What to Know Before Buying a Luxury Condo in Miami

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The safest way to buy a luxury condo in Miami is to underwrite the building before you fall in love with the unit. A polished lobby, water view and extensive amenity deck do not prove that the structure, waterproofing, elevators, mechanical systems, reserves, insurance or tax bill are in good shape. Before your contract deadlines expire, verify the building’s inspections and repair plan, compare reserve funding with the work it needs, price address-specific insurance and taxes, and have the unit and contract reviewed by the right professionals.

Miami condo risk is not uniform. A newer tower, a recently renovated older building and a waterfront property exposed to wind and flooding can have very different obligations. Use the exact building and unit—not a citywide rule of thumb—as the basis for your decision.

Start with the building, not the finishes

Luxury finishes are private-unit features. The most expensive failures usually involve common elements: the roof, structure, balconies, façades, waterproofing, plumbing risers, electrical distribution, fire-protection systems, windows, elevators, garages and drainage. Those systems are controlled and funded by the condominium association, so a buyer can inherit repair obligations that are invisible during a showing.

  • What physical work does this building need now and over the next several years?
  • Does the association have a documented way to pay for that work?
  • What will this specific unit cost to insure, tax, maintain and operate after seller-specific benefits disappear?

The answers should come from current building records, an inspection, the county and state agencies, your lender, an insurance professional and your Florida condominium attorney. Marketing materials and a seller’s verbal assurances are not substitutes for those documents.

Know the two Florida inspections that answer different questions

For covered Florida condominiums, a milestone inspection and a Structural Integrity Reserve Study (SIRS) are separate documents. Reading one does not replace reading the other.

Document What it examines What a buyer should learn Important timing
Milestone inspection Structural condition of the building, with additional investigation when the first phase identifies concerns Whether the inspection is complete, whether a Phase 2 inspection was required, what deficiencies were identified, which repairs remain and whether local records show follow-up Due dates vary by building and have changed as Florida law has changed; verify the current requirement for the actual property
Structural Integrity Reserve Study (SIRS) Specified common components, their useful life, replacement or deferred-maintenance cost and a funding plan Which components are scheduled for work, the recommended annual funding and how that recommendation compares with the association’s actual reserves and budget Florida’s 2025 statute describes a recurring study at least every 10 years for qualifying buildings three habitable stories or higher. DBPR guidance states December 31, 2025 for specified unit-owner-controlled associations existing by July 1, 2022, and December 31, 2026 as an outer deadline for a SIRS completed alongside a milestone inspection due by that date

DBPR guidance identifies SIRS components that can include the roof, structure, fireproofing and fire-protection systems, plumbing, electrical systems, waterproofing and exterior painting, windows and exterior doors, plus qualifying additional components. Confirm whether the building falls within the statutory coverage and which version of the rules applies; do not infer compliance solely from the building’s age.

Read the reports for consequences, not just pass-or-fail language

A report can identify work without telling you that the association has money set aside to complete it. Make a list of every recommended repair, its estimated timing and its estimated cost. Then match each item to a reserve account, an approved assessment, a loan, insurance proceeds or another documented funding source. If the SIRS recommends more funding than the association currently collects, DBPR says the shortfall may require additional assessments or association borrowing.

For a milestone inspection, determine whether a second-phase investigation occurred, whether structural deficiencies were reported, whether permits were obtained and whether repairs are complete, underway or merely planned. Request close-out evidence for completed work rather than relying on a meeting-minute reference.

Build a records file before you waive protections

Request a current package from the seller, association or management company. Florida law gives prospective condominium buyers rights to specified documents and sets disclosure requirements, but the practical value depends on receiving the current versions early enough to analyze them. Have counsel review the contract’s delivery dates and any statutory closing-extension provision; that limited provision is not an unlimited inspection period.

Core physical and compliance records

  • Most recent milestone inspection, including any Phase 2 report, engineer correspondence and repair status.
  • Current SIRS, component inventory, useful-life assumptions, cost estimates and recommended funding schedule.
  • Local recertification, inspection, permit and violation records that apply to the building or its major systems.
  • Contracts, scopes, bids, permits and completion records for façade, balcony, roof, waterproofing, plumbing, electrical, elevator, garage, fire-protection and other major work.
  • Records of water intrusion, mold remediation, concrete deterioration, corrosion, hurricanes, flooding or repeated system failures.

Core financial and governance records

  • Current adopted budget and financial statements.
  • Reserve balances, reserve schedules and recent reserve transfers.
  • Board and owner meeting minutes, including discussions of inspections, repairs, insurance, loans and assessments.
  • Written notices of approved, proposed or threatened special assessments.
  • Assessment-payment history for the unit and any seller disclosure of unpaid amounts or disputes.
  • Pending litigation disclosures, settlement obligations and attorney letters that the association is permitted to provide.
  • Current master insurance declarations, deductibles, exclusions, claims history and renewal information.

Use and resale rules

Read the declaration, bylaws, rules and amendments for rental frequency, minimum lease terms, occupancy, renovation approvals, pets, parking, storage, balconies, move-in fees, buyer approval, short-term rentals and construction-hour restrictions. These terms are building-specific. A unit that appears ideal for a second home, furnished rental or future renovation may not be usable that way under the current documents.

Inspect both the unit and the common elements

Miami-Dade County advises buyers to arrange a property inspection before entering a purchase contract. That inspection is a separate exercise from the milestone inspection and SIRS. A unit inspection can identify defects inside the apartment and visible areas; it does not certify the structure or establish that the association has adequate reserves.

Unit-level inspection

Use an appropriately qualified inspector and expand the scope when the unit’s age, renovation history or location warrants it. Ask for written observations on:

  • Water intrusion around windows, doors, balconies, ceilings and plumbing penetrations.
  • Moisture, mold indicators, corrosion and damaged finishes.
  • Electrical panels, wiring, outlets, grounding and overloaded circuits.
  • Plumbing supply, waste lines, shutoffs, leaks and water-heater condition.
  • Heating, ventilation and air-conditioning equipment, condensate drainage and controls.
  • Windows, doors, glazing, seals and hurricane-protection equipment.
  • Appliances, exhaust, life-safety devices and evidence of unpermitted alterations.

Common-element walkthrough

With permission, inspect or photograph representative areas such as the garage, roof access, mechanical rooms, pump rooms, loading areas, corridors, balconies and drainage paths. Look for recurring staining, active leaks, exposed reinforcement, cracked or spalled concrete, failed sealants, ponding water, rusting components, temporary repairs and inaccessible equipment. A visual walkthrough cannot replace an engineer’s report, but it can reveal whether the records match what residents see.

When to add an engineer

Bring in a structural, building-envelope, mechanical or other specialist when reports identify deficiencies, when a major project is pending, when the building is older or coastal, or when observed conditions conflict with the association’s records. Ask the professional to define the scope in writing. Do not assume that a general home inspection includes structural analysis, destructive testing, reserve forecasting or review of association documents.

Test whether the association can pay for its plans

A reserve study is a planning document, not proof that the recommended cash has already been accumulated. Compare the SIRS funding recommendation with actual reserve balances, the adopted budget, recent contributions and the schedule of planned work.

Use a simple funding reconciliation

  1. List each major component named in the SIRS and milestone or capital plan.
  2. Record the recommended replacement date and cost, noting the study’s assumptions and date.
  3. Identify the reserve account or other funding source assigned to that work.
  4. Check the current balance, annual contribution and committed spending.
  5. Search minutes and notices for assessments, loans, insurance proceeds or deferrals.
  6. Ask management to explain any gap in writing and obtain the board-approved plan.

Do not treat a low monthly fee as automatically favorable. It may reflect efficient operations, newer systems or strong reserves—or it may indicate deferred maintenance and future assessments. Conversely, a high fee may include extensive insurance, staffing and amenities. Compare what the fee covers and excludes before comparing amounts.

Questions that expose assessment risk

  • Has the board approved or proposed a special assessment, loan or refinancing?
  • Are owners delinquent, and is the budget relying on collections that have not occurred?
  • Are insurance deductibles large enough to create an owner assessment after a covered loss?
  • Which projects are legally required, and which are discretionary upgrades?
  • What happens if bids exceed the SIRS estimate or the project schedule slips?

Obtain a written estoppel or other closing statement required for the transaction so that current assessments, balances and responsibilities are allocated correctly. Your attorney should confirm what the contract says about assessments adopted after signing but before closing.

Price insurance and flood exposure at the exact address

Flood and wind exposure are address-specific. Search the exact property with Miami-Dade County and FEMA flood-map resources, then confirm the effective designation with the county or an insurance agent. Miami-Dade distinguishes effective maps from preliminary maps; a preliminary designation should not be treated as the current effective map without checking its status. A lower-risk mapped zone also does not mean zero flood risk.

Mortgage and waiting-period implications

Miami-Dade states that flood insurance is required for a federally backed mortgage when the property is in a Special Flood Hazard Area. The county also states that a newly purchased flood policy generally does not take effect until 30 days after purchase, subject to policy terms and exceptions. Ask the insurer to explain the applicable waiting period and obtain written confirmation before relying on coverage for a closing or storm season.

Ask about the association’s drainage and claims history

For a condominium, investigate the private community drainage system maintained by the association. Ask where water flows, how pumps are powered and maintained, whether garages or lobbies have flooded, and what remediation or claims records exist. Request the master policy, deductibles, exclusions, wind coverage, flood responsibilities and recent claims. Then obtain a quote for the unit owner’s policy and any separate flood coverage; the master policy does not replace the unit owner’s insurance.

Separate the policies

Coverage or cost Usually relates to What to verify
Association master policy Common elements and association liability, subject to policy terms Limits, deductibles, exclusions, valuation, claims and renewal status
Unit-owner policy Interior finishes, personal property, liability and other owner interests Coverage form, limits, deductibles, water and wind exclusions and lender requirements
Flood policy Flood-related building or contents coverage, as written Whether the unit, contents and association responsibilities are covered, effective date and waiting period
Special assessment exposure Owner’s share of association costs not covered by reserves or insurance Approved and proposed assessments, deductibles, exclusions and payment schedule

Estimate property taxes after the seller’s benefits disappear

Do not copy the seller’s current tax bill into your ownership budget. Miami-Dade’s tax estimator warns that a buyer may temporarily inherit the prior owner’s Homestead Exemption and assessment limitation for the purchase year, with removal the following year and a higher assessed value.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Look up the property record with the Miami-Dade Property Appraiser.
  2. Use the estimator with your expected purchase price and ownership circumstances.
  3. Remove seller-specific exemptions and assessment limits from your planning assumption unless you independently qualify.
  4. Add non-ad valorem assessments shown on the tax bill.
  5. If the condo will be your permanent residence, verify Homestead Exemption eligibility and file an original application by the stated March 1 deadline.
  6. Ask a tax professional about trusts, companies, multiple residences, nontraditional ownership and residency issues.

The first-year tax bill can therefore be a poor indicator of the recurring bill you will actually pay. Keep the estimate provisional until the property appraiser’s record and your eligibility are confirmed.

Calculate the complete ownership budget

Build a property-specific worksheet rather than relying on a generic “luxury condo” percentage. Include:

  • Purchase price, financed amount, interest rate, lender-required reserves and closing charges from your lender and contract.
  • Monthly association assessment, what it covers, scheduled increases and any separately billed utilities.
  • Property taxes using your own projected exemptions and assessment status.
  • Unit-owner insurance, flood coverage, wind deductibles and any required endorsements.
  • Routine maintenance, appliance replacement, interior repairs and renovation approvals or deposits.
  • Parking, storage, valet, club, move-in and other building-specific charges.
  • Approved, proposed or reasonably foreseeable assessments documented in the records.

No universal current cost range for Miami luxury condos, monthly fees, insurance, mortgages or closing costs is established here. Obtain current figures for the actual unit and building.

Compare buildings with an evidence matrix

When several units or towers compete for your attention, score the evidence rather than the view. A simple matrix prevents amenities from overwhelming financial and construction facts.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Decision axis Evidence to collect How to interpret it
Building condition Milestone status, findings, Phase 2 work, SIRS components, unresolved repairs and applicable local records Prefer a documented condition and repair path over a vague claim that the building is “fully updated”
Association finances Reserves versus recommended funding, operating budget, assessment history, debt, planned capital work and deductibles Look for a credible match between obligations and funding, not simply the lowest fee
Flood and insurance Effective flood designation, drainage information, master policy, deductibles, unit quote and lender requirements Use written, address-specific terms; do not infer risk from neighborhood reputation
Total ownership cost Price, assessment, taxes after seller benefits, insurance, utilities, maintenance and assessment exposure Compare the recurring and one-time costs over the period you expect to own the unit
Use and resale Rental, occupancy, renovation, pet, parking, storage and buyer-approval rules Reject a unit whose permitted use does not match your plan, regardless of finishes

Mark every cell as verified, pending or contradicted. A pending item should have an owner and deadline before you waive a contingency or become nonrefundable.

Use a contract timeline that matches the evidence

Before making an offer

  • Confirm the legal unit, parking spaces, storage areas and included personal property.
  • Request the inspection, SIRS, budget, reserves, minutes, insurance summary and assessment notices.
  • Check the address on current flood-map tools and ask for an insurance indication.
  • Estimate taxes using your own eligibility rather than the seller’s bill.
  • Have your Florida condominium attorney review contingencies, document delivery and termination rights.

During the inspection and review period

  1. Hire the unit inspector and add specialist reviews if records or conditions warrant them.
  2. Reconcile every major repair in the reports with funding, permits and completion evidence.
  3. Obtain final insurance quotes, including flood and wind deductibles.
  4. Read minutes for issues that do not appear in the formal reports, such as recurring leaks, owner disputes or delayed bids.
  5. Ask written questions and preserve the responses with the transaction file.

Before closing

  • Update the association estoppel, assessment status, budget and insurance information.
  • Confirm who pays assessments adopted or levied before closing under the contract.
  • Verify permits, repair completion and any unresolved violation affecting the unit or building.
  • Confirm lender flood-insurance requirements and policy effective dates.
  • Review the final tax estimate, exemption plan and non-ad valorem charges.
  • Walk the unit again and document condition, included items and any agreed repairs.

Deadlines matter. Florida’s document and closing provisions are specific and limited, so let counsel match the current statute and contract language to your transaction rather than assuming a report automatically extends closing or creates a right to cancel.

Red flags that deserve a pause

  • The association cannot produce a current SIRS or milestone report when one should exist.
  • A report identifies major work but the budget and reserves show no credible funding source.
  • Minutes repeatedly mention leaks, concrete deterioration, elevators or pumps without a completed repair plan.
  • The association relies on a large proposed loan or assessment that has not been approved or documented.
  • Master insurance is near expiration, has unusually high deductibles or excludes a risk central to the property.
  • The seller’s tax bill is presented as your expected long-term bill.
  • Flood-map status, drainage responsibility or prior claims are unclear.
  • Renovations appear unpermitted or conflict with association rules.
  • Requests for records are met with pressure to waive review or close quickly.

One red flag is not automatically a reason to walk away. It is a reason to obtain the missing evidence, quantify the exposure and renegotiate or exit only under advice that fits your contract.

Make the decision on documented exposure

A luxury Miami condo is ready for purchase when you can explain, in writing, the building’s current condition, its next major obligations, how those obligations will be funded, what insurance will and will not cover, and what the unit will cost after tax and seller benefits reset. If any of those answers depends on an outdated report, an unconfirmed promise or a citywide average, the diligence is incomplete.
