The home is intended to be towable, but buyers should confirm the delivered unit’s dimensions, weight, towing requirements, and any applicable transport arrangements with the seller; the cited listings do not establish those details.
How are the rooms arranged?
The layout pairs a ground-floor flex room with a loft. Rover presents the main-floor room as adaptable for bedroom, office, or living use. New Atlas’s October 27, 2025 account of a delivered Gambier describes it as a ground-floor master bedroom, plus a loft-style second bedroom with room for a double bed.

That distinction matters in a small home: the lower room is the more adaptable zone, while the loft provides a separate sleeping or lounging area. New Atlas describes an entrance opening into a compact living area with room for a small sofa or chair, a kitchen, and a sliding door to the rear bathroom. The builder and editorial account describe the room uses somewhat differently, so prospective buyers should verify the layout and intended configuration of the specific unit.
What is included inside?
Rover lists quartz countertops, custom slow-close cabinetry, LED lighting, vinyl plank flooring, a stainless steel stove, refrigerator, and dishwasher, plus a washer/dryer combo. New Atlas reports an oven with a four-burner propane stove, dishwasher, fridge/freezer, and washer/dryer in the unit it covered. Neither source identifies appliance brands or models.
The builder also lists 30- or 50-amp electrical service, a ductless A/C heat pump, and propane on-demand hot water. Its exterior and construction specifications include a Duraclad metal roof and Smart Lap siding. Confirm the electrical-service configuration, appliances, and included options for the particular home being offered.
Bathroom, skylights, and insulation
Rover describes a full three-piece bathroom. The builder lists four skylights; New Atlas places two over the living area and two above the ground-floor bedroom. They bring daylight into the described spaces, but the listings do not quantify daylight levels or any energy savings attributable to the skylights.

What do the advertised prices and certification claims mean?
The sources show different advertised figures for different offers, rather than one guaranteed price. Rover’s page lists CAD 149,900; New Atlas reported on October 27, 2025 that subsequent builds started at CAD 149,900. Haley RV advertises a 2025 unit in Gibsons, British Columbia, for CAD 144,899. The dealer says the pictured unit is staged and excludes decor and furnishings. Prices, options, and available inventory can change.
Rover says the Gambier meets Z240 certification, and Haley RV advertises Z240 RV certification and claims compliance for full-time living and travel across Canada. Those statements are seller claims, not an independent certification verification or a determination of where a home may legally be occupied. Ask for the documentation applicable to the specific unit and check local rules for its intended site and use.
