What to Check Before Buying a Solar Tile Roof

A solar tile roof is both an electricity system and a weatherproof roof assembly. Before comparing tile designs or projected savings, confirm that your existing roof, structure, electrical service, budget, contracts, and local approvals can support the project. Get several written, model-specific bids and make each bidder state who is responsible for the roof, wiring, permits, repairs, and future removal.

The checklist below is U.S.-oriented. Building and fire codes, utility rules, HOA requirements, permit fees, incentives, and electricity rates vary by location, so verify them for the property rather than relying on a national sales presentation.

Start with the roof, not the product brochure

Integrated photovoltaic (PV) roofing replaces some or all conventional roofing material while generating electricity. That makes roof condition and solar suitability the first buying decision. A solar installer, roofing expert, or structural engineer can determine whether the roof can accept the proposed assembly and loads.

Check the roof’s age and remaining service life

Find the installation date, previous repairs, leak history, and any manufacturer or contractor warranty. A tile system should not be installed over a roof that is likely to require replacement soon. If the roof has widespread deterioration, moisture damage, inadequate underlayment, or unresolved flashing problems, price the necessary roof work before comparing energy savings.

Topunive 100W 12V Flexible Solar Panel 9BB Monocrystalline Cell 12 Volt Semi-Flexible for Marine RV Trailer Boat Cabin Van Car Uneven Surfaces 12V Battery Charge
  • Extremely Flexible: Update to latest version size: 36.22inch*23.22inch*0.11inch/920*590*3MM, The minimum radius of the arc that a 100 watts flexible solar panel can reach is 45cm (17.7 in). It is capable of meeting a wide range of applications where standard solar panels can be inconvenient to mount, suitable for off-grid applications that include trailers, marine, boats, cabins, tents, cars, trucks, yachts, RVs, campervans, caravans, sheds, residential rooftop, home garden outdoor, or any other irregular surface.
  • Lightweight & Easy to Install: It is only 0.1 inches in height and weighs only 4.4LB (2KG), the solar panel is easy to transport, install, hang and remove. The metal pre-drilled holes and PV solar connectors help you install easily and quickly.
  • 9 Busbars Solar Cell, High Conversion Efficiency: 9BB & A Grade Monocrystalline silicon solar cell provides high conversion efficiency up to 23%. The narrower busbar space and more cells receiving surface bring lower cost and increase the output of the PV module. Compared with 5BB panel, the 9BB solar panel ensures lower risks of microcracks and longer service life.
  • Waterproof & Dustproof: This flexible solar panel is equipped with IP67-rated junction box to effectively block water splashes and dust from outside, making it perfect to be used outdoors. It is much more durable than traditional glass and aluminum model solar panels. 2 pieces bypass-diodes are built in the junction box.
  • Excellent Quality: The flexible solar panel is made of ETFE material, which has a higher light transmission and longer service life than ordinary materials. The back panel is made of TPT, which is good for heat dissipation, waterproof, high temperature resistant and easy to clean.

Check structure and code condition

Ask for an inspection of rafters or trusses, sheathing, attachment points, and any signs of sagging or movement. The proposed integrated assembly must satisfy applicable structural, electrical, and fire requirements for the property. Obtain the exact engineering and approval documents for the model being quoted; specifications for conventional rack-mounted panels cannot be assumed to apply to solar tiles.

Check direction, pitch, shade, and obstructions

Expected production depends on system size, direct unshaded sun, roof pitch, orientation, roof condition and age, and environmental conditions such as snow, dust, and shade. Have the bidder document usable roof areas, azimuth or compass direction, pitch, chimneys, vents, skylights, dormers, trees, and neighboring obstructions. Request the assumptions behind the annual-output estimate, including shading and weather data.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Will my roof need replacing first?

Sometimes the best project combines roof replacement and solar installation; sometimes an otherwise sound roof can accept an integrated system. Do not assume either answer from the sales proposal. Compare the cost and scope of a roof-ready project with the cost of repairing or replacing the roof separately.

Roof finding Likely buying implication Questions to resolve
Sound roof with substantial service life remaining An integrated installation may be feasible without full replacement, subject to structural and code review. What penetrations, flashings, underlayment changes, and manufacturer-approved assembly are included?
Localized defects or uncertain condition Repairs may be needed before installation; hidden damage can change the price. Who investigates concealed damage, and what change-order rates apply?
Old, leaking, or broadly deteriorated roof Replacing or rebuilding the roof first may avoid removing a new solar assembly later. Is roof replacement included, separately contracted, or excluded? Is the roof warranty compatible with the PV assembly?
Structural or code deficiencies Reinforcement, redesign, or a different roof area may be required. Who pays for engineering, reinforcement, redesign, and additional inspections?

The U.S. Department of Energy notes that installing solar when a roof is being replaced can often save money, but the combined scope and price still need to be compared with alternatives. Ask for a written roof-readiness finding, not a verbal assurance.

What should a solar roof quote include?

The Federal Trade Commission advises consumers to compare detailed bids from several companies. Request at least three written proposals when practical, using the same information for each bidder so that a low headline price is not being compared with an incomplete scope.

Quote item What the document should state
System design Exact tile and electrical equipment models, rated system size, roof areas used, inverter and storage configuration if applicable, and a drawing showing the layout.
Production estimate Estimated annual and monthly output, shading and weather assumptions, degradation assumptions if used, and whether any production guarantee exists.
Roof scope Removal of existing roofing, underlayment, flashing, ventilation, structural work, disposal, attic or sheathing repairs, and final weatherproofing.
Electrical scope Main-panel work, wiring, disconnects, grounding, monitoring, batteries, communications equipment, utility interconnection work, and testing.
Price Total installed price, taxes, design and engineering charges, permit and inspection fees, utility fees, change-order terms, and any recurring charges.
Warranties and guarantees Separate terms for roofing materials, PV modules or tiles, inverters, batteries, workmanship, waterproofing, and production; duration, exclusions, claim process, and remedy.
Schedule and responsibilities Design, permit, material-order, construction, inspection, and permission-to-operate milestones, with the party responsible for each delay.
Future roof work Who removes and reinstalls tiles, pays for temporary protection, repairs damage, and coordinates a later roof repair or replacement.

Ask each bidder to identify subcontractors, insurance coverage, licensing or required credentials, local references for comparable integrated roofs, and the person who will handle warranty claims after the sale. A proposal that only gives a monthly payment or an estimated savings figure is not a complete bid.

Separate roofing responsibility from electrical responsibility

An integrated roof can fail in two different ways: the building envelope can leak, or the electrical system can underperform or become unsafe. Your contract should assign both risks explicitly.

Questions about leaks and roof damage

  • Which company is responsible for investigating a leak and paying for the diagnostic visit?
  • Does the workmanship warranty cover water intrusion at tile joints, flashings, valleys, ridges, penetrations, and transitions to conventional roofing?
  • Who pays for interior damage caused by a leak?
  • What happens if a roofing subcontractor and an electrical subcontractor blame each other?
  • Are annual inspections, cleaning, snow removal, or vegetation trimming included, optional, or the homeowner’s responsibility?

Questions about later repairs

  • Who temporarily removes and stores tiles or electrical equipment if a roof repair is needed?
  • What are the removal, reinstallation, truck-roll, and permitting charges?
  • Does temporary removal suspend a production guarantee or any roof warranty?
  • Can another qualified roofer perform repairs without voiding the PV warranty?

Federal guidance for commercial roofing emphasizes roof assessment, code-compliant design, coordination with the roof warranty, and a suitable workmanship warranty. It is useful as a list of issues to raise, not a residential legal guarantee. Have the final residential contract reviewed under the law that applies to your property.

Verify the exact tile model and documentation

Current solar-tile products differ, and the available evidence does not establish one universal efficiency, fire rating, wind rating, snow rating, warranty, price, or installer network. Ask for dated manufacturer documentation for the exact model in the bid.

Documents to request

  • Product data sheet with electrical ratings, dimensions, weight, operating limits, and compatible components.
  • Installation manual and approved roof-assembly details, including underlayment, flashing, edge, ridge, valley, and transition requirements.
  • Applicable building, electrical, and fire test reports or listings for your jurisdiction.
  • Structural loading information for the roof and attachment method.
  • Material, workmanship, waterproofing, power-output, inverter, battery, and monitoring warranty documents.
  • Maintenance instructions, cleaning limitations, replacement-part availability, and authorized service procedure.

Do not transfer a conventional panel’s performance or warranty terms to a tile product. The contract should name the model and attach the documents that govern the installation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare output estimates realistically

Ask bidders to show how they calculated annual kilowatt-hours rather than presenting a single savings number. A larger rated system does not automatically produce more usable energy if it is placed on shaded or poorly oriented roof planes.

Check these production assumptions

  • Usable roof area after setbacks, vents, chimneys, skylights, fire access, and maintenance paths.
  • Roof orientation and pitch for each tile group.
  • Tree and building shading by season and the method used to model it.
  • Snow, dust, soiling, temperature, and other environmental losses.
  • Inverter, wiring, battery, and conversion losses.
  • Expected degradation and the date or period covered by any output guarantee.
  • Whether the estimate is for gross generation, energy delivered to the home, or energy exported to the grid.

If a company promises production, require the measurement method, reporting period, exclusions, and remedy in writing. A promise to “make your utility bill zero” is not a production guarantee and may ignore fixed charges, seasonal use, export limits, and future rate changes.

Understand the money terms before signing

Evaluate the project using total cost and cash flow, not only a projected monthly saving. Future utility rates are difficult to predict, so a salesperson’s assumed rate increases are scenarios rather than guaranteed savings.

Payment structure Cost questions Ownership and exit questions
Purchase with cash What is the complete installed price, including roof work, permits, inspections, utility fees, taxes, storage, and change orders? Who owns the equipment, incentives, renewable-energy certificates (RECs), warranties, and future output?
Loan What are the principal, interest rate, term, fees, payment schedule, prepayment rules, and any deferred-interest conditions? Does the lender have a security interest? What happens if the property is sold or refinanced?
Lease What is the initial payment, recurring payment, escalator, maintenance charge, and total scheduled payment? Who owns incentives and RECs? Can the lease be transferred, bought out, or terminated, and at what cost?
Power purchase agreement What is the starting per-kilowatt-hour charge, escalator, minimum payment, tax or service fee, and contract term? Who owns the system and output? What production remedy applies, and what are the sale, transfer, removal, and buyout procedures?

Ask about incentives and RECs

Have the contract state who receives any tax credit, rebate, incentive, or REC and whether eligibility depends on ownership, placed-in-service date, equipment, or local rules. Do not count an incentive until you confirm the current federal, state, utility, and local requirements for your property. A quoted incentive may be unavailable, delayed, or assigned to the system owner rather than you.

What permits and approvals do I need?

Local rules and fees differ. The project may require building and electrical permits, structural review, fire-access compliance, inspections, utility interconnection approval, and HOA or historic-district approval. Ask the contractor to list every approval for your address and identify who submits it and who pays each fee.

Typical approval sequence

  1. Pre-application review: Confirm zoning, HOA or covenant rules, historic restrictions, utility service capacity, and any local design requirements.
  2. Engineering and permit submission: Submit the roof, structural, electrical, fire, and equipment documents required by the authority having jurisdiction.
  3. Permit review: Resolve corrections in writing. A permit issued for a different model or design is not approval for a substituted product.
  4. Construction: Build only the permitted assembly and document concealed roof and wiring work with photographs and inspection records.
  5. Inspections: Complete required building, electrical, structural, and fire inspections.
  6. Utility interconnection: Complete the utility’s agreement, meter work, and authorization to operate. Do not export power merely because construction appears complete.

The Department of Energy reports that rooftop PV installation generally takes a few days, while permits and inspections can take weeks to months depending on local regulations. Treat that as general guidance, not a promised schedule; obtain dates from your authority and utility.

Vet the installer and every subcontractor

Ask who employs the roofers, electricians, engineers, and permit specialists. Confirm required licenses, insurance, bonding where applicable, experience with integrated PV roofing, and local references for completed projects that have gone through inspection and utility operation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Check that the legal name on the contract matches the licensed and insured entity.
  • Request certificates of general liability and workers’ compensation coverage.
  • Ask whether subcontractors are used and who supervises their work.
  • Call references about leaks, inspection corrections, monitoring, service response, and warranty claims—not only installation speed.
  • Verify that the company will remain available after commissioning and identify a service contact.

Red flags that warrant a pause

  • A quote omits the exact tile model, roof assembly, system size, or annual-output assumptions.
  • The salesperson promises guaranteed savings based on unspecified future utility-rate increases.
  • Roof repairs, permit fees, utility work, storage, or panel upgrades are described as “included” without a line-item scope.
  • No one will state who pays for a leak, roof removal, reinstallation, or interior damage.
  • The contract allows equipment substitutions without your written approval.
  • You are pressured to sign before receiving warranty documents, financing terms, or the cancellation and change-order rules.
  • The installer cannot provide insurance, licensing information, or local references.
  • The project is represented as able to operate immediately even though inspections or utility permission are pending.

A practical bid-comparison worksheet

Put each proposal in the same order and mark “not stated” rather than filling gaps with assumptions.

  • Roof: age, condition, remaining life, repairs, replacement, underlayment, flashing, ventilation, structural work.
  • Solar design: exact model, rated capacity, roof planes, annual output, shading, losses, degradation, storage.
  • Price: cash price, financing total, recurring charges, escalators, fees, taxes, change-order rates.
  • Protection: roof-material, waterproofing, equipment, workmanship, production, and service warranties.
  • Responsibility: leak investigation, damage, maintenance, monitoring, roof removal, reinstallation, disposal.
  • People: contractor license, insurance, subcontractors, engineering responsibility, references, post-install contact.
  • Approvals: building, electrical, structural, fire, HOA, utility, inspection, and permission-to-operate duties.
  • Exit: cancellation period, early termination, transfer, sale, buyout, removal, and REC or incentive ownership.

Make the decision only after the answers are written

Choose the proposal that gives you a complete, verifiable roof and energy scope—not necessarily the one with the lowest advertised price or largest projected savings. Before signing, attach the final design, model numbers, roof details, production assumptions, payment schedule, warranties, permit responsibilities, and future-removal terms to the contract. Keep copies of permits, inspection approvals, photographs of concealed work, commissioning records, monitoring credentials, and every warranty.

A solar tile roof can make sense when the roof is suitable, the design is documented, the installed cost is understandable, and one contract clearly protects both the building envelope and the electrical system. If any of those answers remains vague, delay the purchase until the bidder supplies the missing information or obtain another detailed bid.

Product prices and availability are accurate as of the date/time indicated and are subject to change. Any price and availability information displayed on Amazon at the time of purchase will apply.
