Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsIf nearby construction is making your house shake, start by recording what happens rather than assuming the building is being damaged. Keep a dated vibration log, photograph cracks with a scale, ask the project contact about condition surveys and vibration monitoring, and arrange a qualified structural assessment for new or changing cracks. Feeling vibration alone does not prove damage or establish that construction caused it.
What to do during the next vibration
- Note the event. Record the date, start and end times, approximate duration, rooms affected, and whether the motion felt like a rumble, short impact, or continuous shaking.
- Observe the work. From a safe location, note visible equipment or activity, such as demolition, drilling, compaction, pile work, or heavy trucks. Do not enter the work zone or approach machinery to investigate.
- Check for visible changes. Look at previously documented cracks, doors and windows, ceilings, floors, and exterior masonry. Photograph anything that appears different.
- Preserve the record. Keep original photographs and videos with their metadata, and maintain one chronological log rather than relying on memory.
- Report the episode. Use the construction project’s public-information or complaint contact and ask for a written acknowledgment and any applicable monitoring results.
These steps create useful contemporaneous evidence without claiming that a particular reading or crack has a particular cause.

Does feeling vibration mean your house is being damaged?
No. People can feel groundborne vibration at levels below those associated with building damage. The Federal Highway Administration (FHWA) distinguishes the measurements used for these different questions: “The root-mean-square (RMS) levels of groundborne vibration characterize human response, while peak particle velocity (PPV) levels of groundborne vibration characterize the potential for building damage.” A sensation of shaking is therefore evidence that vibration reached the building or its occupants, not a diagnosis of structural harm.

Whether a building is vulnerable depends on its construction, condition, connection to the ground, and the frequency and duration of the vibration. A crack can also result from ordinary settlement, seasonal moisture changes, temperature movement, aging materials, plumbing leaks, or previous alterations. Establishing cause requires a qualified inspection that considers the building and the construction activity together.

How vibration readings are interpreted
RMS: a way to describe human response
RMS is an averaging method used to characterize the level of vibration people experience. It helps explain why occupants report annoyance, rattling, or shaking. RMS and PPV are different quantities and cannot be compared as if they were interchangeable.
PPV: a screening measure for potential building damage
PPV, expressed in inches per second in the U.S. criteria below, describes the highest particle velocity during a vibration event. FHWA guidance uses PPV-based screening for potential building-damage risk while noting that building sensitivity varies. A PPV number is not, by itself, a finding that damage occurred; it must be interpreted for the building category, measurement location, instrument quality, and project conditions.
Example criteria reproduced in a 2019 assessment
A 2019 U.S. Department of Energy environmental assessment reproduces construction-damage criteria from the Federal Transit Administration’s 2006 guidance. The categories and values are useful as examples of how screening is organized, not as a universal homeowner safety boundary or an automatic local legal limit.

| Building category in the assessment | Example PPV criterion | How to use it |
|---|---|---|
| Reinforced-concrete, steel, or timber buildings without plaster | 0.5 inches per second PPV | Category-specific screening value reproduced by the 2019 DOE assessment. |
| Engineered concrete and masonry buildings without plaster | 0.3 inches per second PPV | Not a guarantee that a building below or above the value is safe or damaged. |
| Non-engineered timber and masonry buildings | 0.2 inches per second PPV | Requires a determination that the building fits this category. |
| Buildings extremely susceptible to vibration damage | 0.12 inches per second PPV | More conservative category for unusually vulnerable structures. |
Do not use these values to declare your house safe or unsafe from a personal phone reading. The assessment’s source, the 2006 FTA criteria, the building classification, and the project measurement method all matter. A project specification may set a lower notification or shutdown trigger, while a local ordinance may use different terms or units.

Build a baseline before arguing about a new crack
A baseline shows what was present before or early in the work. Government conservation guidance notes that pre-construction crack surveys can help establish a connection between construction activity and later observed damage. A baseline is evidence, not proof of causation in a dispute.
Photograph cracks consistently
- Take a close photograph and a wider photograph showing the crack’s location in the room or elevation.
- Place a ruler, crack-width card, or another fixed scale beside the crack without obscuring it.
- Use the same camera position, lighting, and orientation for later images whenever possible.
- Record the date, location, wall or surface material, and whether the image shows an old or newly noticed condition.
- Keep the original files; do not rely only on screenshots or compressed messaging-app copies.
Do not paint over, fill, or otherwise cover a disputed crack before it is documented. If a repair is necessary for safety or weather protection, photograph the condition first and retain invoices and repair records.
Keep a vibration log
For each episode, write down the time, duration, rooms affected, perceived intensity, rattling or movement of objects, visible site activity, weather if relevant, and anyone else who noticed it. Mark whether the event coincided with demolition, excavation, compaction, blasting, drilling, or truck movement only when you actually observed that activity. Separate observations from assumptions; “plaster dust fell from an existing crack at 10:14” is more useful than “the machine damaged the wall.”

- Was a pre-construction condition survey performed for nearby homes, and can you obtain the portion covering your property?
- Is vibration being monitored? If so, where are sensors installed, what units are reported, and how are records time-stamped?
- What vibration limits, notification triggers, or stop-work procedures apply to this project?
- Who reviews a complaint and what is the reference number for this report?
- What work was occurring during the times in your log?
The Iowa Department of Transportation’s 2023 specification illustrates one way a public project can operate: cracks may be marked and logged, and vibration records may be continuous, time-stamped, and linked to notices when project thresholds are exceeded. That specification governs the project for which it was written; it is not a rule for every construction site or a requirement imposed on homeowners.
Check local rules and the project’s legal scope
FHWA’s construction noise handbook states, in its highway context, “There are no FHWA requirements directed specifically to traffic-induced or construction-related vibration.” This does not mean that vibration is unregulated everywhere. FHWA’s field guidance explains that measurements may be used to assess impacts or determine compliance with applicable local ordinances, regulations, contract specifications, or special provisions.
Ask your local building department, public-works agency, transportation authority, or other designated regulator about construction hours, permit conditions, complaint procedures, and any vibration provisions for the project. Requirements vary by jurisdiction and by the type of work. A federal highway statement should not be generalized to private building work, utility projects, rail construction, or another country.
When to arrange a professional assessment
Arrange an evaluation by a qualified structural engineer or building-condition assessor when a crack is new, clearly growing, or accompanied by other movement. Ask what qualifications and professional registration apply where you live. Provide the baseline photographs, vibration log, project correspondence, and any monitoring records so the assessor can evaluate timing and pattern rather than viewing one crack in isolation.

Signs that warrant prompt attention
- A crack that widens, lengthens, or develops a noticeable step pattern through masonry.
- Doors or windows that newly bind, floors that become uneven, or walls that visibly bow or separate.
- New gaps at wall-to-ceiling or wall-to-floor joints, displaced exterior masonry, or falling material.
- Water intrusion associated with a newly opened crack.
- Unusual sounds, significant movement, or conditions suggesting immediate instability.
If there is an immediate risk of collapse, falling debris, a gas leak, or another life-safety hazard, leave the affected area and contact emergency services or the responsible utility or authority. A structural assessment is not a substitute for emergency action.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Should you buy a vibration meter or use your phone?
A consumer device can help you record that an event occurred, but an uncalibrated phone sensor or inexpensive meter is not a definitive damage assessment. Phone applications may report acceleration or another metric rather than PPV, may clip short peaks, and may not provide a verifiable time base or calibration. A number without the instrument’s specifications, sensor location, sampling method, and data record cannot be compared reliably with a project limit.
Crack-monitoring gauges
A crack monitor or tell-tale gauge can document whether two sides of an existing crack move relative to each other over time. It does not identify the cause of movement, determine whether a crack is structural, or establish that construction caused it. Install one only after photographing the condition and recording its location and date; follow the device instructions and avoid altering the surface in a way that destroys evidence.

Project or consultant monitoring can use calibrated instruments, fixed sensor locations, continuous time stamps, and alarm or notification thresholds. The value of such data depends on whether the sensor is coupled properly to the ground or structure, whether the event times match construction records, and whether the chosen threshold applies to the building category. Ask for the units, calibration information, sensor location, time zone, and complete event record rather than only a single maximum number.

How to decide what to do next
Vibration is noticeable, but no change is visible
Continue the log, photograph the baseline condition, and contact the project for its monitoring and complaint process. Arrange an assessment if you remain concerned or if a new sign appears. Do not infer damage from sensation alone.
An existing crack looks unchanged
Photograph it at intervals from the same position and consider a crack gauge if a professional or project representative recommends one. Keep the record intact and report any measurable change.
A crack is new or growing
Document it immediately, notify the project in writing, and arrange a qualified structural assessment. Avoid cosmetic repair until the condition has been recorded unless safety requires emergency work.
The project does not respond
Follow the project’s formal complaint route, then contact the local authority identified in the permit or construction notice. Supply a concise chronology, photographs, and requested records. Keep copies of every submission and response.
What the evidence can and cannot establish
Technical criteria and monitoring records can help compare an event with a project trigger or screening value. They do not automatically prove that a particular crack was caused by construction. Conversely, the absence of a reading above an example criterion does not prove that no cosmetic change occurred, especially when the instrument, sensor location, building category, or record is uncertain. A conclusion about damage and causation requires the building’s condition, construction sequence, and reliable measurements to be considered together.
