As contractors, we look at every purchase the way it will actually land in a house: box size, access path, assembly time, anchoring, wiring, plumbing, clearance, code, and whether the item will still look right after the room is finished.
For 2026, Wayfair’s own Fourth of July sale category showed 1,215 sale items in holiday decor alone, with price filters under $50, $50 to $100, and $100 to $200, plus free shipping on most items. Editorial sale coverage also pointed to heavy outdoor discounts, including patio furniture markdowns up to 79% and small buys starting around $28. That is useful, but it does not answer the homeowner’s real question: what should you buy now, and what should you measure twice before ordering?
Here is the contractor-informed list. We rank each deal by practical risk: buy now, measure first, pro install recommended, or check permit/HOA first. For every item, we also include expected DIY time, tools, hidden costs, and the safety details most sale roundups skip.
How to Shop This Sale Like a Builder
On our job sites, we use one simple rule before ordering anything large: measure the room, measure the route, and measure the finished clearance. Product width alone is not enough. A 92-inch sofa that technically fits a living room may still fail at a stair turn, block a walkway, or collide with a patio door swing.

The 30 Best Home Deals to Consider
1. Patio Dining Set
Deal rating: measure first. A 5-piece or 7-piece patio dining set can be one of the strongest July buys, especially if the frame is powder-coated aluminum, steel with a good coating, teak, acacia, or HDPE lumber. For a rectangular outdoor table, leave at least 36 inches of walking space around the table and 48 inches where people will pull chairs out frequently.
DIY time: 1 to 3 hours. Tools: hex keys, socket set, level, and a second person. Hidden costs: $50 to $250 for assembly help, furniture covers, leveling glides, deck protectors, or haul-away of old furniture.
2. Adirondack Chairs
Deal rating: buy now if dimensions work. Adirondack chairs are often discounted heavily and can upgrade a porch, fire pit area, or lake-style patio quickly. HDPE versions usually cost more than painted wood, but they resist weather better and need less upkeep.
DIY time: 30 to 60 minutes per chair. Tools: drill driver on low torque, wrench, and threadlocker if the manufacturer allows it. Check seat height if older family members will use them; many Adirondack chairs sit low, around 13 to 15 inches from the ground.
3. Outdoor Sectional
Deal rating: measure first. Sectionals photograph smaller than they live. Before buying, tape the footprint on the patio with painter’s tape and confirm at least a 30-inch clear walking path. Look for removable cushion covers, UV-resistant fabric, water-resistant foam, stainless hardware, and clips that keep modular pieces from drifting apart.

4. Patio Umbrella

6. Outdoor Rug
Deal rating: buy now, but size up. Undersized rugs make outdoor rooms look unfinished. Under a patio dining table, the rug should extend at least 24 inches beyond the table on all sides so chairs remain on the rug when pulled back.

DIY time: 2 to 4 hours only for experienced DIYers replacing like-for-like. Hidden costs: fan-rated box, new switch leg, remote module, ceiling medallion, attic access work, or drywall repair.
12. Pendant Light or Chandelier
Deal rating: pro install recommended. Standard light fixture installation ranges widely, from about $158 to $1,021, while heavy or complex chandeliers can reach about $3,000. Some service providers advertise simpler fixture swaps around $75 to $125 when existing wiring and boxes are suitable.

13. Vanity Light
Deal rating: pro install recommended. Bathroom lighting needs correct placement, damp-location rating where required, and clean coverage over the existing junction box. For a 30- to 36-inch vanity, many homeowners choose a 24- to 30-inch light bar or two sconces depending on mirror width.

14. Wall Mirror
Deal rating: measure first. A large mirror can change a bathroom, entry, or bedroom quickly, but weight and mounting style matter. Measure faucet height, backsplash height, light fixture location, and door swing.

18. Garbage Disposal
Deal rating: pro install recommended. Professional garbage disposal replacement runs about $200 to $625 in 2026, with one national average near $550. Other national service data shows a lower range around $138 to $272, with a typical cost near $194. The spread comes from horsepower, wiring, drain alignment, dishwasher connection, corrosion, and local labor.

19. Cabinet Hardware

21. Bar Stools

Measure-First DIY Projects
Bar stools, area rugs, patio dining sets, outdoor sectionals, curtains, bookcases, TV stands, entry consoles, mattresses, and vanities need better planning. These are not automatically pro jobs, but a poor measurement can cost return shipping, restocking time, wall repair, or a room that feels cramped.
Before ordering, write down the product dimensions, box dimensions, door width, stair width, elevator size if applicable, ceiling height, path turns, and finished clearances. For dining chairs, bar stools, and patios, mock up the footprint with tape.

Hire licensed help for hardwired lighting, ceiling fans without a confirmed fan-rated box, garbage disposals with questionable wiring or corrosion, faucets with frozen shutoffs, large mirrors that need structural fastening, ceiling-hung swings, and any pergola or gazebo that attaches to the house.

Permits vary by city and county. Some jurisdictions allow simple fixture replacement without a permit but require one for new electrical boxes, new circuits, structural anchoring, plumbing relocation, accessory structures, or exterior changes. In Florida, Oregon, North Carolina, and many other states, local building departments publish specific permit triggers. Check your city or county before assuming a sale item is just decor.
Safety Checks Before You Click Buy
Safety is where a contractor’s buying list differs from a shopping list. The product photo does not show wind load, flame clearance, electrical rating, stair access, anti-tip strength, or whether the item belongs on your deck.
- Anchor tall furniture: dressers, bookcases, TV stands, tall cabinets, and freestanding shelving should be anchored to framing or with hardware rated for the wall type.
- Check fire clearances: fire pits and outdoor fireplaces must meet local rules for distance from structures, fences, trees, decks, and property lines.
- Use outdoor-rated products outdoors: lighting, cords, furniture, cushions, rugs, and storage should be rated for moisture and UV exposure.
- Confirm electrical listings: hardwired fixtures and fans should be UL- or ETL-listed and appropriate for damp or wet locations where installed.
- Respect deck limits: large planters, pergolas, water features, fire pits, and heavy furniture can add more load than an older deck should carry.
