A new fire station can help some nearby homes, leave others unchanged, or create nuisances that reduce appeal. The direction and size of any value effect depend on service coverage, road access, staffing, response patterns and the station’s immediate surroundings. There is no established universal percentage increase for homes near a new station.
A newly opened station also does not automatically reduce homeowners insurance premiums. Current pricing must be confirmed with the insurer because carriers may use different fire-protection classifications and underwriting rules.

Why a fire station can raise or lower nearby home values
Emergency services are both a public benefit and a land-use feature. Buyers may value shorter travel distances for fire crews, reliable coverage and the presence of trained responders. At the same time, a station can bring vehicle movements, sirens, lighting, paved yards, traffic changes and a building that does not fit the character of a residential block.

The relevant distance is not only a straight line on a map. Road and network distance, station access points, bridges, rail crossings, one-way streets and congestion can determine how quickly an appliance reaches a home. A station may also serve a broad area, so the benefit to one address depends on whether that address is inside the station’s primary coverage and how other stations are positioned.

Effects can change at different distances. A home several blocks away may gain reassurance without experiencing much operational activity. A home directly beside the station may receive the same emergency-service benefit but experience more noise, headlights, turning movements or loss of privacy. The useful question is therefore not simply “How close is the station?” but “What changes for this address after the station opens?”
What the available studies actually found
| Source | Setting and measure | Finding |
|---|---|---|
| Trey Dronyk-Trosper, Real Estate Economics, first published July 22, 2016 | More than three million Florida home sales; analysis of fire, police and emergency medical facilities, including a difference-in-differences test of new construction | Property-value effects were nonlinear, with both amenity and disamenity effects. The new-facility analysis corroborated the broader findings; no single percentage applies to every home. |
| David M. Brasington and Olivier Parent, Regional Science and Urban Economics, volume 105, article 103984, March 2024 | Ohio communities that narrowly renewed or failed to renew fire-protection levies | House values were at least 6.7% lower in the year after a narrowly failed renewal. The short-term decrease did not persist. This measures a funding cut, not the gain from building a station. |
| UK Home Office, England statistics for April 2023 to March 2024 | Total response time to dwelling fires, from call receipt to arrival of the first vehicle | Average response time was 8 minutes 1 second across England. The figure is national and is not a local, United States or individual-address promise. |
| National Bureau of Standards, U.S. Department of Commerce, 1982 | Historical benefit-cost report on residential fire sprinkler systems; insurance comparison traced to a 1978 trade article | The dated insurance example cannot establish current premium savings, eligibility or pricing for a new station. |
The Florida study is the most direct evidence about proximity and sale prices, but its abstract does not provide a universal distance threshold or dollar adjustment. It is safer to use the study as a warning against one-direction claims than as a calculator for a particular property.
The Ohio result provides useful context about how buyers may react when fire-protection funding weakens. It should not be reversed into an expected 6.7% increase after a station opens: a levy failure changes funding and potentially service levels, while a new station changes facilities, coverage and operations under local conditions.

How to evaluate a proposed or newly opened station
Before assigning a value premium or discount, collect address-specific information. Ask the fire and rescue authority, planning department or project manager for the station’s service map, staffing model, apparatus and expected operating pattern.
- Measure network access. Map the driving route from the station to the property, including likely dispatch routes, intersections, bridges and traffic constraints. Record straight-line distance separately; the two measurements answer different questions.
- Confirm the service area. Determine whether the home is in the station’s primary response district, a mutual-aid area or a zone normally reached by another station. A building’s presence nearby does not prove that its crews will be first to every call.
- Check staffing and apparatus. Find out whether the station is staffed continuously, part-time or by on-call personnel, and which engines, ladder trucks or specialist units are assigned there. A station that is not staffed at all hours may not change response time in the way buyers assume.
- Compare the full response system. Ask whether the project adds capacity, replaces an older station, relocates crews or changes automatic-aid agreements. A relocation can improve one neighborhood while lengthening routes elsewhere.
- Inspect the immediate surroundings. Review driveway placement, turning movements, bay doors, exterior lighting, training areas, fuel storage, fencing, drainage and the distance to the nearest bedroom or outdoor living area.
- Use before-and-after evidence carefully. Compare comparable sales in the same market before and after opening, while accounting for broader changes such as interest rates, new roads, schools, commercial development and housing supply. A local valuation claim needs a reasonable comparison area; a simple price change after opening cannot prove causation.
How much response time matters when buying a home
Response time is a chain, not a single distance measurement. The England Home Office describes total response time as the period from receipt of the emergency call to arrival of the first vehicle. It separates that total into call handling, crew turnout and drive time.
For the year ending March 2024, the average total response time to dwelling fires in England was 8 minutes 1 second. That statistic describes England as a whole; it is not a benchmark for a particular county, city or property in the United States. The Home Office explains that geography, the urban or rural character of a fire and rescue service, new development and the strategic positioning of stations and appliances all influence results.

When reviewing local figures, ask for the median as well as the average, the period covered, the incident type and whether the number measures first-vehicle arrival or arrival of the full required response. Also ask how often the nearest crew is unavailable because it is attending another call. A station can be close while the first available unit is farther away.

Will living near a fire station lower homeowners insurance?
The available evidence does not establish a current, automatic premium reduction when a station opens. The National Bureau of Standards report, published in 1982, discusses fire-protection classifications and reproduces an insurance comparison attributed to a 1978 trade article. That historical example is too dated to demonstrate what an insurer will charge today, whether a property qualifies or whether any discount continues after underwriting changes.
Insurance companies set rates using their own filed rules and risk models. One carrier may classify a property differently from another, and a station’s opening may not change the classification immediately. Ask your insurer or agent to review the property after the project is operational and obtain the answer in writing.

Questions to ask the insurer
- What fire-protection classification is assigned to this address, and when is it updated after a station opens?
- Does the rating use straight-line distance, driving distance, distance to a continuously staffed station, or another measure?
- Does the carrier require a minimum water supply, hydrant standard, road access or fire-flow capacity?
- Are construction type, roof, alarms, monitored detection and residential sprinklers included in the underwriting decision?
- Would the change affect the base premium, a protection-class factor, eligibility, deductible or only renewal review?
- What documentation is needed, such as a protection-class confirmation from the local authority?
Do not cancel or change coverage based on an anticipated discount. A station may improve community protection without producing a visible change on an individual declarations page.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. Is a home next to a station noisy?
Noise and activity are property-specific. Emergency vehicles may use sirens and warning lights when responding, and crews may move vehicles, open bay doors or conduct routine checks. The frequency depends on call volume, station staffing, dispatch practices and the orientation of the bays and driveway. The evidence summarized here does not quantify a standard noise level or a universal nuisance distance.
Visit the property at different times, including early morning, evening and weekends. Stand in the yard and in the bedrooms with windows open and closed. Check whether the planned access road points toward the house, whether outdoor lighting reaches the property and whether the station shares a boundary with a school, commercial site or busy intersection. Ask the authority about construction hours, training schedules and any planned expansion rather than assuming that every station operates identically.

A practical decision process for buyers and owners
- Separate service benefit from neighborhood impact. Write two lists: changes to emergency coverage and changes to daily living. Do not let a presumed insurance discount stand in for either list.
- Verify facts with primary local sources. Obtain the adopted site plan, operating hours, staffing information, service-area map and recent response statistics from the responsible authority.
- Price the property using comparable sales. Tell the appraiser or agent about the station, but require comparable evidence from the same market. Avoid applying the Florida study as a fixed percentage.
- Get an insurance quote before closing. Provide the exact address and construction details, and ask for a re-quote after the station is fully operational if the insurer says classifications may change.
- Inspect practical access and safety conditions. Confirm driveway visibility, road noise, hydrant location, flood or drainage issues and whether station traffic affects parking or pedestrian routes.
- Document assumptions in negotiations. If a seller claims that the station guarantees higher value or lower premiums, request supporting local sales and a written insurer statement.
Residential sprinklers: related protection, not a substitute for service
Residential fire sprinkler systems are a separate home-protection measure discussed in the National Bureau of Standards report. The report treats sprinklers and municipal fire-protection services as choices whose costs and benefits depend on local conditions. It does not validate a particular retail product, installation method or insurance credit.
If you are considering sprinklers, check local building and fire codes, permitting requirements, water-supply capacity, backflow protection and installation by a qualified professional. Ask the insurer whether the specific, approved system affects underwriting; never assume that installation produces a discount. Sprinklers can add protection inside the home, but they do not replace emergency dispatch, trained crews or the broader fire-protection network.
What to conclude about a specific property
A new station is most likely to be viewed favorably when it materially improves reliable coverage, has convenient road access, is staffed as represented and sits far enough from the home to limit operational disturbance. The same project may be less attractive when it mainly relocates service, creates heavy vehicle activity beside a residence or offers no measurable improvement in first-arriving coverage.
For valuation, treat proximity as one feature among many and rely on local comparable sales rather than a national rule. For insurance, treat any savings as unconfirmed until the carrier applies its current classification and underwriting rules to the exact address. This approach reflects what the available evidence can support without turning a community-level project into a guaranteed financial outcome for every homeowner.
