What to Do About Cracks or Vibration from Nearby Construction

If nearby construction coincides with cracks or vibration, prioritize safety, document changes, contact the project team and seek qualified advice when needed.

If nearby construction coincides with new cracks or noticeable vibration, first decide whether anyone may be in immediate danger. Move away and seek urgent local help if material is falling or a building appears unstable. Otherwise, document what you see, contact the project team and your local authority, and arrange an independent inspection if damage is changing or safety is uncertain. Vibration or a crack appearing during construction does not, by itself, prove the work caused damage.

What to do first if a building may be unsafe

If a wall, building or scaffold appears at immediate risk of collapse, masonry or glass is actively falling, or there is serious structural damage, leave the area and contact emergency services or your local authority’s dangerous-structure response. Do not stay in or enter an area that appears unstable to inspect or photograph it. A crack’s appearance alone is not a reliable way for a resident to establish whether a building is structurally safe. If you are unsure whether there is an immediate risk, move away and seek urgent professional or emergency help rather than trying to diagnose it yourself.

How to document cracks or vibration safely

  1. Write down when you noticed it. Record the date and time, the crack’s location, and what nearby work was happening, if known. Note when vibration occurs and whether the crack or other condition seems to change.
  2. Take dated photographs if it is safe. Photograph the area from a consistent position, including a wider view that shows where the crack is and closer views of the defect. Repeat from the same positions so you can compare later.
  3. Record visible details. Note the crack’s location and approximate visible length or width, and describe changes you observe. Avoid repairing, covering or disturbing it before you have documented its condition.
  4. Keep a complete paper trail. Save construction notices, emails, complaint reference numbers and replies from the contractor, developer, building manager, insurer or authority.

Can you monitor a crack yourself?

A crack gauge or width monitor can help you record whether a crack appears to move over time. It cannot identify the cause of movement or establish whether the building is safe. Treat it as an observation aid, not a substitute for a professional assessment; an informal engineering discussion mentions this kind of monitor, but does not validate a particular product. Who to contact and what to ask

For a non-emergency, write to the site manager, developer or contractor. Give dates, locations and a concise description of what has changed. Ask:

  • What work is taking place near your property, and when?
  • Was a pre-construction condition or dilapidation survey completed, and can you receive a copy?
  • Is vibration being monitored? If so, who is responsible and can you obtain relevant records?
  • Who handles property-damage complaints, and what is the process for submitting one?

Keep your message and the response. Guidance from the Royal Borough of Kensington and Chelsea describes pre-work condition records and photographs as common practice in its local Party Wall context. These examples do not make the same legal duties or complaint process applicable to every project; requirements vary with location, work and permit status. For non-urgent concerns, find your local council’s building-control or dangerous-structure reporting route. England and Wales have a GOV.UK service for reporting a dangerous building. Queensland has a separate Building and Construction Commission process for damage from neighbouring work; the commission says that process will not direct the contractor to remedy the damage. These are jurisdiction-specific examples, not a universal route or guarantee of compensation. When the Party Wall Act may matter

If your property is in England and nearby work involves a party wall or qualifying excavation, check the Party Wall etc. Act 1996 and obtain local professional advice. Kensington and Chelsea describes excavation triggers involving distances of 3m and 6m, excavation depth relative to neighbouring foundations, and work on a party wall. When to get an independent professional assessment

Contact a suitably qualified local structural engineer or building surveyor if cracks are new and changing, several defects appear, or you are worried about movement or structural safety. A professional can assess the property in context and may compare its current condition with earlier surveys, your photographs and measurements, construction details, and any vibration-monitoring records. UK permitting guidance recommends involving a suitably qualified vibration specialist where vibration risk needs assessment; Kensington and Chelsea also points to professional advice from a chartered surveyor or engineer for potential party-wall issues. Timing alone cannot establish causation. Ground conditions, the construction of the building and how vibration travels can all affect what happens at a property. A qualified assessment can consider those factors alongside the available records rather than treating a crack appearing during nearby work as proof the work caused it. What vibration measurements can—and cannot—tell you

Vibration does not affect every building in the same way. UK environmental-permitting guidance explains that soil conditions affect how vibration travels and that a building and its components respond according to natural frequencies related to their dimensions and materials. It points to BS ISO 4866 as guidance for measuring and evaluating vibration effects on structures; in specified permitted situations, a vibration impact assessment and management plan may be required. Do not treat one vibration reading or crack width as a universal threshold for safety or damage. A project may set monitoring triggers for its particular site and building context, but that does not make those triggers a universal limit or prove that construction caused damage. Use the reporting route that applies where you live

Building-safety and complaint routes depend on the property’s location and the work involved. Verify current local contacts, laws and procedures before relying on a route described for another jurisdiction. England and Wales, Queensland and England’s Party Wall Act have distinct processes, as outlined above.

The Building Safety Regulator’s mandatory occurrence rules apply to specified accountable persons and construction roles dealing with qualifying safety occurrences in higher-risk buildings in England.
