The key difference is that townhome describes a building style, while condo describes a form of ownership. A townhome can be legally organized as a condominium, so its appearance or listing label alone does not tell you whether you own the land, who maintains the roof, or what your association fee covers. Those answers come from the deed and the project’s governing documents.
What’s the difference between a townhome and a condo?
A townhome is typically a multistory home attached to neighboring homes by one or more walls. “Condo,” short for condominium, describes a legal ownership arrangement: an owner typically holds title to an individual unit and shares ownership of common facilities. The terms are not mutually exclusive. That overlap matters because architecture does not establish what is included in your legal property. A townhome buyer might own a lot and structure, or own a unit within a condominium regime. The deed and recorded project documents define the interest being purchased; ask your agent, title professional, and lender to clarify the classification.
Do I own the land?
Possibly, but the word “townhome” does not settle the question. Review the deed and legal description, recorded declaration, and plat to understand the property and any shared interests. Also read the CC&Rs and bylaws, which set out association responsibilities and restrictions.

For a specific property, request the project documents and ask the title professional or agent to explain what the deed conveys. Ask the lender how it will classify the project for financing. Do not infer land ownership from a listing description or the home’s exterior design.
Who pays for maintenance?
There is no reliable rule that townhome owners always maintain their own roofs or that condo associations always handle exterior repairs. The governing documents and applicable local law establish which areas and components belong to the owner or association. Condo dues commonly contribute to exterior or common-area maintenance, and some townhome associations also maintain exteriors or grounds, but coverage varies by project.

Identify responsibility for each item below in the declaration, CC&Rs, bylaws, and other relevant project documents. Some areas may be designated limited common elements, which can have their own maintenance rules.
- Roof and siding
- Windows and foundation
- Shared walls
- Plumbing and utilities
- Yard and driveway
Also check whether the association’s responsibility is limited to arranging work while owners bear some or all of its cost. Confirm the rules before budgeting for repairs or planning an exterior renovation.

What does the HOA or condo fee cover?
Dues may help pay for maintenance, common utilities, amenities, insurance, and reserves for future repairs. The specific services and coverage depend on the association’s documents, budget, and policies. Ask for the current dues amount and payment schedule, then compare the listed inclusions with the expenses you would pay directly as an owner.
The Consumer Financial Protection Bureau says HOA dues can range from a few hundred dollars a month to more than one thousand dollars a month. That is broad general guidance, not a local quote or an average comparing townhomes with condos. Official sources do not establish comparable national averages for fees or maintenance costs. Are HOA fees included in the mortgage?
Usually, association dues are paid separately from the mortgage payment. Include them in your monthly housing budget alongside mortgage principal and interest, property taxes, owner insurance, utilities, and repairs you are responsible for. Confirm the payment arrangement and frequency with the association, and check what your lender includes in any quoted monthly payment.

Do not compare a condo and townhome by dues alone. A lower fee can mean fewer included services, or it may coexist with inadequate reserves or upcoming major work. Compare the actual properties using their documents and financial records.

How does insurance differ?
A condo master policy may cover common areas or parts of the exterior, while an owner’s policy may insure the unit interior and belongings. But there is no universal “walls-in” boundary. The master policy, governing documents, owner policy, and lender requirements all matter.
Review the master-policy declarations alongside the owner-policy requirements. Ask an insurer to explain deductibles, exclusions, replacement-cost coverage, catastrophe coverage, and possible loss assessments so you understand where an uncovered loss could become your responsibility.
Can the association affect financing or resale?
Yes. A property’s project structure and condition can shape lender review, particularly for condominium projects. Fannie Mae says condo project reviews may examine physical condition, financial stability, structural obligations, safety, inspections, and litigation. Ask your lender early whether the project meets the standards relevant to your loan and whether any issue could affect eligibility or future buyers’ financing. Buyer due-diligence checklist
- Confirm the legal form. Review the deed, legal description, declaration, plat, CC&Rs, and bylaws; ask your agent, title professional, and lender to explain any uncertainty.
- Map maintenance responsibilities. Get the association’s written rules and identify who maintains each component, including limited common elements. Check approval requirements for renovations and exterior changes.
- Build a full monthly budget. Confirm dues and what they cover, then add taxes, insurance, mortgage costs, utilities, and likely owner-paid repairs.
- Check the association’s finances and plans. Read the current budget, reserve study, meeting minutes, and disclosure or resale package. Ask about special assessments, deferred maintenance, litigation, and major upcoming work.
- Review insurance together. Compare the master policy with owner-policy requirements, and confirm deductibles, exclusions, replacement coverage, and potential loss assessments with an insurer.
- Ask the lender to assess the project. Raise condominium review or eligibility issues early enough to inform your purchase decision.
