Before you waive contingencies, establish exactly what was built, how it was approved, whether its hidden assemblies can be inspected, and whether an insurer, lender and appraiser will accept this specific address. The right questions are method- and location-specific: a load-bearing straw-bale wall, a cob wall, a rammed-earth shell, a structural insulated panel (SIP), an insulated concrete form (ICF) system, a repurposed shipping container and a 3D-printed concrete wall do not have interchangeable risks or approval paths.
Your purchase file should contain the approved plans and revisions, permits, inspection and occupancy records, engineering or product evaluations, construction photographs, warranties and repair history. Have the building department confirm the code edition and local amendments, hire an inspector who has worked with the exact system in the local climate, and obtain written insurance and lending answers before the transaction becomes irreversible.

Start by identifying every assembly, not just the marketing label
“Alternative,” “natural,” “modular” or “experimental” is not a construction specification. Ask the seller to describe each part of the house in technical terms and have the answer match the plans and inspection record.
Map the load path and enclosure
| Assembly | Questions to answer |
|---|---|
| Foundation and ground contact | What foundation type, waterproofing, drainage and capillary break were installed? Which details are below grade and therefore concealed? |
| Load-bearing structure | Are the walls, posts, frames, panels or printed elements carrying gravity and lateral loads? Which engineer designed them, and which calculations or evaluations apply? |
| Exterior wall and insulation | Is the unusual material structural, insulating, cladding, infill, or a combination? What are the layers from exterior finish to interior finish? |
| Roof and openings | How are roof loads transferred, and how are windows, doors, penetrations and roof-to-wall transitions flashed? |
| Interior finishes and services | Where do plumbing, wiring, ventilation ducts and service chases run? Can those routes be repaired without damaging the wall system? |
For straw bale, determine whether the bales are load-bearing or infill between a post-and-beam frame. That distinction changes the structural design, inspection points and repair approach. For a product-based system such as a container conversion, obtain the exact product or modification specification rather than relying on a generic description.

Ask who designed and built it
- Who was the architect, engineer, designer and general contractor?
- Who installed the unusual assemblies, and what training or prior projects did they have?
- Can the original builder review the plans and construction photographs with you?
- What deviations from the approved design occurred, and who approved them?
- What unforeseen problems arose during construction and how were they corrected?
InterNACHI advises reviewing plans and photographs with the builder when possible and asking about unforeseen problems. A builder’s explanation is useful context, but it does not replace an independent inspection or the building department’s records.
Verify the approval path with the building department
A product report, an engineer’s letter or a statement that a method is “in the code” does not prove that this house was legally approved. Ask the authority having jurisdiction for the actual permit file and the rules in force when the work was permitted.
Questions for the building official
- Which edition of the residential or building code applied on the permit date?
- What local amendments, zoning conditions or energy provisions also applied?
- Was this method covered by prescriptive provisions, an adopted appendix, an alternative-materials approval or a site-specific engineered design?
- Which plans, calculations, evaluation reports and revisions were approved?
- Were required footing, framing, enclosure, electrical, plumbing, mechanical and final inspections completed?
- Was a certificate of occupancy or equivalent final approval issued?
- Are there open permits, correction notices, stop-work orders or unresolved violations?
Ask for written confirmation or a copy of the records rather than relying on a seller’s summary. Jeff Ellis, writing in ICC’s Building Safety Journal, explains the principle this way: “The code section 104.11 indicates that the alternative material, design, and methods of construction shall be approved where the alternative complies with the intent of the code.” That sentence describes an approval framework, not an automatic entitlement to approval. ICC also notes that its article was originally produced and published by its linked source and that ICC does not verify every factual claim or opinion in it; treat Ellis’s statement as an attributed explanation, not as a blanket ruling for your property.

Clear out junk files and repair common Windows errorsFree Scan →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →Do not assume a model-code appendix applies locally
ICC says 2021 IRC Appendix U addresses cob construction, but model-code appendices require adoption by the jurisdiction. Confirm the locally adopted edition and whether Appendix U, or any other appendix, was actually in force when this home was permitted. The cob appendix’s 2019 IRC Public Comment Hearing proposal received 93 votes in favor and six against; that vote count concerns the code-development process, not the performance, safety or market acceptance of an individual cob house.
ICC’s technical material on repurposed shipping containers likewise describes an approval process in which local officials remain part of the decision. A container home therefore needs a property-specific permit record and evidence that modifications were evaluated for their intended use.

Build a document file before spending on specialists
Request digital copies early so your inspector, engineer, insurer and lender can review the same information. Record the date and source of each document, and flag discrepancies rather than silently choosing the most favorable version.
| Document | What to check | Why it matters |
|---|---|---|
| Approved plans and revisions | Wall sections, structural details, moisture control layers, service routes and revision stamps | Shows what the authority approved and identifies concealed conditions an inspection cannot infer |
| Permit and inspection history | Permit numbers, inspection dates, correction notices, final approvals and occupancy record | Establishes the legal approval path and whether work was closed out |
| Engineering calculations or product evaluations | Design scope, assumptions, load limits, climate or exposure limits and installation conditions | Prevents a report for one configuration from being misapplied to another |
| Construction photographs | Foundation, reinforcement, flashing, membranes, framing, utility chases and wall closures | Provides evidence of work now hidden behind finishes |
| Warranties and manuals | Issuer, term, exclusions, maintenance duties and transfer requirements | Defines what can be claimed and what upkeep is required after closing |
| Repair and maintenance history | Leaks, flooding, cracking, pest treatment, finish replacement, mold remediation and dates | Reveals recurring problems and the quality of previous repairs |
Ask the seller to identify any missing document and explain why it is unavailable. “No records” is not proof of defective construction, but it increases uncertainty and may affect inspection scope, financing and valuation.

Commission an inspection that matches the actual method
Choose an inspector who can point to prior work with the same construction system and comparable climate conditions. Ask for a sample report, a written scope and a list of exclusions before signing.
Define the inspection scope
- Which structural, enclosure, roof, foundation, drainage, mechanical, electrical and plumbing components will be inspected?
- Will the inspector review plans, photographs, evaluations and repair records before visiting?
- What non-destructive moisture measurements or borescope observations are appropriate?
- Which areas are inaccessible, concealed or outside the inspector’s license and competence?
- What findings require a structural engineer, building-science consultant, moisture specialist or method-specific contractor?
InterNACHI cautions that finished walls can conceal important information, including rammed-earth mixes, straw-bale service routes and waterproofing assemblies. A visual inspection cannot certify that every hidden layer matches the drawings or meets code. Make the report state what could not be established and what further investigation is recommended.
Use specialists for questions outside a general inspection
A structural engineer can assess load paths, settlement, unusual connections and alterations. A building-science professional can analyze heat, air and moisture movement through the enclosure. A moisture specialist can investigate elevated readings, drainage failures or suspected concealed decay. A contractor experienced with the method can explain practical repair access and compatible materials. Confirm each professional’s credentials, relevant project experience, deliverables, fee and independence from the seller.

A moisture meter may help map areas for professional investigation, but consumer readings do not diagnose a concealed assembly. Do not use a hand-held reading as a substitute for opening an assembly when the inspector says intrusive investigation is necessary.
Ask method-specific performance questions
Use the following questions only where they fit the actual system. A strength or risk associated with one method cannot be transferred to another.
Straw-bale construction
InterNACHI identifies moisture intrusion as a leading concern in straw-bale homes. Ask:
- Are the bales load-bearing or infill, and what frame carries the loads if they are infill?
- How high are the bales above grade, and what foundation and splash protection prevent wetting?
- How do roof overhangs, window sills, flashings and penetrations shed bulk water?
- What plaster or cladding system protects the bales, and how are cracks inspected and repaired?
- What ventilation strategy controls indoor humidity and air movement through the wall?
- Has the wall ever been exposed to leaks, flooding or prolonged dampness, and are there records of drying or replacement?
Moisture and air movement affect wall performance, so ask the inspector to connect readings and observations to the assembly’s drying path rather than reporting a single number without context.
Cob and other earthen walls
Request the structural design, soil or mix documentation, finish specifications and climate assumptions. Ask how the wall meets local structural, moisture and energy requirements, and whether later finishes are compatible with its ability to dry. ICC notes that thermal mass does not by itself establish thermal-resistance compliance and identifies energy-code compliance as a challenge for cob. Require the project team to show the calculation or compliance path used for this address.

Rammed earth, SIPs, ICFs and other systems
For rammed earth, verify the approved mix, reinforcement, moisture protection and any portions hidden by finishes. For SIPs, ICFs or similar proprietary systems, obtain the exact manufacturer evaluation, permitted details, fastening and sealing requirements, and evidence that the installed configuration matches the evaluated scope. Ask how electrical and plumbing changes were made without compromising structural or air-sealing details. The relevant issue is not the acronym; it is whether the installed assembly remains within the design and evaluation limits.
Repurposed shipping containers and printed concrete
For a container conversion, document the original container condition, corrosion treatment, cuts and reinforcements, insulation, condensation control and connection to foundations and additions. Obtain the evaluation or engineering documents for the modifications and confirm local approval. For 3D-printed concrete, ask for the printer and material specification, reinforcement and connection details, quality-control records, weatherproofing, and the code or alternative-material approval used. If the seller cannot identify an approval path, treat that as an unresolved due-diligence issue rather than assuming the material is inherently safe or unsafe.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Evaluate moisture, ventilation, drainage, fire, structure and energy together
Unusual materials often perform as part of an assembly. Inspect the interactions, not just the material in isolation.
Moisture and drainage
- Trace roof water from coverings to gutters, downspouts, splash blocks and site drainage.
- Look for grading toward the foundation, ponding, failed membranes, staining, efflorescence, soft finishes and musty odors.
- Ask how a wet wall dries, in which direction it can dry, and whether interior or exterior coatings block that drying.
- Review any flood, leak or freeze event and verify the repair method with photographs and invoices.
Ventilation and indoor air
Confirm how bathrooms, kitchens, combustion appliances and whole-house ventilation exhaust or supply air. Ask whether the enclosure’s air-control layer was tested or documented and whether later renovations pierced it. Poor ventilation can raise humidity even when the exterior appears sound.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteFire and life safety
Verify smoke and carbon-monoxide alarms, egress windows and doors, fire separations, appliance clearances and electrical work through the inspection and permit records. Ask the building department and insurer which fire-resistance details apply to the specific wall and roof assembly; do not infer a rating from a material’s reputation.

Structural performance
Check for settlement, differential movement, cracking patterns, racking, deflection, water-related weakening and unapproved openings. A cosmetic crack may be harmless or may indicate movement; have a structural professional classify it when its cause is uncertain.
Energy performance
Request the energy-code compliance documents, insulation values where established, air-sealing information and utility history with dates and weather context. NAHB identifies challenges in calculating energy value for alternative products and warns that moisture-related unintended consequences can offset expected benefits. Do not treat thermal mass, a high insulation number or low utility bills from one household as proof of compliance or future operating cost.
Get insurance, lending and appraisal answers in writing
Availability is specific to the address, construction, location and provider. Start these conversations while your purchase contract still allows you to cancel or renegotiate.
Insurance questions
- Give the agent the exact construction description, plans, permits, inspection report and any evaluation reports.
- Ask whether the insurer will write the desired policy for this address and method.
- Request written limits, deductibles, exclusions, vacancy conditions and requirements for maintenance or specialist inspection.
- Ask how water damage, hidden moisture, fire, unusual finishes and replacement-cost valuation are treated.
- Confirm that coverage remains available after a claim and that the policy can be transferred or renewed on stated terms.
InterNACHI’s straw-bale guidance reports that some insurers write fire policies and others do not, with availability varying by area. That is a reason to obtain a current quotation and written terms, not a market-wide acceptance rate.
Lender and appraisal questions
Ask the intended lender whether its underwriting and collateral policies accept the method, what documentation its appraiser needs, and whether an engineer’s report or additional reserve is required. Ask the appraiser how comparable sales will be selected when few homes use the same system. NAHB identifies possible skilled-labor costs, inspection delays, energy-value calculation challenges and moisture-related consequences as issues that can affect a transaction. InterNACHI also identifies resale value as a lender concern. None of these observations establishes a universal premium, discount or rejection rate, so require an answer for this property and market.
Compare several unfamiliar-method homes with one decision matrix
If you are considering more than one house, score each address on the same evidence rather than ranking construction methods in the abstract.
| Decision area | Evidence to compare | Questions that expose risk |
|---|---|---|
| Approval documentation | Complete permits, adopted code, final inspections and occupancy record | Is the approval specific to the plans and method? |
| Inspection quality | Inspector’s system experience, scope, exclusions and specialist referrals | Which concealed conditions remain unknown? |
| Structure and moisture | Load-path evidence, drainage, drying strategy and observed condition | What happens if the assembly gets wet or is altered? |
| Climate and energy | Energy compliance documents, ventilation design and climate assumptions | Are claimed savings measured, documented or anecdotal? |
| Maintenance and repair | Intervals, compatible materials, local trades and access to services | Who can perform a competent repair at a reasonable time? |
| Insurance | Written quote, exclusions, deductibles and conditions | Is coverage binding before contingencies expire? |
| Financing and valuation | Lender response, appraisal plan and comparable sales | What evidence supports the collateral value? |
| Resale | Local buyer pool, agent experience and transaction history | Could a future buyer face the same documentation barriers? |
Use “unknown” as a finding that triggers a task, not as a score that quietly becomes zero. A house with fewer novelty features but complete records may present less transaction risk than a technically promising house whose approvals and concealed details cannot be verified.
Follow a transaction sequence that preserves your options
- Before making an offer: Ask for the method description, plans, permit history, construction photographs and repair records. Check that the seller’s description is internally consistent.
- During the inspection period: Hire the system-experienced inspector, provide the document file, and authorize specialist reviews where the report identifies uncertainty.
- Immediately after inspection: Send the report and supporting documents to the building department, insurer, lender, appraiser and any engineer who must answer a specific question.
- Resolve discrepancies: Require written explanations for unpermitted work, missing finals, deviations, moisture events or repairs. Decide whether additional investigation, a repair agreement or contract termination is appropriate under your local contract.
- Before contingencies expire: Obtain written insurance terms, lender eligibility and appraisal support. Do not rely on a verbal assurance that a policy or loan “should be fine.”
- Before closing: Reinspect agreed repairs, confirm permits are closed, collect transferable warranties and manuals, and document maintenance responsibilities.
Red flags that require a pause
- The seller cannot name the load-bearing system or provides only a lifestyle label.
- Plans show one assembly while photographs, finishes or the permit file show another.
- The building department cannot find a final inspection, occupancy record or approval for a major alteration.
- The seller discourages an inspector from reviewing construction photographs or concealed areas.
- There is unexplained staining, repeated plaster cracking, musty odor, ponding or evidence of past flooding.
- An evaluation report is supplied without its scope, limitations or proof that the installed configuration matches it.
- An insurer or lender will discuss the property only after closing or refuses to put conditions in writing.
- The valuation depends on a claimed energy or resale benefit that has no local documentation or comparable sales.
Each red flag may have an explanation, but the explanation belongs in the file and should be tested by the appropriate professional. If a critical uncertainty cannot be resolved before your contractual deadlines, the safest decision may be to decline the purchase.
