The figure describes the company’s portfolio capacity in the city; it is not a reported total for occupied space or space already leased to clients.
What the 1.56 million sq. ft. figure means
The 1.56 million sq. ft. is Table Space’s reported Hyderabad leasable-area portfolio. “Leasable area” is not interchangeable with occupied area, leased area, or the city’s total office inventory. The company’s announcement does not give a Hyderabad occupancy figure.
Table Space says it opened its first Hyderabad centre in 2017. The company’s 5 October 2026 announcement presents the portfolio milestone as the result of its expansion since entering the city.
Why the company points to Hyderabad’s GCC market
Table Space frames its growth around demand from enterprises and Global Capability Centres (GCCs). The market statistics below are figures quoted by Table Space from a CBRE Industry Report prepared for the company; the report’s GCC-unit and talent figures are attributed to NASSCOM-Zinnov. They are not independent measures of Table Space’s own portfolio.
#1 Best Overall
- Office inventory: The CBRE report put Hyderabad’s Grade A office inventory at approximately 113 million sq. ft. in Q1 2026.
- GCC leasing: From calendar year 2022 through Q1 2026, Hyderabad accounted for approximately 20% of cumulative GCC office-space leasing across India’s top nine cities, ranking second to Bengaluru, according to the CBRE report.
- GCC units: The report cited NASSCOM-Zinnov data showing more than 515 GCC units in Hyderabad in FY2026, second in India after Bengaluru.
- IT talent: The CBRE report, citing NASSCOM-Zinnov, said Bengaluru and Hyderabad together accounted for approximately 48% of India’s GCC IT talent. The announcement does not specify a separate Hyderabad share.
These measures describe different things: existing office inventory, cumulative leasing over a stated period, a count of GCC units, and a combined talent share. They should not be read as interchangeable indicators of available space or as proof that all of the demand is served by Table Space.
DoorDash’s Hyderabad talent hub
The announcement identifies DoorDash’s selection of Table Space for its first India talent hub in Hyderabad as a notable client engagement. Table Space describes an initial office followed by a larger, longer-term workplace in HITEC City, with the company handling the lease, design, build and ongoing management. It does not disclose the area or occupancy of the DoorDash workplaces.

Where Table Space says its Hyderabad footprint extends
Table Space names HITEC City and Gachibowli as established locations and Nanakramguda and Neopolis as newer locations. These are examples cited in the announcement, not a complete centre list.
As historical context, The Economic Times reported on 18 May 2026 that Table Space had added nearly 500,000 sq. ft. in Hyderabad, including roughly 400,000 sq. ft. at Grava Business Park in Kokapet. That earlier expansion report is not the same measure or date as the later 1.56 million sq. ft. portfolio announcement.

How Hyderabad fits into Table Space’s wider business
Table Space reported 431 unique enterprise clients nationwide as of 31 March 2026, including 115 GCCs and 45 Fortune 500 companies. The company also said that, as of that date, GCC clients accounted for 53.50% of its leased area and companies headquartered outside India accounted for 92.49%. These are company-wide figures, not Hyderabad-specific client or leasing data.
The 5 October announcement also says Table Space’s national portfolio exceeds 11 million sq. ft., spanning 84 centres across nine Indian cities. It describes the company as the largest among CBRE-benchmarked flexible workspace operators in India by leased area as of 31 March 2026. Both the footprint figures and the comparative ranking are company-reported; the ranking is limited to the operators CBRE benchmarked and uses leased area, not Hyderabad leasable area.
