, ceilings, floors, trim, doors, windows, outlets, switches and finish consistency.
  6. Garage, attic and mechanical areas: only where access is safe and authorized; check visible completion, labels and damage without removing covers.
  7. Documentation: number every concern, photograph it, review the list with the representative and leave with written acknowledgment.

That sequence turns the appointment into a repeatable record rather than a quick tour. Test what is safe and accessible, document what is not, and use qualified professionals for questions about concealed construction, code, structure, wiring, gas or drainage design.
