Byron Allen’s reported $82.5 million sale of a full-floor Manhattan residence topped Architectural Digest’s list of the most expensive celebrity real estate transactions of 2025. The ranking also includes high-value purchases, sales and a large ranch-land acquisition, so it is a curated mix of deals—not a list of ten home purchases or a complete public-record census.

The figures and descriptions below are as reported in Architectural Digest’s December 12, 2025 feature, in its published order. They have not been independently verified here against deeds or closing records. “Purchase” and “sale” refer to the reported transaction direction; the list also includes land rather than a conventional residence.

How to read the ranking
It mixes buyers, sellers and land
The first entry is a sale, not a purchase. Bezos and Levine-Prinsloo also appear as sellers, while the other listed deals are purchases. Zuckerberg’s reported Kauai transaction is ranch land; the other entries are described as homes or estates. Comparing them by price alone does not make them equivalent property deals.

The list is curated, not a market-wide census
Architectural Digest presents an editorial selection of celebrity-related transactions. It should not be read as a complete registry of every celebrity deal in 2025. Redfin’s January 5, 2026 roundup of the ten most expensive U.S. home sales of 2025 uses a different, broader scope: it reports a $133 million Naples sale at the top and says every home in its top ten sold for more than $60 million. That is a market-wide home-sales comparison, not a celebrity-only ranking.
Because Architectural Digest does not provide consistent square footage for every entry—and one entry is land—a full-list price-per-square-foot comparison is not supported. The prices are reported transaction amounts, not a named market-study statistic.

Separate Montecito purchases by Levine and Prinsloo
The reported $60 million sale of the couple’s Georgian-style Montecito home is distinct from their other reported purchases in the area. Realtor.com reported on December 11, 2025, that they paid $17.27 million for a Spanish-style Montecito dwelling formerly owned by Oprah Winfrey; Oprah had bought it from Jeff Bridges in 2019 for $6.85 million. Realtor.com also reported a separate nearby purchase for $12.5 million.
The $17.27 million purchase was described as off-market. Realtor.com said the sale had first been reported without the buyer’s identity by Siteline Santa Barbara and that the couple planned extensive renovations. That reported plan does not establish that renovation work was completed.
