Find and replace yours safely.Free scan · under a minuteA modern football club training ground needs more than pitches and a gym: it should bring together safe playing surfaces, changing and medical facilities, training and recovery space, coaching support, and the utilities and access that keep the site working every day. The right brief depends on the club’s teams, level, climate, licensing requirements and budget—not every club needs an elite-style indoor fieldhouse or hydrotherapy suite.
Start with the club’s licensing and regulatory baseline
There is no single global checklist that applies to every club. UEFA’s 2026 Club Licensing and Financial Sustainability Regulations, Article 35, say that training-facility infrastructure must meet requirements defined by the relevant licensor. Examples include the facilities themselves, pitch number and dimensions, dressing rooms, a medical room and minimum equipment, and floodlighting.
Use the applicable competition and licensing rules as the starting point, then check national and local building, health, accessibility and safeguarding requirements. Those rules can add obligations; the applicable authority and jurisdiction determine the details.
Plan pitch capacity, surfaces and safe surrounds
Pitch number should reflect how many squads train at once, how often surfaces can rest, and whether a pitch can be taken out of use for maintenance or poor conditions. FIFA recommends at least two full-size pitches to provide resilience. That is planning guidance, not a universal legal minimum.

- Surface mix: Natural, hybrid or artificial turf can be considered according to competition requirements, climate, intensity of use and maintenance capacity. FIFA recommends at least one natural-turf pitch at elite level.
- Lighting: Set training-pitch lighting to suit intended users, relevant rules, training hours and any competition or broadcast needs. Also consider effects on neighbours and wildlife.
- Equipment: Goals and other pitch equipment need to be appropriate for the surface and safe to use. FIFA’s Quality Programme for Football Goals is intended to support safety and compliance with specifications.
FIFA’s pitch guidance provides technical planning recommendations; it is not a substitute for local codes or a licensor’s requirements.
Make the player route work from arrival to pitch
Players and staff need practical changing and sanitary spaces, plus a safe, convenient route between those rooms and the pitches. Plan the daily sequence—not just room count—including access to warm-up space, medical treatment and recovery. Avoid unnecessary steps and steep inclines on player routes.

Site circulation must work for people, equipment and emergencies. Provide practical access for pitch-maintenance machinery, consider wheelchair access, and plan for an ambulance to reach the pitchside and for a stretcher to transfer an injured player safely.
Provide medical, gym and recovery space suited to the users
Medical room
FIFA recommends an accessible medical room and suggests 25m² for larger training sites. That figure is guidance for larger sites, not a universal minimum. The club’s medical team and local requirements should determine the brief. Allow room for examination and treatment, stretcher and wheelchair access, suitable flooring, ventilation and lighting, water and a hand basin, worktop space, and lockable medicine storage.

Gym and warm-up area
A gym or indoor warm-up area can support strength and conditioning before and after pitch sessions. FIFA recommends weights and cardio equipment, non-slip flooring, ventilation and temperature control; a ground-floor location near changing rooms is ideal. Where there is no separate indoor hall, a turf warm-up area can be incorporated into the gym.
Recovery provision
Recovery facilities should match the club’s use and operating capacity. Ice supply and massage space may be useful; elite sites may add spas, plunge pools or ice baths. Wet recovery facilities require attention to water quality, safety, filtration and plant-room provision. Cryotherapy and other specialist equipment are not baseline requirements for every club.

Decide whether an indoor pitch is worth the space and running cost
An indoor fieldhouse can enable year-round training where weather or climate regularly disrupts outdoor use, but its scale should follow the need and budget. FIFA guidance describes formats ranging from a 70m × 50m seven-a-side pitch to a full-size eleven-a-side fieldhouse at elite level. Its minimum recommended dimensions for an indoor hall are 44m × 34m, with a 10m ceiling height. These are recommendations, not universal construction requirements.

A training site needs operational capacity as well as player-facing rooms. UEFA’s facility-planning material identifies functions that may include performance testing, rehabilitation and recovery, nutrition, analysis and briefing, education, player welfare, media, kit and boot storage or repair, laundry, equipment and medical stores, multi-faith space, technology and facility management. Select them according to the teams and services the site will actually support.

Plan the building and site systems for peak use and reliable operation:
- Utilities and comfort: assess peak power loads and resilience, HVAC, lighting, and the environmental needs of kitchen, medical and technology spaces.
- Water: provide drainage and water management for pitches. Where practical, capture, filter, store and reuse irrigation drainage.
- Connectivity: plan wired and wireless network coverage for analysis, communications and facility operations.
- Storage and servicing: allow space and access for equipment, kit, laundry, maintenance machinery and the plant that supports specialist facilities.
These decisions affect both daily reliability and lifecycle costs, so they belong in the early site and building brief rather than being left until fit-out.
Scale the brief to the club, not to an elite-site checklist
FIFA’s planning material distinguishes professional-club and national-team base camps from semi-professional clubs and regional or development centres. A useful brief starts with who will use the site and what it must do:
- Teams and users: identify first-team, women’s, academy, community or national-team use, including whether several groups need the site at once.
- Capacity and resilience: match pitch availability, surfaces and indoor provision to training schedules, recovery time and maintenance downtime.
- Performance scope: establish whether the need is a medical and rehabilitation baseline or a broader programme involving testing, sports science and wet recovery.
- Operations and sustainability: account for staffing, maintenance, access, utilities, energy and water use, lighting impacts and any shared community use.
Indoor pitches, extensive hydrotherapy, specialist testing, accommodation and advanced sports-science areas may make sense for elite, multi-team or harsh-climate sites. They are optional scope decisions, not a universal definition of a modern training ground.
