What to Ask an Architect Before Building a Minimalist Concrete House

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Before appointing an architect, bring a written brief and ask for specific answers about design fit, site evidence, concrete construction, insulation, moisture, consultants, cost, and approvals. “Minimalist concrete house” describes an architectural intention, not one construction method. Your architect should turn it into a buildable scheme that suits your climate, lot, budget, local code and maintenance expectations.

Use the questions below to leave the first meeting with defined decisions, named responsibilities and a list of investigations—not just attractive sketches.

Prepare a brief you can actually evaluate

Minimalism is too broad to brief on its own. Explain the experience and performance you want, then ask the architect to translate it into drawings, specifications and measurable priorities.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Define what “minimalist” means in your house

  • Which room relationships matter most, and how should circulation work?
  • How much storage is needed, where will it be concealed, and what must remain accessible?
  • What daylight, views, privacy and connection to outdoor space do you expect in each main room?
  • Which materials may be visible, and which should be quiet backgrounds?
  • How much exposed concrete, joinery and detailing are you willing to maintain?
  • What acoustic character do you want in rooms with large, hard surfaces?

Ask the architect to convert those answers into a short brief that can be checked at every design stage. A compact plan and simple forms may reduce material use and construction complexity, but they should not sacrifice storage, comfort, durability or the experience you actually want.

Set the budget before design accelerates

State a target construction budget and define what it includes. Discuss site preparation, excavation, foundations, consultants, approvals, utility connections, landscaping, fixtures, taxes, escalation and contingency separately. Ask:

  • Which elements are essential priorities?
  • What lower-cost alternatives preserve the main design idea if estimates exceed the target?
  • At what points will the budget be tested—concept, developed design and construction documents?
  • Who supplies an independent cost estimate if the design becomes technically complex?

YourHome advises establishing the budget before design starts and keeping lifestyle, energy and sustainability aims in view throughout development. Read its guidance on designing a house for the broader relationship between brief, site, climate, materials and cost.

Test the architect’s experience and appointment terms

A concrete house demands coordination between architecture, structure, waterproofing, energy performance and specialist trades. Choose on relevant experience and capacity, not on photographs alone.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Experience and references

  • Which completed homes show your experience with minimalist design, exposed or architectural concrete and this climate?
  • Can we visit a completed project or speak with previous clients?
  • What registrations, insurance and technical qualifications apply in this jurisdiction?
  • Which parts of the design require a structural engineer’s approval or professional stamp?
  • How many projects are you handling at once, and who will actually lead ours?

Ask what went wrong on comparable projects and how the practice handled defects, budget changes or difficult site conditions. A candid explanation is more useful than a portfolio image.

Scope, decisions and communication

Obtain a written service schedule covering concept design, detailed drawings, specifications, consultant coordination, permit submissions, tendering, construction observation and project management. Clarify what is excluded or priced separately.

  • How many design review meetings are included, and what must we decide at each stage?
  • Who records decisions and distributes updated drawings?
  • How are additional services, redesign and client-initiated changes charged?
  • What schedule is assumed for surveys, approvals, tendering and construction?
  • How are allowances, contingencies and escalation handled?

Agree on the degree of client involvement before appointment. Some practices expect clients to make frequent material and layout decisions; others manage more of that process for you.

Make the site and climate part of the first design decision

Do not fix the footprint from a photograph or a real-estate plan. Ask the architect to visit the lot and identify what evidence is needed before committing to orientation, levels or foundations.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Site questions

  • Where are the best and worst seasonal sun angles, and how will orientation provide useful daylight?
  • What are the prevailing winds, site microclimate, views, neighboring buildings, trees and sources of overshadowing?
  • What slope, soil bearing conditions, groundwater and drainage constraints could alter the foundation system?
  • Is the property exposed to flooding, coastal processes, bushfire or another local hazard?
  • Where are legal boundaries, easements, access routes and existing services for sewer, water, power and communications?
  • What planning controls govern setbacks, height, site coverage, heritage and neighborhood character?

Commission the right investigations

Ask who will commission a boundary or feature survey and a geotechnical investigation, and when their findings will be available. Soil, slope and groundwater information can change excavation, retaining, drainage and foundation costs. Depending on the site, the team may also need an arborist, planner, drainage engineer, hazard specialist or environmental consultant.

YourHome lists climate, solar access, winds, views, overshadowing, slope, soil, hazards, drainage, access and services as core site-analysis factors. Its typical project specialists include a structural engineer, geotechnical engineer, surveyor and building certifier; the final team depends on your location and project complexity.

Orientation, openings and comfort

Ask how the building will balance daylight with unwanted heat, glare, wind and privacy. Request diagrams showing seasonal sun, shading and major window views. A minimalist composition often relies on carefully placed openings, so orientation should be settled before the concrete structure and window schedule become difficult to change.

Identify the concrete system and its envelope strategy

“Concrete house” may mean cast-in-place reinforced concrete, insulated concrete forms, precast panels, concrete masonry or a hybrid frame. Ask the architect to name the proposed system and explain why it fits this site, climate, design, budget, local approval route and available contractors.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask for junctions, not slogans

Concrete can store and release heat, but it is not a good insulator. Building Performance, New Zealand Ministry of Business, Innovation and Employment, states: “Concrete is porous and floor slabs need a damp proof membrane underneath them to prevent water being absorbed from the ground.” Its concrete construction guidance also discusses slab insulation, wall insulation, curing, openings and acoustic effects.

Have the architect and engineer show the slab edge, foundation, wall, roof and window junctions in detail. Ask:

  • Where is insulation continuous at slabs, foundations, walls, roofs and openings?
  • How are thermal bridges at corners, balconies, lintels, columns and window frames controlled?
  • If interior concrete is intended as thermal mass, where is insulation placed so that mass remains useful without excessive heat loss?
  • If the wall is not intended to provide interior thermal mass, why is insulation located on the chosen side?
  • What surface temperatures and comfort trade-offs are expected in winter and summer?

Local energy-code requirements depend on jurisdiction and edition. HUD’s Prescriptive Method for Insulating Concrete Forms in Residential Construction is specific to ICF construction and older U.S. guidance; use it as background, not as a universal specification. Ask your architect to identify the current local provisions and demonstrate compliance.

Control ground moisture, rain and indoor humidity

Ask for a complete water-management description: site grading, perimeter drainage, foundation waterproofing, damp-proofing, slab membrane, flashings, window interfaces, roof drainage and exterior finishes. The U.S. Environmental Protection Agency’s Moisture Control Guidance for Building Design, Construction and Maintenance covers site drainage, foundations, walls, roofs, plumbing, HVAC, construction, maintenance and verification.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • What prevents ground moisture from entering through the slab and walls?
  • Where does rainwater go if a drain blocks or a surface finish fails?
  • How will the airtightness and ventilation strategy manage humidity and condensation?
  • What inspections or tests verify membranes, flashings, insulation and drainage before they are concealed?
  • Which coatings, sealers, joints and exposed surfaces require ongoing maintenance?

Ventilation must match the airtightness level and applicable local code. Ask whether the design uses natural ventilation, balanced mechanical ventilation, exhaust-only systems or another approach, and how filters, condensate and maintenance access are handled.

Plan for acoustics and hard finishes

Large exposed concrete, glass and plaster surfaces can create echo. Ask for an acoustic strategy covering room proportions, ceilings, furnishings, wall treatments and mechanical-system noise. Do not assume that a visually minimal interior will automatically sound comfortable.

Lock openings, finishes and embedded services early

Doors and windows in concrete walls

Ask when the location, size and structural treatment of every opening must be fixed. Building Performance warns that retrofitting doors and windows in concrete can be difficult and expensive. Discuss lintels, reinforcement, reveals, shading, glazing performance, insect screens, privacy and replacement access before formwork is finalized.

  • How does each opening affect structure, daylight, heat gain, glare, views and privacy?
  • What tolerances are allowed between concrete openings and window frames?
  • How will sill, jamb and head flashings connect to the wall’s water-control layer?
  • Can a failed window or seal be removed without damaging the concrete?

Exposed concrete and floor finishes

Define the visual standard with sample panels or mockups. Review color, aggregate, form-tie pattern, joints, edge details, blemishes, patching and the acceptable variation between pours. Identify which surfaces will be painted, lined, rendered, polished or left exposed.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

If a slab will have an exposed-aggregate or polished finish, specify the aggregate, color, placement, curing, grinding and sealing requirements before the pour. Late decisions can force a different mix, finish sequence or contractor.

Fresh slabs should be cured slowly during the first week to reduce cracking, although some minor cracking may still occur. Ask who controls curing, weather protection, pour sequencing and acceptance criteria, and how defects will be repaired without creating a visibly inconsistent patch.

Services inside concrete

Map pipes, conduits, electrical boxes, plumbing sleeves, drainage penetrations and future service routes before reinforcement and formwork are approved. Ask what happens if an embedded heating pipe, water line or conduit fails. Embedded services can be difficult to access and repair; provide accessible plant, isolation points and spare routes where practical.

  • energy assessor or sustainability consultant;
  • drainage or hydraulic engineer;
  • planner and bushfire, flood or other hazard specialist;
  • mechanical and acoustic consultants; and
  • quantity surveyor or independent cost adviser.

Questions about permits and code

  • Which planning consent and building permits are required?
  • Who prepares, signs and submits each package?
  • Which current code provisions govern structure, energy, ventilation, fire, drainage and accessibility?
  • What information must be approved before tendering or before work starts?
  • Who responds to authority comments and tracks conditions?

Ask for the local authority having jurisdiction and the exact current documents that apply. Requirements vary with country, state or territory, municipality, code edition, site and concrete system.

Inspections and performance checks

Agree on hold points before concrete is poured, before walls are closed and at completion. Confirm who checks reinforcement, formwork, embeds, membranes, insulation, flashing and services.

The U.S. Department of Energy describes plan review and construction inspections as common compliance processes; examples can include an inspection before a slab pour where sub-slab insulation is required and another before drywall for wall insulation. Its Building Energy Code Compliance page is a U.S. example, not a universal inspection schedule. Your architect and building authority must confirm the sequence for your project.

Ask whether air leakage, insulation, moisture or thermal performance will be tested, at what stage, by whom and how deficiencies will be corrected. Establish a written process for reviewing substitutions and site changes so they remain structurally safe, code-compliant and consistent with the design.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare alternative architects or concrete systems consistently

If you are considering more than one architect or construction approach, score each option against the same criteria rather than choosing by appearance alone:

  1. Brief and site fit: Does it support your priorities, lot, climate, orientation and hazards?
  2. Structural logic: Are spans, openings, foundations and engineering risks understood?
  3. Envelope performance: Are insulation continuity, thermal mass, ventilation and moisture control shown in details?
  4. Finish and maintenance: Can the desired concrete quality be delivered locally, and how will it be repaired?
  5. Cost and programme: Are allowances, specialist trades, lead times and contingencies realistic?
  6. Approval path: Can the team explain the applicable code, permits and inspections?
  7. Construction capability: Are experienced contractors and quality-control processes available in your area?
  8. Material impact: How are durability, material efficiency and end-of-life handling considered?

The official guidance supports these as useful decision axes but does not establish one universally best concrete system.

Leave the meeting with a written action list

Before ending the appointment, ask the architect to confirm:

  • the agreed brief and non-negotiable priorities;
  • the site surveys, geotechnical work and hazard checks required;
  • the proposed concrete system and a diagrammed insulation and moisture strategy;
  • the openings, finishes and embedded services that must be decided early;
  • the consultant team and each person’s responsibility;
  • the permit route, code documents and inspection hold points;
  • the next budget test, programme milestone and client decisions;
  • the fee, deliverables, exclusions and change procedure; and
  • the date when you will receive drawings, notes and the next decision register.

A strong first meeting does not require every detail to be solved. It should reveal which facts are still missing, who will obtain them and how each discovery could affect design, cost, approval or construction. Do not proceed to a concrete pour until the structural, waterproofing, reinforcement, services, insulation and finish information has been coordinated and accepted by the appropriately qualified professionals.
