Howard Hughes Holdings sold about 63 acres in Summerlin to three homebuilders for nearly $109 million. The transactions closed in September 2026, with city records indicating plans for 223 residential lots across the parcels.
Who bought the Summerlin land, and for how much?
The three parcels sit about a mile west of the 215 Beltway, between Summerlin Parkway and Lake Mead Boulevard. The Las Vegas Review-Journal reported sale prices from property records and subdivision plans from city records.
| Buyer | Parcel | Reported sale price | Planned lots | Approximate price per acre |
|---|---|---|---|---|
| Sekisui House U.S., parent of Richmond American Homes | About 9.6 acres | $16.3 million | 38 | About $1.70 million |
| Century Communities | About 22.4 acres | $40.3 million | 88 | About $1.80 million |
| Toll Brothers | Nearly 31 acres | Almost $52.4 million | 97 | About $1.69 million |
Parcel sizes and prices are approximate as reported. The lot counts describe subdivision plans, not a guarantee that all lots will be built out or an indication of when construction or sales will begin. The article does not provide projected home prices or a construction timetable.
How do the prices compare with the regional average?
The Review-Journal put the Summerlin deals at just over $1.7 million to about $1.8 million per acre. Home Builders Research, as cited by the newspaper, reported an average of about $954,200 per acre for Southern Nevada builders’ land purchases in 2025. That is a comparison between three specific Summerlin sales in September 2026 and an attributed regional average from the prior year—not a like-for-like valuation or a market-wide Summerlin average. The article does not detail the regional figure’s methodology or account for differences in parcel characteristics, timing, or entitlements.

John Stater, Las Vegas research manager for Colliers, said land prices in Summerlin are “going to be higher than in most other submarkets due to demand.” The article offers no quantified demand analysis alongside that observation.
What the sales say about Summerlin’s development pipeline
Summerlin covers 22,500 acres and has more than 130,000 residents, according to the Review-Journal. A securities filing cited in the article says Howard Hughes Holdings retained nearly 2,000 acres of saleable residential land there at the end of 2025. The three announced subdivision plans add up to 223 lots, but they represent only the projects described in these transactions, not a schedule for all remaining land.
