Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsTo file a MahaRERA complaint, prepare the project’s MahaRERA registration number, complete complainant and respondent particulars, a factual account of what happened, the relief you want, and a list of enclosures. Upload relevant records that support those facts and the relief requested. MahaRERA’s FAQ identifies these complaint particulars, while its Standard Operating Procedure (SOP) requires relevant supporting documents.
There is no single official evidence bundle that applies to every complaint. The right documents depend on whether your issue concerns delay, payment, cancellation, defects, disclosure, or another alleged violation. Confirm the live portal’s complaint type, upload fields, file limits and fee immediately before submitting.

The documents MahaRERA’s guidance expressly identifies
MahaRERA’s FAQ, question 22, describes the information an online complaint should contain. Treat these as the core of your filing:
| Core item | What to provide | Why it matters |
|---|---|---|
| Project registration number | The project’s MahaRERA registration number, entered exactly as shown in the authority’s records. | It identifies the registered project connected with the dispute. |
| Complainant particulars | Your name, contact details and other particulars requested by the portal; for a company or association, use the authorised entity details. | The authority must know who is bringing the complaint and how to communicate with that person or entity. |
| Respondent particulars | Accurate details for the promoter, allottee or real-estate agent against whom the complaint is made, as applicable. | Incorrect names or contact details can create notice and service problems. |
| Facts of the case | A chronological, specific account of the relevant events, dates, payments, promises, notices and failures. | The authority needs a clear factual basis for deciding whether a violation is alleged. |
| Relief sought | A precise statement of what you want MahaRERA to direct or grant. | Evidence should be tied to the outcome you ask for; a general grievance is harder to act on. |
| List of enclosures | An index of every document you upload, with a short description and date where useful. | It lets the authority and respondent locate the evidence referred to in your complaint. |
| Relevant supporting documents | Records that substantiate the facts pleaded and the relief requested. | The SOP calls for relevant supporting uploads, but does not prescribe one universal set for all complaint types. |
The FAQ also refers to an aggrieved person having an interest in the registered project. Section 31, as discussed in a MahaRERA order, covers complaints alleging violations by a promoter, allottee or real-estate agent and also recognises an association of allottees or a registered voluntary consumer association in the circumstances provided by law.

How to turn your dispute into a document plan
Start with the facts you must prove, then select the record that proves each fact. Do not upload a random folder of unrelated correspondence. A useful working sheet has three columns: the statement you will make, the document supporting it, and the enclosure number you will cite in the complaint.
Identify the project and parties
Copy the project registration number from a reliable project record and check the spelling of the promoter’s legal name. If the respondent is an agent, distinguish the agent’s name and registration details from the promoter’s. If several respondents are involved, explain each person’s role instead of placing every allegation against everyone.
Write a dated chronology
List events in order: booking or allotment, execution of documents, payments, promised milestones, possession communications, complaints, replies and any later development. Use exact dates when known. If a date is uncertain, say so rather than guessing. Number the corresponding enclosures so a reader can move from each event to its proof.
Define the requested relief
State the result you are asking MahaRERA to consider, such as a direction connected with performance, repayment, interest, rectification or another remedy within its jurisdiction. Tie every requested outcome to the facts and documents that support it. If you seek more than one outcome, number the requests and explain the basis for each.
Illustrative evidence by complaint situation
The following categories are preparation aids, not an official mandatory checklist. MahaRERA’s SOP says to upload relevant supporting documents; it does not declare any of these records universally required.
Delay, possession or handover dispute
- Booking, allotment or confirmation records showing the unit and transaction.
- The agreement or other signed document containing construction, possession or milestone terms.
- Payment receipts, account statements or a payment ledger showing what was paid and when.
- Promoter notices, possession offers, revised schedules or correspondence about delay.
- Your written requests for an explanation or remedy and the replies, if any.
- Public project updates or communications that directly support a pleaded date or promise.
Use only records that relate to the pleaded chronology. A general advertisement may not prove an individual contractual date unless you explain its relevance.

- One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips
Refund, cancellation or payment-related claim
- The cancellation request or notice, including the date and delivery method.
- Receipts and bank records that establish the amounts paid.
- Any demand for deductions, forfeiture or additional payment.
- The agreement provisions or written terms you rely on for repayment or adjustment.
- Responses showing whether the promoter accepted, rejected or ignored the request.
Make the amount claimed transparent. A short calculation table can show each payment, date, amount and the total used in your relief request.
Construction quality, defects or missing amenities
- A dated description of each defect or missing feature, linked to the unit, building or promised amenity.
- Clear photographs or videos that preserve the date and location context.
- Inspection, engineer or other technical reports that you already possess, if relevant.
- Written defect notices, maintenance requests and the responses received.
- Plans, specifications or promised amenity descriptions that establish what was represented.
Photographs alone may show a condition but not always the contractual or regulatory obligation. Pair visual evidence with the document that explains why the condition is a breach.
Disclosure, representation or advertising issue
- The advertisement, brochure, booking communication or web page containing the representation.
- The signed agreement, allotment letter or specification against which the representation is compared.
- Messages or notices in which you asked for clarification or raised the discrepancy.
- Any project or agent information that identifies the person responsible for the representation.
Preserve the original source and the date accessed where possible. Do not present an undated screenshot as proof of when a statement was made unless you can explain its timing.
Complaint involving an association or multiple allottees
- The association’s registration or constituting document, where relevant.
- A resolution or written authorisation identifying who may file and represent the association.
- A schedule of affected units or members, with personal information limited to what is necessary.
- Representative project records and a clear explanation of how the common issue affects the group.
Confirm the portal’s current requirements for an association filing. Section 31’s recognition of associations does not by itself establish every upload field or authorisation format used by the current interface.
Preparing electronic enclosures
The portal’s current technical rules control what can be uploaded. Before opening the complaint form, organise a clean electronic bundle:
- Create a master index with enclosure numbers, document names, dates and a one-line purpose.
- Combine pages that belong to one record in the correct order, while keeping separate records separately identifiable.
- Use descriptive filenames such as
01_Agreement_2022-04-15or05_Payment_Ledgerrather than names generated by a phone or scanner. - Check that every page is legible, upright and complete. Re-scan cut-off signatures, stamps or account totals.
- Remove duplicate drafts and unrelated personal material. Retain the originals securely in case the authority or respondent challenges authenticity.
- Protect sensitive information where the portal permits it, but do not obscure details needed to identify the transaction.
- Open each final file on another device before uploading to confirm that it is readable and has not been corrupted.
These are practical file-management steps, not a substitute for the portal’s rules. Check the live form for accepted formats, maximum sizes, naming limits and whether a document must be uploaded in a particular field.

Filing online: a practical sequence
MahaRERA describes complaints as online filings. Its official Complaints page links to filing instructions and training videos. Labels and screens can change, so use the current portal as the operative guide.
- Open the current complaint service. Use MahaRERA’s official Complaints page and follow its live filing link rather than relying on an old bookmark.
- Select the applicable complaint option. Read the description carefully and choose the option that matches the project and alleged violation. If the portal asks for a complaint category, its fields may vary by category.
- Enter the project number. Verify the registration number and project identity before continuing.
- Complete complainant and respondent particulars. Use legal names and current contact information. Explain representative authority if filing for an association or another entity.
- Draft the facts and relief. Keep the narrative chronological, use enclosure numbers, and state each requested outcome separately.
- Upload the index and supporting records. Follow the portal’s field descriptions. If a field appears to require a document that does not apply, read its instructions or seek clarification through the authority’s current support channel rather than uploading an unrelated file.
- Review the fee shown by the portal. The SOP refers to payment of requisite fees, but the reviewed official material does not establish the current amount. Do not rely on an old fee figure.
- Submit and preserve proof. Save the acknowledgement, complaint number, payment receipt and a complete copy of the submitted text and uploads. Record the submission date and any later notice.
What happens after submission
The SOP describes a broad sequence in which a complaint is received, the requisite fee is paid, the matter is assigned and a hearing is scheduled. A separate MahaRERA order describes a respondent-reply stage followed by written arguments before the authority’s decision. Those documents are procedural material from earlier periods, so they should not be treated as a guarantee of the current portal’s exact sequence, deadlines or hearing method.
Monitor the contact details used in the filing. When a notice or reply opportunity arrives, compare the respondent’s assertions with your enclosure index and answer disputed facts by document number. Keep later submissions focused on matters raised in the proceeding rather than silently replacing the original complaint.
The SOP also describes publication of the authority’s order online. Check the current case-status and order pages for the operative method of receiving decisions.

When professional assistance may help
A straightforward complaint with a clear chronology may be prepared by the complainant. Consider obtaining Maharashtra real-estate legal assistance when the dispute involves several agreements, substantial calculations, multiple respondents, an association, limitation concerns, technical defects or a remedy whose legal basis is uncertain. A lawyer can help separate facts from conclusions, identify the correct respondent, calculate the amount claimed and prepare written arguments. Assistance is optional; it does not replace checking MahaRERA’s current portal requirements.
