What to Check in an Industrial Building’s Electrical Capacity, Loading Access, and Clear Height

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

An industrial building is suitable only when its power supply, internal distribution, loading route, and usable height match your actual equipment, vehicles, materials, and growth plan. A listing’s service rating, dock count, or advertised ceiling height is a screening clue—not proof of capacity. Verify records, obtain utility confirmation, and measure conditions on site before you commit.

Define the operation before judging the building

Start with the proposed operation rather than the property brochure. Make a written schedule of every significant electrical and physical requirement:

As an Amazon Associate I earn from qualifying purchases.

  • Equipment nameplate loads, voltage, phase, starting current, duty cycle, and expected simultaneous operation.
  • Process heating, cooling, compressed air, welding, refrigeration, automation, lighting, office loads, HVAC, and battery charging.
  • Operating hours, shift patterns, seasonal peaks, standby equipment, and the timing of any expansion.
  • The tallest, longest, widest, and heaviest delivery vehicles, expected delivery frequency, pallet or container dimensions, and handling equipment.
  • Rack elevations, stored-product heights, machinery envelopes, crane or lifting requirements, and any mezzanine or platform plans.

This schedule becomes the test against which you compare documents and measurements. Two businesses can occupy identical shells yet have completely different electrical and access requirements.

Electrical capacity: distinguish a rating from usable power

Electrical capacity has several layers that must work together. A service rating on a sign or listing does not tell you how much additional load can be added safely or whether the utility can deliver it. Check the building-side equipment and the utility-side supply separately.

Request the electrical records

Before relying on a stated capacity, request:

  • The current electrical one-line (single-line) diagram.
  • Service voltage, phase, service rating, and the ratings of utility- and customer-owned transformers.
  • Panel schedules, motor-control-center schedules, feeder sizes, protective-device settings, and available breaker positions.
  • Utility bills and interval-demand data, preferably covering a representative operating period and identifying the highest demand.
  • Records of previous upgrades, fault studies, generator or solar interconnections, and planned equipment.
  • Information showing which transformers, switchgear, meters, and feeders are owned and maintained by the utility versus the property owner or tenant.

The U.S. Department of Energy’s industrial energy framework treats facility peak demand and utility capacity as separate questions. Its electrical-system guidance notes that a one-line diagram can reveal component ratings and spare capacity, but the diagram must be interpreted with field conditions and actual demand data.

Compare proposed load with measured demand

Add the proposed loads using realistic duty cycles and coincidence, then compare the result with recorded consumption and peak demand. A nominal service rating is only the upper rating of a component; it is not evidence that the remaining system can accept that amount continuously. A building may have a large service but little practical headroom because of existing feeders, transformers, panels, voltage-drop limits, or protective-device coordination.

Interval data is particularly useful because it shows when peaks occur. A facility that appears lightly loaded on a monthly bill may have short, high peaks caused by compressors, heaters, welders, or simultaneous charging. Ask whether the recorded peak represents normal production, an unusual event, or an operation that will change after your move.

Do not treat an empty breaker position as capacity

An unused breaker space means only that a physical position may be available in a panel. It does not establish that the panel bus, feeder, transformer, service, or utility supply can support a new circuit. Confirm conductor ampacity, equipment ratings, available fault current, protective settings, and space for any required switchgear. A qualified electrical professional should reconcile the one-line, schedules, nameplates, and field observations.

Commission a load study

Have an industrial electrical engineer or other qualified professional prepare a load study before you finalize the transaction or order major equipment. The study should document existing demand, calculated new demand, demand factors, motor starting and harmonics where relevant, feeder and transformer loading, voltage drop, short-circuit duty, and the effect of planned expansion. Seattle City Light customer guidance specifically advises using a certified electrical consultant for a load study before adding load; that is utility guidance from Seattle, not a universal rule for every jurisdiction.

Confirm utility-side capacity and upgrade responsibility

Contact the serving utility with the property address and your proposed load profile. Ask for a written response covering:

  • Capacity currently available at the service point and any limits on additional demand.
  • Whether a new or larger transformer, primary extension, switchgear, meter, or service conductors are required.
  • Engineering studies, application steps, design and construction lead times, outage requirements, and inspection milestones.
  • One-time charges, recurring demand implications, deposits, and which party pays for each item.
  • Whether upstream grid or “hosting capacity” constraints could prevent or delay the requested increase.

Utility hosting capacity can constrain a project even when the building’s internal equipment appears adequate. Treat the utility’s schedule and cost allocation as a transaction condition, not an assumption.

Use design allowances carefully

U.S. Environmental Protection Agency facilities guidance from the 1990s states: “The incoming service shall have sufficient capacity to accommodate the full design load plus 30 percent additional capacity for future growth.” That 30 percent is a historical criterion for specific EPA facility design work, not a current universal rule for evaluating an existing industrial building. It can be a discussion point with your engineer, but the project’s calculated load, local requirements, equipment duty, and utility confirmation control the decision.

Loading doors and docks: measure the whole transfer process

Count and describe each access point instead of relying on a single “dock doors” number. Record the actual clear door width and height, dock height, platform dimensions, door position, and the condition and operating range of each dock leveller or ramp.

Match the opening to vehicles and goods

List the vehicles and loads that will use each position. Check trailer or truck body height, vehicle width and length, tail-lift or side-loading needs, pallet dimensions, crate clearances, and the height of the handling equipment. Confirm that dock shelters, bumpers, restraints, seals, ramps, and levellers suit the vehicle fleet. A door that accepts a vehicle physically may still fail operationally if the leveller cannot bridge the gap or the staging area cannot hold the load.

Inspect staging and internal paths

Trace goods from the vehicle to their destination. Measure the apron and staging area, then check turning space, reversing distance, column locations, fire exits, rack aisles, floor transitions, and the route to production or storage. Government property-assessment guidance recommends recording door dimensions, dock levellers, access problems, and their effect on loading; make those observations part of your survey record.

Separate people and vehicles

Observe how drivers, pedestrians, forklifts, visitors, and parked cars interact during a busy period if possible. Look for blind corners, crossing points, edge protection, wheel stops, uneven surfaces, and doors that open into traffic. The UK Health and Safety Executive states: “There should be enough space in loading areas for vehicles to move safely and for people to move around.” Apply that principle to the actual yard, not merely to a plan drawing.

Truck approach, maneuvering, and queuing

Walk or model the complete route from the public road to every loading position and back out. Include the largest vehicle expected, not just the vehicle used on the inspection day.

  1. Identify design vehicles. Record maximum length, width, height, gross weight, wheelbase, turning characteristics, and whether vehicles reverse, turn in one movement, or require a spotter.
  2. Check the public-road connection. Look for restrictive gates, narrow approaches, steep grades, bridge limits, legal turning restrictions, and points where a maneuver would obstruct public traffic.
  3. Map the yard. Mark dock faces, building corners, columns, parked cars, gates, fire lanes, drainage features, and pedestrian routes. Test entry, positioning, departure, and emergency access.
  4. Test queuing and staging. Determine how many vehicles can wait on site without blocking docks, neighbors, fire access, or the public road. Include peak delivery periods and simultaneous loading.
  5. Verify visibility and control. Check lighting, sight lines, mirrors, signals, reversing alarms, banksman positions, and separation barriers.

Health and safety guidance emphasizes room for vehicles and people, visibility, platform suitability, and safe use of levellers. A U.S. General Services Administration warehouse lease template likewise makes the maximum servicing vehicle and corresponding maneuvering provisions explicit. Its dimensions are examples to tailor, not universal requirements; your vehicle schedule and local rules govern.

Clear height means usable clearance to the lowest obstruction

Measure from the finished floor to the lowest obstruction relevant to the operation, not simply to the roof ridge or advertised eaves height. Include roof trusses and haunches, beams, lights, sprinklers, ducts, cable trays, signs, and other services. Measure in more than one bay whenever the roof geometry or services change.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Take a repeatable survey

  1. Establish the finished-floor reference and note any slopes, steps, pits, or raised slabs.
  2. Measure the lowest point in each representative bay and at planned rack, machine, crane, and vehicle locations.
  3. Record the obstruction type, exact location, and whether it is fixed or could be relocated.
  4. Measure door and vehicle clearances separately; a high internal bay does not make a low door usable.
  5. Compare the lowest measured clearance with the proposed rack beam, stored product, lifting equipment, sprinkler requirements, and installation tolerances.

The UK Valuation Office Agency defines clear height by the lowest relevant roof element and notes that separate parts of a property can have different heights. Do not substitute one listing figure for a bay-by-bay measurement.

Check structural and layout constraints alongside height

Height and access can still fail when the floor or structure cannot carry the intended use. Confirm floor load limits, slab condition and joints, point loads from machinery or racks, mezzanine capacity and clearance, and any restrictions on suspended services. Map columns and bracing that interrupt clear floor space or vehicle paths. Ask for structural drawings, prior alteration records, and engineering certificates where available; have a structural professional verify any concentrated load or mezzanine proposal.

Compare candidate buildings on identical assumptions

Use one comparison sheet and enter measured or documented values for every candidate:

Category What to record Decision question
Electrical service Voltage, phase, service rating, transformer ratings and ownership Does the supply match equipment requirements?
Existing demand Interval peak, billing history, operating conditions How much demand is already present and when?
Internal distribution One-line, feeders, panels, MCCs, protective devices and verified spare capacity Can new circuits be added without replacing major equipment?
Utility capacity Written availability, upgrade scope, timing, cost and responsibility Can the utility deliver the required increase on your schedule?
Loading access Door dimensions, dock heights, levellers, ramps, shelters and positions Can each vehicle and load transfer safely?
Yard circulation Vehicle envelope, turning, reversing, queuing, staging and pedestrian separation Can trucks maneuver without unsafe conflicts or public-road blockage?
Usable height Lowest obstruction by bay, door clearance and service locations Will racks, goods, machinery and handling equipment fit?
Structure and floor Floor loads, mezzanine limits, columns and obstructions Can the planned layout and point loads be supported?

Apply the same equipment list, vehicle assumptions, measurement method, and expansion scenario to every property. There is no single generic “good warehouse” specification that proves suitability across different operations.

Documents and site evidence to obtain before signing

Make document delivery and verification explicit in the purchase agreement or lease process. At minimum, retain:

  • Current one-line diagram and panel or MCC schedules.
  • Utility bills, interval-demand records, and written utility capacity correspondence.
  • Measured door, dock, yard, and clear-height survey with photographs and a marked plan.
  • Structural information on floors, mezzanines, columns, and prior modifications.
  • Records of permits, inspections, maintenance, and known defects affecting electrical or loading systems.
  • A written scope, price, schedule, and responsible party for every required upgrade.

Escalate any mismatch between drawings and field conditions. Missing records, inaccessible equipment, unexplained demand peaks, a low obstruction in a critical bay, or a truck maneuver that depends on public-road space are reasons to pause and obtain professional advice—not reasons to rely on the marketed specification.

Make the go/no-go decision

Proceed only when the proposed operation has a documented electrical load, a qualified review of the existing system, utility confirmation for any increase, measured loading geometry, and bay-specific usable-height data. If an upgrade is needed, decide whether its cost, lead time, outage risk, permitting, and responsibility fit the transaction and opening date. A building that passes a brochure-level screen can still be unsuitable when one limiting feeder, dock maneuver, or low roof obstruction is considered; conversely, a property with an imperfect headline specification may work after a defined, priced, and scheduled modification.
