VINCI Building Limited has been named delivery contractor for the John Innes Centre’s TP1 Glasshouses and Insectary project at Norwich Research Park, with an award record reporting a contract value of £51,798,884—about £52m. The award summary gives 14 August 2026 as the notice publication date; its value is not identified as VAT-inclusive or VAT-exclusive.
What the Norwich science project will include
The TP1 package covers new research facilities and the work needed to support them. The reported scope includes:
- Demolition of existing buildings within the TP1 plot.
- Research glasshouses with a plant-room building.
- An insectary laboratory building.
- A horticulture store.
- Associated landscaping, external drainage, irrigation plant works and external services.
The earlier design-stage notice gave indicative gross internal floor areas of 4,300 m² for the glasshouses, around 850 m² for the insectary and around 200 m² for the horticulture store. These are estimates from the pre-construction stage, not confirmed final or as-built areas. The 2025 notice reproduced by Stotles sets out those figures and the earlier scope.
Why the £52m award differs from earlier figures
The reported £51,798,884 is the value attached to the later delivery award, not the value of the earlier pre-construction services contract. The 2026 award summary, attributed on its page to Contracts Finder, identifies John Innes Centre as buyer and VINCI Building Limited as contractor. It reports the notice publication date as 14 August 2026. The accessible summary does not specify the VAT basis, so the award figure should not be compared directly with earlier VAT-exclusive figures as if their cost bases were identical.

The earlier procurement stage named VINCI Construction UK Limited and set out a two-stage route towards a JCT Design & Build contract. The 2025 notice reported £1,867,132.22 excluding VAT for pre-construction services and anticipated overall delivery in the region of £35m–£40m excluding VAT. Those were earlier procurement-stage figures, not the later delivery award value. The available notices do not establish a precise reason for the difference.
Part of John Innes Centre’s infrastructure programme
The procurement notice places TP1 within the John Innes Centre’s Next Generation Infrastructure programme. It describes the programme as investment to address deteriorating facilities at the John Innes Centre and The Sainsbury Laboratory on Norwich Research Park, with the aim of improving infrastructure for collaboration, innovation and translating science into practical solutions. These are the programme’s stated aims, not measured outcomes.
